You should have given them quit notice exactly six months to the expiration of their rent. They are entitled to up to a stated period thereafter (i thiink 3months) which you cannot collect rent. Its very complicated so you will need a lawyer asap.

Dont forget to follow the laws or else you shall hv urself to blame. If you are sued, ur tenant will b in ur house with no rent till case concludes. Dont forget that a quit notice is a court document not your written letter.

My best advice is to quickly remove the entire gear oil. That Abro oil is particularly not good for honda.

Replace with Total or Oando ATF and dont change gear oil frequently. 3litres will do. Oando comes in 1litre bottle while total in 0.5litre bottles. These oils are what i have used with no problem.

Are u talking about wcdma (utms or put simply 3g)? If thats what you want turned off, it means you wanna turn off 3g. Gsm is 2g while wcdma is 3g. You may need to turn 3g off to save battery only. While off, bbm and whatsapp will not be significantly affected especially on etisalat but everything else will be extremely slow. You will have only edge or gprs which is extremely slow especially on mtn.

If you are talking about the network type cdma which starcoms, visafone, multilinks and their likes use, cannot be in the same phone with gsm. It is not an option. You either buy a cdma or a gsm phone with no option to change. You cannot use a starcom sim on a gsm phone or an mtn sim on cdma phone. U can use the sim of starcoms, visafine, multilinks etc on a cdma phone and mtn, airtel, glo, etisalat on a gsm phone.

You dont get my point. What he is complaining of just happened to me yesterday. Let me tell you my elaborate story.

My car was parked under the car shade before leaving my house with a friend to pick another friend of ours. Upon leaving, a/c was on with fan on position 2. It was chilling and very comfortable. We reached out friends house which had no shades or tree i can park under. The sun was blazing hot. 30mins later we came to leave. The body of the car was so hot that placing ur hand on it for 2secs was like placing ur hand on a hot plate. After opening the car the interior was so hot we couldnt go in immediately. We opened all doors to let hot air out. I went in and started the engine, put on a/c to maximum before they entered and closed the doors. 2mins later my friend who sat at the back asked that she was not feeling the a/c. My friend at the front complained that maybe something was wrong because he knew how well the a/c worked when we arrived 30 mins earlier but now very poor. My friend that we picked always asks me to turn off the a/c in d evenings as it was always too cold for her.

I put the back of my hand on the windscreen and it was still very hot and the a/c not performing well. I thought maybe i will need to recharge the freon. I was so worried because i know how good the a/c works on this car.

We arrived a destination, which our friend went to pick something in her friends house. I turned off the a/c as it was pointless to leave it on while we wait and not chilling well. I parked under shade of a tree, rolled down rear windows and opened front doors while we waited for 10 mins. As we left the a/c was now chilling very well that my friend seated in front asked me whether i repaired it because i earlier opened the hood to feel the cold on the a/c pipe.

I do hope by now you get my point. The only reason the a/c didnt perform well was that it was parked in the sun, so most of the cool air being produced is lost due to the high temperature of the body of the car. As soon as the car body cooled down, a/c was better.

At the time i arrived home at 10pm and alone in the car the a/c at its lowest was still too cols for me. I had to further lower the cooling with the temperature adjuster.

Never forget that the op said it chills in the morning and evenings but just cool in the afternoon. Thats normal to me considerjng that the a/c works better when external temperature is low and is poor if external temperature is high. The number of passengers in a car also determines how good the a/c works. You dont expect the a/c of the same car to perform the same in Maiduguri and in Jos. Dont forget that the car is a 13 yr old. Also forget not that in the hot afternoon, you will need to use the a/c for a longer period to enjoy it.

Am not rulling out the possiblity that there is a fault but saying a perfectly functional a/c may seem faulty in certain conditions of ambient temperature. It must not be concluded as faulty.

me2me: Hello, my honda accord 2000 model a/c chills well in the mornings and evenings but only cools in the afternoons (struggles to cool is more like it as i set the fan speed to 4), leaving one frustrated.

