omanzo02: They have gone very far ahead technologically, every move is always about more job creation for more welders, builders, technicians, transportation, materials dealers etc, that's why there's job after school and school dropout alike. Every year the always find ways to expand to accommodate more people. Wheew! My niece and nephews do go out of state for robotics competition.. this kids are 12 -14 years old, their school even traveled to Japan to compete. I was quite mesmerized when I attended one of their events.. I couldn't believe little kids that young could put things like that together... But in 9ja a final year student or even graduate student could put two pans together with a wheel barrow tire and aye yeah!! They built a car  Our government are nose deep in oil.. politicians empower youths with goats, sewing machine and Keke napep. O laud have mercy on us! |

I just saw this requirement for building approval in one of my what's app groups... I find it very disturbing, often times we see building collapsing etc.. the officials are just after the money, not necessarily giving a darn about the building itself.. Although I am a certified Nairaland trained Engineer but how can one in good conscience ask for a certificate of fitness, site analysis report, letter of structural fitness for a building that have not been built? You pay registration fee, then automation fee, then application fee and processing fee for the same building plan... plus inspection fee and approval fees 9jiria is really jagajaga

They are big metal warehouse/factories where you can order base on your requirements, it will be produced and delivered to your site. They also produce for known brands. If you need reinforcement rebar all they need is the measurements, specifications or project drawing. I have been in these warehouse, the choices are too enormous, there you realise how advanced human technology has gone. Very impressive... Folks are out there advancing technologically, we are still using mallam to dig borehole by hand.. people are still manually digging foundation for a housing project... Oh , it is well!! |

I have got a question oh... almost all the new build both commercial and private.. people tile tile every where some even tile exterior of the house join.
My question is, do people factor in how the weight of the tiles increases the steady load the house is carrying and tiles could weigh a ton.
Do structural engineers accommodate this during the design stages of the house or people assume ehn ehn the house is strong?
Just curious. |

lastpage: One the 11th Month, you should issue the Quit Notice, so that its expiry date coincides with the end-date of the Lease. For an "Annual Rental", you should issue the Quit notice to end with such date too, six months earlier, as that is the requirement of the Law.
Yes, LEASE are inline with tenancy Laws in Nigeria. It is just a type of tenancy. It can be fixed or even fixed Certain. 
Lastpage! Thank you for sharing your knowledge on this .. Not every lawyer that deals in real estate knows this. So people be careful when consulting with a lawyer. One thing to add tho, do you forsee trouble with some tenants or you just want to hit the reset button and be on the safe side? You could void the current tenancy agreement. Be careful tho, and read your own agreement  so you don't shoot your self in the foot.. see what terms you could void the agreement. Then draft up a memo something that sort of reconcile that , states the tenancy was voided with mutual consent bla bla bla.... This will be sort of like a letter from the tenant to you. Even though you drafted it, the tenant will write their names on top like they wrote it and sign, you sign plus a witness. Then, have them sign a lease agreement... but please don't be greedy..make the new lease agreement free, don't go and charge them another 50k  . Otherwise they will be hesitant, start asking questions etc... might derail your plan or make it tough for you to actualize. Or easy enough, just change Management company and instruct the new company to use lease agreement that is favorable to both parties, you ( the landlord) especially  |

I have these enquiries regarding renting out a property through an agent/property lawyer. 1) On first rent, which other charge(s) is the landlord entitled to receive, aside from the basic rent? 2) On subsequent rents, what percentage would the agent deduct from the basic rent before paying the landlord? 3) How can the landlord curb the agents from charging potential tenants exorbitantly? Can somebody please highlight important points that should be included in a tenancy agreement. Suggestion. Ask the lawyer or the agent to give you the list of fees to be paid aside from your rent. Atleast you know where they are coming from. But typically, landlord takes the rent no doubt. But tenancy agreement - the agent or whoever is overseeing the property takes it ( although some landlords, depending on how big the pot is, ask for a cut). Then you have caution fee, this is usually kept by the landlord and supposed to be refundable when certain conditions are met. The agent that brought the tenant do give them a bill- agent fee and the agent keeps that. 2. Usually 10 percent but again you could insist on 5%, it depends. 3. Refer to my first sentence.. ask them upfront what the fees are, you could tell them to reduce it if you find it too high... Again, these things depends on locations, and it varies.. some places even ask for money for landlords kola  or another baptized name but the money goes to the landlord. But I would highly recommend that you ask them for these fees upfront.. and then you see where they are coming from, whats on their mind.. then you can address it. Good luck! |

At your height and the imposed load, your stanchions, tie beams, top beams and bracings will still provide the much needed support. So there’s no cause for alarm.
The post is just to enlighten us that there’s always a better way.
I used to work on Telecommunication Masts so I understand a lot about how steel towers are/should be built.
Going forward, we should always try to pay attention to most of the decommissioned mast/steel tower and collapsed steel structures to see how they’re built and their support braces. Most failures aren’t all substandard materials. But do you think there are after the fact remedies for those water tanks installed without a Gausset plate? |

Kaduna, Kano etc are one of the most peaceful and pocket friendly places to live in. I left the North in 2018 to take up a better offer in the south south and frankly i feel more in danger here than i ever did when i was working in Kaduna. Nassarawa is super peaceful
Even Maiduguri metropolis is quite calm. I visited in late 2017 and still have friends and family living there.
Last last death comes to us all so don't really get the trepidation I am really not sure what you are referring to... Not sure what you meant by "reading me views.. what views are you talking about? A friend have been trying to get me to move there and I am hesitant? Is that the views you mean? Your reference that one might think there is a war going on there ?  but again that was your word and not mine. I don't personally like Lagos state , it is too stressful to me, too much traffic, Yada Yada.. but some people like it tho, bless there heart but I am not a big fan.. does this mean that there's a war in Lagos? |

In the USA we have MLS where all the active real estate listings and sales are listed on. With this a good Realtor will be able to calculate going prices for property in an area in any corner of the USA. Things like closeness to fire station, school district rating, public transport, shopping, etc go in to factor the going $ per square foot. In Nigeria I haven't found this. No one knows. I'm selling a property in Ijebu Ode as an example and all I have to go by i just intuition.
So me I don't participate in that tomfoolery I just go out to the suburbs and buy land in wholesale. [b]I've never bought any land over N500K in Nigeria and I use that as a baseline. Some plots I bought in Elebu, Ibadan for N500K are now selling for N6.5M. [/b]These are facts that I know first hand.
As always. What I post is not a bible, just my opinion and doesn't mean its the only way. Excellent!! Nothing like foresight.. this is one of the reasons why I love real estate... it might take time but it always appreciate. |
