Properties › Re: Landlady Breaks Into Tenant's Door To Force Eviction (pics, Video) by CaptainFM1: 6:41pm On Feb 28, 2024
I've said this before on this platform. Landlord-Tenant case in court should not be more than a week before judgement is delivered. This will encourage both parties to approach the court for judgement.

I know of a Landlord that was severely sick and these two tenants refused to pay 2years rents. The man finally died after failing to raise money for his medicals.

What judgement can he get?
This is why many people don't build house for renting any more.

An empty apartment is better than a bad tenant.

Lagos is simply the undisputed economic capital in naija... The size is massive... Other states need to upgrade.. Dem dey lag behind.. .. all economic statistics back Lagos as naija engine room
They should upgrade in #No of BDC? Aren't BDC suppose to be incorporated in our banks?

See, the problem with Nigeria is what I termed "Parallelism". And this disease is in almost every sector of our economy.

Think about any official/government businesses in Nigeria, and you will find a parallel/unofficial one operating alongside. This is the basis of corruption in the country!

A classic example of Parallelism is Bank ATM machines not working because almost all the bank staff operate POS stand.

Achoghim:
You're really dense for calling a 188MW power plant a white elephant project, in a country that is severely lacking in power generation capacity.
You can air your view without being insultive.

Anyway, in-case you don't understand the meaning of white elephant project, below screenshot explains better. I already give the major obstacle to the project. You will understand better with time. If you need more information on my point, I've written long enough on this thread to elaborate. Try check my other posting.

You must understand that the intrinsic market value of the gas itself is far more than the market value of a gas to electric power plant in a country where the average citizens earns below 30k.

How then do you want to run such a business to serve locally? Unless government continues with subsidy or the people's purchasing power is exponentially increased, the Nigerian market cannot pay for the effective and efficient running of that plant. Remember gas itself already has a market value that's beyond what Nigerians can pay for, let alone it's conversation to electrical energy.

This is the main reason why FG and the cabals would rather be exporting our gas. Otherwise, it won't cost Nigerian government anything to set up gas powered electricity plant in every local government of the country.

Decryptor:
How will the gas that is in large quantity be a doom for it? Or you don't know that necessary preliminary findings must have been effected to ascertain that there is enough gas to power it?

Mr Pessimist!
Is there a time gas has never been in copious quantity?

Is there a time oil has never been in large quantity?

Go to the states that are producing these gas and you will understand that FG and cabals in the industry would rather sell the gas to foreign market because it earns them more money.

Do you think citizens living on 30K minimum wage can afford for efficiency and effectiveness that will drive the value of the plant?

Why do you think Labour are now proposing minimum pay to be between 500k and 1million Naira. It's high time you understand that everything is interwoven.

The intrinsic market value of the gas itself is more than what a power generating plant will offer simply because Nigerian market cannot pay the actual value of the energy.

I hope you understand better now?

How can you call this a white elephant project? A project that was solely executed by private investors A WHITE ELEPHANT PROJECT? Does it mean that the was not needed in the first place or what?

These are the kind of project both public and private entities need to embark on nationwide cos we need energy to drive out economy as a nation....
I don't think you know the meaning of "white elephant project". Anyway, I have giving the main challenge the power plant will face.

[s]Geometric Power is said to have spent about $800 million on its integrated power project, which includes [b]the building of a 27-kilometre natural gas pipeline, from Owaza in Ukwa West LGA in Abia, to the Osisioma industrial layout in Aba.

Mr man Abia State has abundant gas reserve.

Save this message and come back in a year or two to validate what I said. Do we not have oil pipelines laid all over Nigeria? Why are we still having problems supplying oil since oil was discovered? I like to be optimistic like you too, but it's good to be objective as well. This is Nigeria, not Qatar, Saudi Arabia, or Canada. I live here, in-case you don't.

You never know what those candidates that lost will do either. Maybe even better, nobody knows. He's just doing what he ought to do.

This is an example of what we called weaponisation of poverty. You will soon see how people will be running, rushing and squeezing themselves to enter the trains. We saw it with the Blue rail. It's because most people never see it in their lifetime.

Other rail projects in view are
Yellow Rail,
Green Rail,
Brown Rail,

Politics › Re: Soludo Tasks Landlords In Onitsha To Repaint Old Houses, Constructs More Roads by CaptainFM1: 3:23pm On Feb 24, 2024
On painting of houses, I think government should make a law that houses should be repainted every 5years. They should issue Certificate for such and have records for easy implementation.

Houses that use tiles or claddings should be thoroughly washed every 5years and the tiles/Claddings should be replaced at intervals not more than 20years. They should also be issued certificate.

This program should be similar to the way VIO inspect and issue road worthiness certificate.