From my own point of view, the a/c might not even have a problem. A/c in a very hot afternoon, after the car must have been parked in the sun is always very weak.

It could also be that your front tyres or rim is bad. Try swapping both front tyres with rear and see if it gets better or worst.

The hand brake of this type of car is usually located in between the gear selector and the arm rest. Its obviously missing in the pic seen above.

Does it have a foot brake like in mercedes? Where is the originating country of the car, it looks odd though beautiful?

Fadelex: even though I don't know d nature of d soil but from experience, I handled a plaza in Abuja few years back (central business district), some Lebanese were brought to d site and they totally condemn d soil capability of d site, they concluded d site can't take more Dan a storey building... but after we amended d raft foundation we met on ground, the building is at d 5th floor now... what we did was this, after excavating d foundation we used hardcore to fill all d sub-structure then we use wire mesh to cover it b4 d concrete work....no tilting, no vibration, no dampness...

Fadelex: are u telling me it's wrong for an architect to design structural drawings? that means a mechanical engineer should design mechanical drawings, a structural engineer to design a structural drawings, an electrical engineer to design d electrical drawings and an architect to design just d working drawings.... this is not just possible in dis case...we are talking of a storey building not industrial building or high rise building.

You just mentioned Abuja but i dont think you know Development control in Wuse zone 6 and what they do. If you did modification on that foundation and development control did not catch you it doesnt mean that what you did was legal or they didnt have an intention to catch you. It just means you were lucky to get away with it but you will be most guilty when that building comes crashing.

Just because your building is standing now does not mean it will continue to stand through its design life! Dont be so confident o. Besides, the building and its foundation can remain intact but fail due to lateral deflection or tilting caused by raised center of gravity and differential settlement of a side of the entire raft foundation.

Anybody who went to ABU Zaria should know what must have happened to the 30year old Block A7 in Suleiman hall (my room was A7/1 in my 1st year). The whole hostel block and its foundation is intact but tilted and still tilting before i left years ago. The tilt did not happen suddenly it was very gradual and unnoticed before it became very conspicious. It was vacated ever since while demolition was being planned.

If the odometer is in miles then it is someting like 270000km. See the difference. In this case not so good.

My dads car was bought in 2009 with 190000miles but still drives not so good but with the same engine. The car has now clocked 350000miles on its original engine. Only the gear box was replaced once. Infact the reason for the weakened engine is as a result of timing belt cut which happened 3 times and damaging valves, oil pump etc in all three occasions.

I feel its a good buy.

When such a building collapses the client and the Architect are both going to jail. Am not sure you know what you are saying.

The architect will only copy and paste from a previous structural drawing he has supervised. That is very very unethical. You as the builder should be in a better position to copy and paste if it were allowed.

Any structure with reinforced beams or columns or slabs is a structural building which must be uniquely designed whether 1 storey or no storey. An Architect who copies and pastes must require the stamp of a registered engineer for building permit. I dont know for Lagos but in Abuja it must be followed or no approval.

Fadelex: correct, and a builder don't work under d supervision of foundation or civil engineer... the only person empowered to check d work of a builder is an architect and this is to ensure there is conformity with the specifications in d schematic drawing.... and by the time Building Code is passed into law, everybody will definitely know where they stand cuz there seems to be clash of duties presently in d industry

That supervision is for design conformance only. The structural designer does not go to sleep after his design, the right quality, quantity and order must be used in construction which he must make sure is done in totality.

There is a reason why 3 professionals get to face committees in event of building collapse; the Client, Structural/foundation engineer and Builder/contractor. The Client is cleared immediately it is determined that the other two professionals are duly registered. The structural engineer is never totally cleared even if it was established that the Builder is responsible but the Builder will be cleared if the structural design is found wanting.

