With all that i have read here, i appreciate professionalism the more. I see more and more the need to engage professionals....geotechnics,structural engrs,building engrs ...my wife is already worried hearing me talk of a QS, she go shout when she hear this new additions. Her dad gave a contractor his storey building to construct...this person built a block of 4 flats with no staircase. used scaffolds all through. when site owner visited, they had to construct 3 new external staircase....the cost for build another bungalow.

my first building, i was away...apparently someone set foundation without my approved building plan, claimed it was forgotten so "site engr" just "draw plan" on site...........i gave up. For someone like me who looks out for straight tiles, proper stair case measurements....engr draw plan on site choi...front columns bent....planned space in front cant take a car as planned...roofing woodwork higher than planned...

Sir, the big boss analysis is not just ordinary theory, that is experience+ applicable theory (not all theories are applicable in the field of play). That type of foundation explained I bet you it can't be found in any textbook or school note. If you are good, you are good. chikenna.
As you progress in this field we come across all manners of challenges, that it is only experience and sound theory background can bail you out. I manage a project recently and Messrs Chekitaut is the procurement contractor, we came across a funny scenario. An old building was a demolished before we commence the new project. Very solid and firm site with appreciable bearing capacity from soil test so we adopted pad footing ( there was raft design and pad footing, cost analysis showed that the pad is cheaper). Along the line during excavation we discover towards the back so many abandoned pit latrines and septic tanks (already decomposed). The fear here was that the decomposition would still continues over years and there by creating a void underneath the foundation, automatically the structure would fail due to undermining.
well, the best thing we taught of was to find a way to take the footing of foundation far beyond the depth of any of the latrines or septic tank. Another challenge was that the site is very tight it was not just easy for us to evacuate the septic tank and latrines and more so we wouldn't know how many of such would be around there, we could only observe 2 or 3.
We came up with option of introducing piles along the grid line where we have that challenge (and that was the last grid) 5 piles was constructed 300 diameter @ 9 meter, 1 meter cube pile caps and 600mm connecting beam all along the 9meter width of the build, then 3 grade beam to connect to the columns from the pad footing of the next g
rid making it to be monolithic.

Now what can we called this kind of foundation: Pad and pile combo.
If I am permitted I will try upload some pucs for further explanations.

I've always admired Australian home designs. Most parts of Australia are just as hot and humid like Africa, so in my quest for a functional home design for retirement, a home with good flow, connectivity, airy and light, I had a look downunder Australia. I was so pleased.

The achitecture is so simple but versatile and modern. No gragragra and wasteful features and fixture like most Nigerian blend. No unnecessary Roman columns, expensive parapet. It's really the floor plans that I'm just in love with.

I've sampled some Australian floor plans for critique. From duplex down to four bedrooms, three bedrooms. What I like is the flow of the the whole house. The blend of the kitchen, dinning and living area. So one can be cooking and still engage with the family and then the master class is how this living area flows seemlessly to the Afresco, what we would normally build as a boring balcony. And then what they call the media room which is effectively a reception room for visitors. Yes, some of the plans attached my need minor adjustments according to personal way of life, but I think in the grand scheme of things, Australian floor plans are better suited for hot climate than our current design in Nigeria. Our homes are designed to depend on AC and fan too much. Too many dark areas with no natural light or even ventilation. I think our achitects can do better. What do you guys think?

This is something I intend to find out the cost difference in the project pictured below. We're not talking window cost alone here, burglaries, curtains and or blinds will be increased to cover the open space. I accept the argument in favour of increased ventilation and illumination, but we need to see the likely cost difference.

I can see u are doing chain lintel for this building. But i thought most engineers have always posited no need for it, since a duplex going to be having a slab beam?

My house in the village was built in 2015, that was when most building materials were very cheap. The following prices changed in the 3 year gap between when I built mine and now.

2015 vs 2018 building materials prices

1. Cement N1,750 - N2,600
2. 16mm rods N1,900 - N3400
3. 12mm rods N1,050 - N2,130
4. 8mm rods N650 - N1,050
5. 1x12x12 plank N670 - N900
6. Cost of transport and workmanship also increased marginally.

Due to the following prices, expect about a 50% increase in between the cost of building this house then and now.

A successful electrical installation starts with a good plan. As with any other venture, planning is important. It provides an avenue to communicate your desires (to the electrical contractor) which are in turn interpreted and implemented into a plan. An electrical working drawing is intended to document, as well as accurately convey the engineering design to the installation team (electricians). No cases of we forgot this one or you didn’t tell us that one.

An unplanned installation or an inaccurately executed plan can occasion nuisances like:

-positioning of lighting or power points in odd , inconvenient or off centre locations
-absence or shortage of points in critical or needed (for the eventual inhabitant) locations.
-having to make modifications when you or your electricians forget certain details or when unanticipated challenges come up; challenges that could have been forseen with the right planning or details that wouldn’t have been forgotten had they been put on paper (in a drawing).

Mr Tonye, there is no doubt you may be right about the man and his potentials but the problem I have is that.... this is April 2018. This time in 13 months, this government will have ended. For a country as large and as complex as this. With more challenges bedevilling it more than ever before don't you think it is too late in the day for a new person to take charge in 13 months time.

The major problem we have today is of a government that was ill prepared for governance. That paid so much attention to the wedding at the detriment of the marraige. The issue is not about selecting a candidate, then electing him to power but how prepared the person is to rule. When an important new technology is proposed, what developers do is to test run it and if successful, certify it before placing it on the market. The Nigerian situation calls for more than a test run. I am dead sure if you ask Nigerians today if they donot mind changing the constitution to void the swearing in and rather have a potential president do a 3 month probation before approval, they will jump at that because 4 years is too much risk to bet on a person WHO HAS SAID NOTHING ABOUT THE JOB HE WANTS TO TAKE UP IN 13 MONTHS TIME. The biggest job of his life and the most important job in Nigeria.

Any one who aspires to lead Nigeria who by now HAS NOT STARTED TO SPEAK OUT ABOUT HOW HE INTENDS TO SOLVE THE CHALLENGES WE FACE CANNOT BE SERIOUS. And in all honesty I donot give a damn about whether INEC has blown the whistle to commence open campaigns or not. Because this is not an issue of campaigns but one of interaction, the sharing of ideas, the presentation of proposals, the genuine critique of the present system. Campaigns we know are just about vague promises. Campaigns are for ignorant, gullible folks. Campaigns are just intoxicating political jamborees. The real issues, the philisophy, the belief, the pathway must be marked clearly now.

If Makarfi wants the seat we want to know him like yesterday and if him and others will play hide and seek till a minute before elections it is far better we stick with President Buhari. Nigerian politics is notorious for empowering the unable and unwilling and I am beginning to suspect that you Tonye wants to drag a certain Makarfi kicking and screaming to the ballot paper. This is dead wrong.

i am trying to pull this off (see pic), i ordered samples of pvc from china and it came through yesterday..these feel like real wood though.. if its sold in Nigeria too please I would like to know where..

Top Range paint and its Been Mixed by us. We mix our paints we use on all our projects. 2 of my Painters are previous Dulux workers, so we mix our different textures and colors ourselves.
