There’s an open space on my gate/generator house which I had no plans for. On a particular occasion, we had a party and some guys found their way to roof top to groove and enjoy themselves.
Getting to the roof top, one of the guys told me “Bros, I think you should have a toilet and a very high rail here o so that when we are charged up we won’t be jumping from the rooftop to the ground or peeing on people downstairs.”
If making everyone comfortable is my goal then that advice sounds novel - even though it’s coming from the high one. 
The big question remains how many time do I throw such party? Do I really need it? Will the house still be functional without it? When I built my house I decided how many bathrooms I wanted to be in the house based on how I wanted to use the house. When I build a rental, I conduct market survey and based on what kind of tenant I want to appeal to, I make that decision. When you build yours, do whatever rocks your boat  if you live in place where building is heavily regulated by the government, then follow the established guidelines.. Please no one should quote me on this bathroom issue, I am not feeling fine..

omanzo02: I happen to live where things are regulated and classified with common sense, so I have seen both side and all choice are not free sometimes beyond the maximum.
While you are free to spend your money as you want an extravagant plan beyond the classified requirement will be thoroughly scrutinized and 99% chance it would be rejected. I have learnt a lot in Nigeria and other part of the world to guide my judgement.
Like @true2home once wrote here: If a tenant is too big for what I have to rent, they are way too big to be a renter, I always advise them to go build their own house. That philosophy is GENIUS!  There are lots of 4 bedrooms 7 bath houses all over the U.S and U.K .. I am not sure if things are regulated in those places  I lived in a studio one time that has 1.5 bath. As for your last sentence, just like I said in my previous quote..there are 3 bed, 1 bath flats that people still hit their heads on the wall to rent. . Likewise there are areas in Nigeria where a land lord will have a hard time finding tenants for a 2 bedroom, 1 bath apartment. Market survey, market survey... build what you can rent quickly and steadily..unless you intend to live in all the flats  |

omanzo02: That architect has an experience of more than 37 years and runs a generational architecture bureau with a legacy of 148 years, go figure it out.
I know you may struggle to see the overkill in it.....there are smarter ideas to guarantee family privacy, you don't need to ensuite both rooms to achieve that. I still maintain a 2 bedroom apartment does not need anything more than 2 toilets (family and visitors) and 1 bathroom.
Edited. It is all about choice... Some people might call it overkill.. maybe it is an overkill to them, some people might even think it that's not enough bathrooms  There are houses where I live that have 4 bedrooms and 7 bathrooms  I once lived in a studio apartment by choice not that I couldn't find proper apartment.. I liked the layout and it was easier for me for the type of work I did at the time and my lifestyle at the time. So all this overkill or not overkill is just individual choices. This is one of the reason I advice potential homeowners to be very involved in the design stage of your house.. because the client knows what will work for them, their family , lifestyle and potential use of the build and to direct the architect to design appropriately. If you are building a tenant house, do a market survey around the area you intend to build. Who are your intended clients? That is what kind of tenants do you intend to live there ? Do people prefer 3 bathrooms in a 2 bed apartment? Or they don't care much ... remember there are still some older builds in a high demand areas that have 3 bedrooms and 1 bath and people still hit their heads on the wall to rent them... |

uncleteeh: There are lots of approaches to designing openable burglar proofs. They could be in form of sliding, roller shutter and so on. This is an innovation we have to inculcate in Nigeria. fire accident too rampant. Do you have pictures you don't mind sharing ?  |

lastpage: I recall we discussed this "openable burglar-proof" about four years ago (around 2016 or thereabout) and you wanted to show me what you came up with but issues then, created a digression!
I also brain-stormed and came up with something that is working for me. You should see the eyes of my Fabricator when the thing finally went into use, from his initial "oga, just put padlock and use key to open it in an emergency". I was like you wont even find the key and if you found it, you wont be calm enough to operate such Key-Padlock, in a fire emergency. 
It has three Solid Steel Hinges on one side (sturdiness), then their is a drop down, 7.5ft 16mm Rod at the other swing end that ends in a latch which requires "lifting it up and turning it 180-degrees, for it to allow the window to open. It is carefully balanced and springed, to ensure even a young boy of three years can open it from the inside. The thing is, the latch is almost at ground level inside the Room and any hand or tool cant operate it from outside, except from the inside (you wont have the leverage in terms of space, reach, angle and even effort/power to operate the latch at its fulcrum, from the outside. 
This "bi-folding" Nets from you is also of interest to me! It would make removing and cleaning them easier, for one It never occured to me before, to try and make it Bi-Folding, instead of the usual slide-over types l have. Now l have to start thinking about it and implement it soon.  What about allowing the Foldable/non-foldable net attach to the Swing Burglar proof so that when that moves, it moves along with it? Just a thought.
I am happy that this thread is returning to its initial mentality of churning out ideas and helping others in need of what to do and how to do it. Kudos to those Engineers, Builders, Contractors, Surveyors, Architects, Electricians, Installers, etc that have given their time and shared their knowledge on this thread, you may never know but the good and kindness you have showed to others here, will somehow come back to you in many folds, where and in ways you least expect it.

