(From foundation till turn key.) How much are you projecting for painting, both interior and exterior? |

Thenext: 30m by 21.6m Well, the reason I asked is the 3 bedroom flats seemed squished together... look at your site plan/ survey plan again and see if there are wiggle room to add more space. Maybe expand the length or width or both... This will also give you more flexibility in addressing your concern about the kitchen door. Yes, I am a Nairaland trained architect!! |

Focusmind: What I meant is that my toilet, stores and some other smaller places have single iron protector. This single iron protector could easily be broken under intense pressure if you are in emergency situation and wants to eject or exit the building. You break the protector and exit. This will be difficult with those strong iron protectors embedded inside the window walls. However, if your area is prone to armed robbery and burglary attacks, please safety first. Go for strong iron protectors and cover the whole place I like your idea though. I have been researching for alternatives to the prison - like window protectors. Thanks for sharing.!! |

Properties › Re: General Topic Thread-To Discuss Anything And Everything in Building Construction by Badgers14: 1:40pm On Jul 31, 2020 |
Focusmind: You can decide to use rectangular - horizontal windows instead of the tiny vertical commonly used here despite the fact that our weather is hot. The reason for the tiny windows are cost as the windows are billed based on the measurement.
I used 2600x1400 rectangular sliding windows for rooms and lesser measurements for other places.
As for the burglary, I use the normal white horizontal pipes. Maximum of 4 for downstairs windows and just two and one for upstairs. In my upstairs, I used single white iron pipe for toilet and some other smaller places. My burglary is just to protect my kids from falling from the windows and not for a thief.
I hate the crude and un aesthetically appealing burglaries use in Nigeria. It makes the windows looks crude. You will see a high rise building with burglary everywhere and I asked for what exactly. Will an armed rubber climb up to that length of building to steal.
If given way, I will do away with the burglary thing and leave my windows like that. Any thief that remembers me, I wll host him and offer him drink
See one of the large windows I did and it will carry only 3 straight white horizontal pipes that will align with the white window blinds that I will put so that when the window blinds are open, it will cover the white burglary pipe somehow. Also consider emergency exit when designing your burglary. You shouldn't just have the thief in mind when designing your window protector, consider also emergency situations on how to eject or exit the building . Do you mind sharing how you were able to accomplish an accommodation for emergency situations on your window protectors.. do you have any pictures? |

olumide4christ: Oga he can't change it. USA is not Russia or Africa where the President can do and undo. There are checks and balances in the system. It's enshrined in the US Constitution, written by the American founders - that come January 20th,. THERE MUST BE A new government - incumbent being returned elected or an opposition winner being handed over to. Only the Congress - both houses - can vote to change the Constitution of over 200 years. And in the USA, that is no small task, you know. No party has the majority of both houses. Even one party have majority of both houses. It takes 2/3 of the individual states to ratify any constitutional amendment.. a very difficult task! |

Very glad HSLbroker is recovering.. I said it in my previous post. Things happen in life, someone or their close relatives gets sick, disappointed by his suppliers and end up not holding their end of the agreement. WHY not contact your clients A single post here on nairaland would have been a starter. Why wait until people are upset ,outraged , kicking up dust before you open up ? In as much as this individual have stuff going on in their lives, so are the clients and suppliers ( as the case might be).. if someone took out a loan to take care of a project or robbed Peter to pay paul hoping to quickly finish up their build and raise money from rent to pay back the loan, how would that be fair to these clients and suppliers Communication communication communication... I went to draw debt one time from a guy owing me, we even live in different countries. On arrival, tracked him down at the club, dude was not even the bouncer, a bouncers P.A !! Followed him to his house , was living in a filthy neighborhood , I was asking him what happened... then there comes the story........ my annoyance was, why did you not tell me, hey brah I fell into bad times at the moment bla bla bla.. why do I have to travel all the way here for you to tell me this now the money have climbed up. Again, communication is the key!!! |
Properties › Re: General Topic Thread-To Discuss Anything And Everything in Building Construction by Badgers14: 1:08am On Jul 29, 2020 |
I have said this here before and I will repeat it again.
Lots of this payment and contractor dont deliver could just be resolved with honesty and good communication.. when someone pay you for a job or service ..
whatever the reason is, your wife in the hospital, your mothers elder brother in the hospital whatever it is... just communicate to your client or supplier right away.. hey john doe fyi, my wife just delivered, I am busy now .... give me few days let me get my wife and kid back and will finish your job or procure your materials .
The transporter I used for waybill ., I am having issues with them.... I am working on it... sending police report, emails to the company and or what's app conversation to the client, dont wait until the client is mad and upset and you start with your sob story, at this time the story will sound unbelievable.
Hmm... I don't owe people that worked for me. I have used Nairalanders on a big job without seeing them or talking to them.. because I know for sure.. DARE to dupe me, I will pursue you in any corner of this earth and my expenses is added to the debt..
There's this one nairalander that I commissioned for a project and even paid for but haven't delivered on the project since last year.. hmmm In their mind they think they have "guyed" me. But a guy cannot guy a guyaoyo. I am too busy to pursue that now but the interest is piling up for them, I will soon be ready. |

Sermwell: I have cause to visit Lagos in order to secure the bail of a younger one who got into trouble. My cousin who stays in Lagos insisted I stay with him. He has a wife and 3 kids.
The problem now is that I don't think his wife knows how to cook!! I have had running stomach eating her food since 4 days ago. I tried to turn down her food last night but it didn't go well as she pleaded with me to eat which I did. I had stomach upset through out the night. I just can't imagine eating her food again till I leave.
Please how do I refuse her food without sounding offensive?? I feel your pain.. I have been in a similar situation quite a few times.. First , was a short term stay like few days. What I did was to chop belle full outside then come back house and form vex because i was pursuing something at the time.. so i form say vex unto the parole make me loose appetite and stood my ground. Second, was a bit of longer stay like 3 weeks or so, close to a month. I know if I use my old trick money will finish for my hand.. what I did was I said, hanty this your food no be here oo, I need the recipe..( her head swell ) I wanted to pin point where she went wrong.but pretended to be a novice. Then I told her how I use to cook mine (which is the correct way to cook it ) after the soup finished, she tried my style in a small quantity and liked it.. the rest was history. (I think she later decoded what I did though - years later). |
