That is exactly what I wanted as in your pic posted above. Since a friend in Ondo State did the same for about 200k about two years ago and the grass look very nice, but everything always get K-leg in Lagos/Ogun. Instead of paying N1.5m for grass, I will rather put a concrete foundation there awaiting to be built in some years to come. I want green but not that bad . Thank you.

I thought it was the lawn itself. Definitely, most people won't like the issue of grasses on the walls of their main houses as you wouldn't know when something dangerous is hiding there. However, I saw a lot of houses in villages in scotland that had the whole house covered with grasses except the window and door areas.

I won't do that on the main build but my fence is already being covered by the "creeping grass"

Now you see where I am coming from mostly the creeping grasses on the walls of a building is mostly peculiar to England, Scotland, Ireland, Wales.. that's where I see them most, driving along the country side.

But in the U.S not so much.

Funny enough most houses that have that in the U.S are million plus dollar houses choices i tell you, people do have interesting choices in life.

So for me it's not about maintaining them, I just don't like them, on the house, or on the fence.. I think grasses should be on the lawn

Same like, I don't like Ferrari 's or Lamborghini 's I know it is very pricey but I just can't drive them.. it sits too low to the ground ...

I prefer a car that's a bit higher off the ground atleast an SUV, even a camry is fine but no lower than that..

My brother man, I see where you are coming from but I have tried to love this thing but I can't.. people do go crazy for them tho and that's alright but for me nah nah.. it is not even about maintaining them, even if they are well maintained, that won't change my mind.

For me, it is nothing about maintenance, I just don't like it all , it gives me chills... somepeople do have that creeping on their walls from ground to roof covering everything except the windows ... wheew!! It gives me goose bumps as am typing it sef...

I am surprised! Beautiful carpet grasses hides the beauty of house? Is it concrete that shows the beauty? Nothing beats a well maintained lawn and flower plants in any build environment. Over "concretization" of build surroundings in Nigeria is making it seems normal. Anyway, every mallam to his own kettle. Green scenery anytime, any day for me.

This is a typical Victorian castle. Very common in England/Ireland and other parts of Europe. It is not a rocket science. The issue will be on the landscaping as landscape architecture is a scarce profession in Nigeria. But I think if well motivated, Brabus or Skimanski may make it happen. The carpet grass on the walls are easily found here as I planted it near my fence wall and they are circulating already. Though It does take time to cover the whole area.

I really admire folks that have carpet grass around their house...bravo!!

Not even anywhere in the Southwest where welders are automatically billed hire than anyone else by PHCN or where skilled labourers are few.

This was done on site though. I purchased the materials, brought them on site and the welder came over to put them together.. it is possible they used my electricity too, not sure but could be.

Yes, there are things cheaper in SE than SW and vice versa.. please take Lagos off the equation, thats an outlier

Cement I purchased 2300 around the same time is sold for 3k currently.

These doors in the picture attached cost me 17,500 each material plus labor. Transportation was not included in the calculations.

I picked up some other things together with the materials for the doors, railings, etc. So the Transportation cost, I don't know how to separate it. But just calculating the materials and labor thats what each door cost. The materials were purchased at bridge head Onitsha and the site is at Asaba. Distance between the two is within 30 - 45 minutes. Should be 20 minutes or less without traffic and police wahala.

I purchased the materials and hired the welder separately.

I think the issue here regarding michilins is no one here have previously worked with him to offer testimony.

But regardless, that doesn't mean he is a fraud.. let's drill this down, just writing objectively.

Most of the clients and pros on this forums are domiciled in the Lagos- Oyo- Ogun states axis and they are more likely to come here and give testimony of someone because the chances of working with them are high.

If you are considering a build in the East and are asking for a reference, everyone will be pointing to spyder880, not because he is the only builder in the SE, he is one of the few that I know that update their threads regularly and have worked in other regions of the country so people have crossed part with him and can offer lavish testimony on his behalf. There are other trusted builders domiciled in the SE region but they are not nairalanders and some that are, don't update their threads regularly.

An architect should know that having 5 doors in kitchen cum laundry would cost the client more. He should know that having too many walls will affect air circulation. He should understand having large windows to take advantage of natural lighting.

All the best architects on this platform that I’ve worked with knew what it takes to get past me. I’ve been drafting since the age of 10.

Like we all know design is a collaborative effort between the client and the architect.

A client supposed to know what they want, considering the lifestyle they want, the purpose of the build , the family etc.. if they want to have a home office etc. Then Oga architect will put those dreams down on paper throwing in advise where necessary and the builder will bring the "clients dream house" to reality.

My point on the previous quote and my examples where based on clients that did not participate on the "corroborative efforts " then blame themselves or the architect at the end.

My initial plan had a bar and toilets for every bedrooms, my first question was "did I asked for that?", Some architect just assume every client might embrace their exaggerated fantasy.......we sometimes assume to be in Hollywood.
They should learn to communicate and find out what the client have in mind and could afford .

The client owns the build , he is the employer of the architect. Lots of times people contact an architect to design a 4 bedroom duplex for them with a masters bedroom. That's it!! Then the architect will go wild

Some folks are regretting their build because they weren't fully involved in the design process, the build did not capture the "dream" that they wanted to bring to reality.

I was driving with a friend one time, he saw a duplex under construction, liked it, we meandered to the site and he asked for the engineer.. they swapped contacts and he told the engineer to build exactly the same for him. All my effort to have him look at the floor plan, critique, make adjustments etc before the build fell on deaf ears.. well, in his defense, he was building with his money not mine... fair enough !!

But that building have been on the market for sale for quite some time now because he didn't like the layout of the build.. it didn't feel right he said... this is after 40m+ spent on the build. He could have identified these things at the design stage.

Another guy in my what's group commissioned an architect for a 4 bedroom bungalow. And oga architect delivered. He returned to the country to visit but wasn't happy... venting.. hin must kill the architect, architect built nonsense for him

I asked , what was his brief to the architect.. he said to build a 4 bedroom bungalow! I asked how many rooms are they, he said 4 and I said very well then, you got 4 bedroom bungalow

That's just the way the cookie crumbles. Certain things are cheaper on specific part of the country.

In 2013-2014, a guy I know built 4 bedroom bungalow in Ekiti state for 5m turn key. Excluding land.

Whether people supplied materials to him on credit ,I don't know but that was the total cash he spent. That figure is unthinkable in the East at that time frame.

Before the lock down, egbon me and am they follow work was sweating profusely after purchasing a land somewhere in Ibadan ( i am not familiar with area) for 2.5m. For you to start pointing your hand left and right for a location like that in the east, you should have upwards of 8.5m before agent fee etc.

I actually paid 235k for a 30ton of granite last year September... location was Asaba.. they said quarry is at Edo state. The have to pay local government emblem for 20k, transportation etc.

People that I know that purchased 30 ton around that area paid similar price.. was it cheap? Were they trying to drive Benz that quick ? Idk but that's what I paid.

How much is 30 tons in your area (as of last year)? That is if you could remember.

I have not purchased granite of recent so I don't know of the current price.


As for the doors, yes I purchased them after 9ja full lock down few months ago and the price was about that range.. I can't find the receipt now but I did the math back then. The price was almost the same as wooden doors.