Fadelex: I beg to disagree sir, you only need a structural engineer in a structured building e.g a building where u raised d structural elements only then u do d partitioning at d end,.. but when talkin of normal building, the builder takes charge and d architect (being the head of the building team and d designer of d structure) only comes to check if the schematics are correctly interpreted. structural engineers only deals wit complicated structural elements not like foundation and beams of a storey building

As long as there is a structural design, the structural engineer is in it till the end of the design life of the building. He has to check for conformance to his design. It does not have to be a frame or multi storey structure like you are insinuating.

Architects do not produce pictoral designs but detailed functional housing designs( detail working drawings) upon which every other drawings or work ( structural, electrical, mechanical, QS, contractors etc) depends and that is why he is called the prime consultant and the leader of the building team in any building project. an Architect is not a prime cosultant in projects such as roads, bridges, dams etc those areas are for the engineers. So don't misinform people.

I may not be necessarily wrong but have to admit i didnot shed light on the responsibility of the Architect who is in your words, the Prime consultant. What i did was an over-summary of the Architect but had no intention of making that profession seem irrelevant or less professional. I should have added more words or line to the Architect or used a better word other than pictoral which seem to you degrading for the profession. I do know that an Architect is the closest professional to the client among all. I do also know that in most cases, the choice of all other professionals is based on the recommendation of the Architect. From the order, you should know that i know who is responsible for what. Nothing makes my post misleading.

I shall stop here in a bid not to digress from the essence of the thread.

It is not your responsibility or anyone for that matter, other than the Geotechnical/Foundation engineer to carry out the geotechnical investigation, recommend type of foundation and design the foundation. In my opinion, it will likely not be a pile foundation but rather a raft for the type of structure you require. Also note that the test required is geotechnical not geological, geophysical or whatever.

What i will do is to give you the order of professionals you will be meeting. Make sure that 3 and 4 are reputable and registered with NSE, COREN or any other recognized professional bodies.

1. Land Surveyor - he will give you the coordinates of your property boundaries for site plan/layout as well as elevations for site drainage design.
2. Architect - he will produce pictorial designs of the structure
3. Civil/Structural engineer - he will analyze and design structural elements for the stability of the building and determine total looad that will be transmitted to the ground from the building weight and all possible loading due to human activity that the building will be subjected to during its life.
4. Geotechnical/foundation engineer - he will test for the soil bearing capacity and design foundation to bear the loads expected from the superstructure.
5. Quantity surveyor - he will determine all quantities of materials required for the completion of the building project and the current market price for such materials and ultimately arriving at a total expected cost of project.
6. Contractor/Building engineer - he shall be responsible for construction of the building under the supervision of the Foundation and civil engineer.

Also note that, mechanical and electrical designs may be required before the civil engineer carries out his design in cases where a mechanical or electrical equipment with certain weight and vibration is to be used especially on the superstructure. An example is a central cooling system sometimes placed on roof slabs.

Mr Aboki: For the purpose of being proper, a Structural Engineer should not be the one to design a foundation plan. Foundation analysis should ideally be done by a Foundation engineer. Its based on the findings of the foundation Engineer that the Structural guys would base their design.

You are right except for the bolded part which i will prefer the other way round. The foundation will be designed to safely transmit the entire loads coming from the superstructure. As such, the foundation or geotechnical engineer will require the total superstructure load for the foundation design.

If the police and court would not admit their own documents, what makes you think a reciept from a registered car dealer is a valid document? A police report is always written on a police letter headed paper duly signed by a DPO (all police reports i have seen). I better have that than count on the word of a police officer.

Issyman: my suggestion is that when you want to buy a naija fairly used car, copy down the registration number (plate number) and go to the any police station and ask them to help you check if it has ever been reported stolen before. tell them you want to purchase the car, simple. but it will cost you a small bucks sha.

This does not guarantee that it was not stolen or save you from prosecution. If it were stolen and not immediately reported, not even the police will know. Even if the police tell you it is not stolen a buyer will still be in trouble. Besides the police just told u it is not stolen which will not hold in a court when u are prosecuted. You need a document from the police that it is not stolen.
