The decision of what to do about the lintels, or any process in the building is usually planned from the beginning. How and where to place lintels and the size and make up of the lintels should be planned and written down.

Answering your question might require a background of what the ground is like, plus expected future environmental issues, so we can balance the integrity of the building to architectural aesthetics. Some ground could be weaker than others, there might be loads planned for the top floor like water tanks, penthouse or hanging gardens, they all should be considered before making a decision of whether to add or remove chain beams on the upper floors.

Thanks Spyder. It's hard eastern ground. Grade beam foundation. Its a duplex and it's the upper floor am asking about. No tank or penthouse.

Please builders, engineers and clients permit me to ask these questions for a robust discussion. It concerns "Chaining or not Chaining the upper floor lintel".

I am sure comments have been made on this topic previously but permit me to be specific in my request for knowledge.

1. If I decide NOT to "chain or tie" all lintel beams but only place the lintels on door/windows (but will still do a roof beam), is that against building codes or industry best practices?

2. I know Skimanski, one of the best in the business adopts a "no lintel window" but uses the roof beam as "lintel" which produces very tall windows which I admire. I am a bit swayed to choose that style of his as I think the cost saved not "chaining a lintel round the build" can be effectively put into making and fortifying tall windows. I sometimes perceive such windows might be more vulnerable (even with burglaries) to theft and that uninterrupted blocks of 12coaches might be weaker. But is it allowed by building codes?

I can't say which or what is on the high side. The underlining factor is not being short changed the material quantity supposedly requested and paid for.

How much do you think it would be to pay a supplier who actually escorts a truck from Ishiagu /Akamkpa to Port Harcourt given the number of road hours in a truck accompanying the driver and motor boy making sure there's no yoshi along the way?

On the two occasions I ordered for granite from Okigwe (Uturu precisely), on arrival my Engr and casters confirmed it was full load (27tonnes as requested). No complains since then. Paid 50k for tport. #GoodEnoughForMe

Bixton: Getting another supplier may not be the solution because there is no guarantee that it won't be another scammer-in-waiting. How long do you intend to do this until you get a trustworthy supplier?

Nigeria is indeed an "interesting" place for transactions.

Is there a reason (other than greed) for the huge disparity in price between N/SW and SE/SS. 30T granite in Lagos is N145k. Right? But in the SE/SS, the price they are quoting is N270k for 30T.

That quote is too much. In Okigwe, a tonne is 4000N while tport and fees to Owerri is 55k. So looking at 180k max

I love this alternative building concept. But if I may ask, what is the guarantee on durability of this method? Remember the binding wire can rust and might (I think) loose it's tensile strength with time.
Please also what's the cost saving achieved when compared to precast.

If you look closely at the window in this picture, you will find that there is a net track before the window profile. That is it. It’s drilled in the wall and after the window installation. The challenge is that you must ensure the windows are dressed properly and squared properly to avoid spaces after installing the net track.

Now note that this window doesn’t have a burglar bar installed. But in the case of burglar bar installation, you will need to install bars and install the net after the bars.

Skima I love this bathroom. It's huge space and bath options. But would you still add a few assessories? It's seems a bit bare. Painting? Art? Potted Flower? Anything.
I observe you don't use much of glass blocks (in bathrooms like the pic attached)....any reason why?

What made me happy is that this project was completed in 2017. I didn't want this project to stretch into 2018. Now I have more time in my hands to continue my other projects as from next week, and start a few more projects. This promises to be a good year and we have just had a good rest this holiday. We are ready to open the year and build more houses.

Oga this labour cost seem small ooo. Is it for casters, Mason, plumber, iron fitters and the carpenter? Abeg what is the size of the deck?

The advise you were given is very appropriate. as this is a soakaway and not storage Tank. this will still have dampness regardless of the fact that its a dry soil, so casting the tank with concrete and proper damp proofing method, is the best way to go.

Thanks Skimanski. Please if I got you right... the appropriate method is use reinforced concrete columns, do a solid block wall, apply a dpm on floor and walls and pour concrete all around the side walls behind the blocks?

The Walls need to be Straight and flat first before you sand it. Or else you will have Block Mortar bumps everywhere.

Please Skimanski do you think adopting this style for an underground tank for water storage (depth is 10ft and sides are 8ft each) is appopriate? Some people have suggested casting (filling) the sides with concrete after block work and reinforcement instead of just laterite filling.

What do you think is right with this living room (parlour)? Take a look at the picture.

All I see is a very busy parlour: from the busy wall tile to the badly put together PVC ceiling. No character, no ambience. Looking at the picture what comes to mind is a poorly put together beer parlour instead of a cosy living-room. On a scale of 1 - 10, how satisfied are you with the design of the parlour where 1 is completely dis-satisfied and 10 is completely satisfied? I will rate it a 4. For me is that bad. Solid house, poor finish.

3. I wonder why tile the siting room at all? Maybe wallpaper, stones or simple screed and paint would have been better.

That is ridiculous as a professional... he should at least give you estimate for the materials.
Then you guys go to market with him and buy the materials for the actual cost.
He can later tell you to pay him for anything you feel for the Labor since he is a relative.

One of my project, for example:
Duplex of 7 Bedrooms all ensuite, 2 big Livingrooms, anteroom, 2 balconies, Kitchen,Visitors Toilet, Security Guard House.
Materials was around N280k because I got 3 DB Boxes (2 3Phase for each Duplex floor and 1 Single Phase for Security House).
Labor for the pipings work was N70k. Please note this is only pipings and nothing more.

If I may ask Hajji... why did you use 2DBs? Are the duplex floors for two flats? Pls explain why you chose this seperation

Lies. There is nothing wrong with gravel being used for decking, although chippings is better but gravel has been in use in Nigeria for more than 80 years now.

At this stage of a building, you will be adding and adding fixtures and fittings and still you don't notice the change from outside

Spyder pls a need a response from your experience. Someone just told me that "if one uses gravel ie local stone for deck work and leaves the deck exposed for 2 years...the slab will start peeling or washing if not roofed" that such is not seen with chippings. How true is this?

Its simple. We have a Road of Like 15inch. Drilled inside the wall with half of that length inserted inside the wall and the remaining half holding the Wash basin.

Please Skimanski...how is the washbasin support able to stand hanging? Do you mind sharing?

Its a basic process of Spraying the wall with cement soup. Using a Spray Machine. its just like the way spray painters spray. Mix Cement with water, Pour in Spray Gun bucket, Plug to your spray machine and spray. After which you can then apply trowel to give it wall patterns as you like.

Te benefit is Aesthetics. Give the wall a different texture.
