The engineer is in love with those protruding porches! Watch out for some mighty pillars(columns) too! They like them alot.
If you don't like your guest toilet door outside then insist it is inside. It is your house! It is a big security risk.

Very good layout. But that first floor balcony behind the toilets.....

It appears the bricklayer followed the slope of the land. And then the carpinter followed the same level.
Expect to see cracks very soon.
Pls call a structural engr asap. You need to remove the roof and add more blocks and level the building.

Do frame structure, ie, cast all columns, beams and slab without block work. This way, the columns will carry and transfer all the loads of the building to the foundation. The blocks will just be for partitioning and will not carry any load and you will not need all round lintel except at d doors.

my friend the site engr who may not have built any thing like that before is skeptical. he wants lintel all round the building, but ive seen houses with big windows, the full length of 10couches(floor to decking beam). could this be done, are their things I should take note off.

we intend putting lintels on every other wall except where we have windows.

Pls, do I still need columns for this foundation. It is at DPC level now. 4 coaches in front and 6 at the back. Sloppy land but solid.
1. Do i step it down the rooms down to reduce filling( I don't realy want to do that) more so when you say foundation should not be more than 6 coaches.
2. Where should the door to guest toilet be, in the living room or outside?

1. Columns are a must especially in a sloping land. Also tie them round with a foundation beam. To avoid cracks tomorrow. If you don't want to step it down, then don't do it else you wont lov d house tomorrow. Consider the substructure high wall as a retaining wall
2. Dont place your vt door outside for security reasons!

Yes. The roof is low pitch.
As advised by @earthrealm i will use a three phase db with a phase dedicated to the solar system.

1: Just make sure the roof no too slope. The best angle is an almost flat surface (for Naija) for overall better performance throughout the year. But if it's a high pitched roofs of up to and over 48 degrees, you should consider a professional roof mount with a tilt leg to put the panel at this almost horizontal angle for optimum yield.


2. Incorporating a renewable energy only DB is an awesome adventure to embark on. This truly makes the addition of an inverter almost seamless. Also you'll never run into a condition that your inverter is forced to power an equipment you don't want to run on it. This is why banks and other firms have a dedicated "UPS DB" to cater for loads such as PC, printers, etc that needs to be always on in the event of a power changeover or failure. So I'll recommend you go for it.

As a tenant, I will like my kitchen to be where the visitors toilet is and my vt where the toilet is. (placing the two toilets side by side is also good for evacuation piping).
I will also want a wall to screen the kitchen entrance.
Consider placing the main entrance where the window is.

The mason will be in charge of everything from the foundation to the parapet. He's the one to bring iron bender, carpenter and he's the one to pay for every labour involved. How much should I budget?

Note; The project is in the Masaka/Uke axis of Abuja.

I am planning my house and intend to use solar panels on the roof. Now I have some grey areas to resolve.
1. Do i need a special roofing reinforcement to accommodate the solar panels?
2. Should I have two distribution circuits- one for the solar, another for phcn? This means i will have designated sockets/lighting points for solar and phcn all over the house.

There's no big issue here between madam Enyinne and 3D. It's just a misunderstanding.
Oga 3D believed that he had a job wrapped up but madam was still "checkitout" with other engineers.
It could have been better handled. Madam could have pointed out those items she didn't like and negotiate downwards. If 3D cannot accept those reduced terms, then they both shake hands and move on.
Let's never assume we have a deal until we get the first alert.

Oga 3D, pls come out plane and talk let's trash this once and for all.