I had an idea once, drew a sketch, sent it to a welder.. he said oga dem no dey build that kind here.. even my uncle that declared himself an engineer  ( he was just supervising the work, I had a real engineer on site). Both said em em , my son.. they don't do that kind here  |

Pascal2016: Imo State, along Owerri Onitsha Road, Mbaitoli.Thats the location of the land. This is very unusual for someone to recommend pile foundation around this area.. Did the engineer explain in detail the reason why he chose this type of foundation? Sometimes some engineers could be overambitious. |

80pc of 2 bedroom flats in the uk only have 1 toilet and bathroom. Exactly thats the market trend in the Nigeria. I dont personally like it but .... I won't occupy all my rental units  the trends are changing every where in the world.. Yes, most 2bd in UK and U.S have 1 bath but newer builds usually have 2 and that reflects in the price too.. you can't be oga for mouth  So these are the considerations people look at before renting. |

I spent my weekend working on openable burglar proofs and bi-folding nets. It was a great explore as we try to bring the outdoor inside without security compromise. Excellent idea on the Openable burglar proofs. I had a sketch once, trying to implement that in my build, the welder was like oga , them no dey build that kind here... all my efforts to talk , talk fell on deaf ears  I detest the ones that look like jail. I mean, how could you seal up a flat like that? What ifs... what if there was a fire? And so on and on... In an effort to protect ourselves, we shouldn't make the situation worse. I like forward thinking individuals. Similar i don't like the fence they build up everything. It is an added security to build up the fence half way then use burglar bar of some sort to finish up the rest. So when someone is walking by they could see through the fence. Privacy concerns yes but added security yes also. If someone is really doing anything private private, they will have to go inside their flats  |

Please help me review, critique this floor plan. A friend is currently erecting this building at the moment.. I saw the floor plan and it looks nice, I plan to consider it in the future.. but need another eyes to look it over ... not sure if I am missing anything..?

mufutau55: My last project was a 7 bedrooms duplex and they are all ensuite plus a Visitor's toilet downstairs. It's all based on choice. No Architect can convince me otherwise because that is what I want. May be overkill but not for me, that is what is called personal choice. But in my rented houses, of course not.

mufutau55: That is exactly what I wanted as in your pic posted above. Since a friend in Ondo State did the same for about 200k about two years ago and the grass look very nice, but everything always get K-leg in Lagos/Ogun. Instead of paying N1.5m for grass, I will rather put a concrete foundation there awaiting to be built in some years to come. I want green but not that bad . Thank you.

Focusmind: Ohhh! Now I understood. Ok ok. I thought it was the lawn itself. Definitely, most people won't like the issue of grasses on the walls of their main houses as you wouldn't know when something dangerous is hiding there. However, I saw a lot of houses in villages in scotland that had the whole house covered with grasses except the window and door areas.
I won't do that on the main build but my fence is already being covered by the "creeping grass"  Now you see where I am coming from  mostly the creeping grasses on the walls of a building is mostly peculiar to England, Scotland, Ireland, Wales.. that's where I see them most, driving along the country side. But in the U.S not so much. Funny enough most houses that have that in the U.S are million plus dollar houses  choices i tell you, people do have interesting choices in life. So for me it's not about maintaining them, I just don't like them, on the house, or on the fence.. I think grasses should be on the lawn Same like, I don't like Ferrari 's or Lamborghini 's I know it is very pricey but I just can't drive them.. it sits too low to the ground ... I prefer a car that's a bit higher off the ground atleast an SUV, even a camry is fine but no lower than that.. |

I can’t do those creepy plants on my building tho but I can still live with climbing plants in arches (Pic 2) Every one is different... I just don't like it.. For me, it is nothing about maintenance, I just don't like it all , it gives me chills... somepeople do have that creeping on their walls from ground to roof covering everything except the windows ... wheew!! It gives me goose bumps as am typing it sef...  No thank you !! |

Focusmind: I am surprised! Beautiful carpet grasses hides the beauty of house? Is it concrete that shows the beauty? Nothing beats a well maintained lawn and flower plants in any build environment. Over "concretization" of build surroundings in Nigeria is making it seems normal. Anyway, every mallam to his own kettle. Green scenery anytime, any day for me. It is not about maintenance.... People like what they like... there's nothing wrong with that. Beauty is in the eyes of the beholder. As it happens, my eyes doesn't seem to behold the beauty of creepy carpet grass.  |

Focusmind: This is a typical Victorian castle. Very common in England/Ireland and other parts of Europe. It is not a rocket science. The issue will be on the landscaping as landscape architecture is a scarce profession in Nigeria. But I think if well motivated, Brabus or Skimanski may make it happen. The carpet grass on the walls are easily found here as I planted it near my fence wall and they are circulating already. Though It does take time to cover the whole area. I really admire folks that have carpet grass around their house...bravo!! .but my gosh that carpet grass around the house gives me goose bumps, I can't stand them..  |

Cement I purchased 2300 around the same time is sold for 3k currently. No more comments on this... I hope  |

@n3xt. I will not quote you  These doors in the picture attached cost me 17,500 each material plus labor. Transportation was not included in the calculations. I picked up some other things together with the materials for the doors, railings, etc. So the Transportation cost, I don't know how to separate it. But just calculating the materials and labor thats what each door cost. The materials were purchased at bridge head Onitsha and the site is at Asaba. Distance between the two is within 30 - 45 minutes. Should be 20 minutes or less without traffic and police wahala. I purchased the materials and hired the welder separately. Please no one should quote me, I am not feeling fine
