Otiwaikuku:
Pls how much can one get an acre around Ofada areas?
Read the thread very well again....he wrote N500 to N650k per acre which I believe the price may be lower. Ofada is a bit far from Lagos....not that close that Lagosians live there.

Why are you so interested in land around Ofada area? Could you kindly share?

Does anyone buy lands without passing thru these entire processes ?

I repeat I know the right sources for lands in Ofada axis. He is a personal person
Please understand that the sources you know are insignificant to me. I believe you should see the language beforehand, but you want me to spell it out. To make sound decisions, I need an informative discussion based on evidence. This is why I am posting this request here. If these people are close to you and you know them so well that you are confident that this is the right place for my request, please state the documentation involved....or let someone else help out here. I do not want to read any further because you have sources there. Please, let us not go down the lane. Instead of relying on sources from people I met on NL, I am looking for information about the entire process. Sources people in the past relied on and were scammed.

THANKS!!!

It's fine. I can run the contact for you if you really want to pursue the course by July. You should also know that people with your kind of projects have been flooding to Oyo state too. Almost all the roads along the major express road. Just an hour from Ojoo are being sold daily
Land purchasing entails obtaining the proper documentation and understanding all of the legalities involved. So, before I start anything, I always want to know what kind of documents I will be giving. And copies should be provided so that I can send them to my legal team for verification.

I have a very solid person in that arena to get you land. The mananaging my farms was also a Nairalander. He died, and we had bonded. He became someone who taught me trust existed after so many years of heart break. Is needed to forget him and moving away was the only way as the more I remembered him, the more I remembered my own past loved ones lost too !
Sorry for your loss.

It fits the entire description of what you're looking for. I do agriculture in the area before I moved to Oyo state
The bolded sentence makes me happy.

Please explain why you moved to Oyo State. Is there anything unique about Oyo State that is not in Ofada?

Also, what is the best way to go about purchasing land there? What are the common pitfalls to avoid?

Definitely Ofada.
Please, what is special in this Ofada that it is definite? PLEASE elaborate on the pros. And if there is any con, let me know.

I don't get how Ofada will make a good investment for real estate. What are the names of the estate companies in the area?

Are you a land agent there?

Definitely Ofada axis. 500-650k per acre !
If possible, I need areas where real estate builders like Andron and the rest already have estates or land. There must be presence of Nigeria already buying land for residential purposes in the area...not just a bush...

So, where exactly around Ofada axis?

I am looking to buy about 5 acres (more or less) in Lagos or in Ogun, but somewhere close to Lagos where housing estates and development will take no more than 10 years. The real plan is to use the land to build residential flat blocks surrounded by nature. However, for the first two to five years, the land will be used for agriculture, while the real estate development plan is being planned.

Please recommend areas I can use and provide me with potential offers (prices).

KnowAll:
1. Free transport to work

2. Subsidised homes. Like the ones built by shagari in the 80’s . Little one two & 3 bedroom houses. They would pay N5000.00 per month

3. Build large cooperative stores that would sell groceries at rock bottom price. That means government would buy fruit and vegetables from farmers and subsidies them. Including meat rice& fish.

It can be done. There would be know reasons to increase wages which would eventually lead to a runaway inflation. The 650,000 labour is asking for would lead to runaway inflation just like in Zimbabwe.
We are in the capitalist world economy. You can find these things during the communist era. Oga, 99% of the world will work for just 1%. This is how the present world is currently running.

However, we may not be in that 1% and at the same time escape the curse and pain working for that 1%. Build your wealth and live a moderate life. Grow your food and maintain good health.

Agriculture › Re: Should I Invest This Money Into A Cassava Farm? by epainos:
A strong warning to everyone.

If there is no land near where you reside, do not go to new places. If you love your life. It is not worth the risk. Whether it is bad news selling or not, do not use yourself as a test. Stay safe.

Leave cassava or any crop that requires a large expanse of land if you don't have land.

Let those who have peaceful area farm there, and they should not start encouraging farmers to come to their areas. If these guys are kidnapped, those telling them to come will japa. I am not trying to bad mouth your businesses, but you guys should have the understanding that this is not a time to sell land to anyone for farming in Nigeria. Present time is too dangerous. Don't let that little commission push innocent people into the den of lions.

You guys who want to go to areas you don't know...Will you just fly there, or trans-relocate yourself? Don't let them kidnap you while traveling to and fro. Stay safe in your place of residence.

Keep your money If you don't have any land. Or you should go purchase land in residential areas near you. If you can be innovative, you can do many little projects (both livestock and crops) that can yield big even in millions.

Please, pardon me if my words push your clients away.
Agriculture › Re: Improved Local Birds Breeds Project by epainos: 10:31am On May 09, 2024
Just yesterday, I was talking about starting to crossbreed various heritage chickens with local hen and broiler parents. We called several sources to see where we could get these breeds, and we discovered that none of them had 100% pure breeds. I strongly believe that to buy a 100% Fulani breed, one must travel to a genuine Fulani village with no other breeds present. Let's see. I am planning to import pure 100% breeds since it is Gulder Ultimate Search in Nigeria. And I am not sure of what I will get.

I like your project, and anyone who is into local chickens and noiler will definitely be interested in what you are doing.

Attached are the ones I am interested in getting. They will make excellent crossbreeds with the available local breeds here.

Finally, I do not believe we have any good F2 generation Noilers available. Honestly, we don't. The day-old chicks sold are not pure F2 chicks. I am not particularly interested in noiler, but just saying.

Good luck, bro!

Facts I Learned While Interacting With Poultry Enthusiasts Who Contacted Me Because of This Thread

1. The majority of people believe they can only cope if they can get high-quality, low-cost food. While I do not dispute this, I believe you should dig deeper. To reduce production costs, you may need to consider farming. But let me tell you something: if you grow soy or corn, you will make more money selling them than feeding them to your birds. Lol. I will never grow corn on a small scale to feed birds. NEVER! In addition, you may need to investigate algae, insects, and maggot production. The majority do not want to do this extra work.

2. Most people focus solely on bulk supplies. While I do not deny that bulk supplies can be beneficial, I believe that most are far too inefficient to enter the supply business. How many of you are able to supply consistently?

3. Almost no one considers going into retail. However, this is where they should operate. Retailing is selling to the end user, so if you supply that malam who is doing barbecue, you are still not in retail.

Now, consider the suggestions I made in point 1. Learn the items I mentioned there. Remove your thoughts from point 2 and then focus on point 3. Since you are adding point 1, reduce the number of birds you produce. Try it. If you want to buy from a marketer, the bare minimum is a half carton. Some will not even sell half a carton.

New Direction: Pre Breeding Program - Retailing Birds
Anyone interested in learning how to retail their birds is welcome to join us. I realised that only well-established poultry farmers have the courage to venture into breeding, and the problem for many is making a profit. I understand that you are unable to easily reduce feed costs because you lack the courage to learn crop farming and insect production. When compared to grain production, poultry wahala is a piece of cake. Lol. Your heart will run "weella." So, let's learn retailing.

My suggestion is to start small. Because you can buy a carton at a minimum, but you want to use fewer chickens, purchase 5 or 10. Then, feeding should be cheaper. Then, try retailing them. 4 weeks, 6 weeks, 8 weeks, etc. How many can you roast and sell? How many can you dress and sell? Combine everything...and then begin planning the number of birds you will need each week. It may take you 6 months to perfect it.

Your Goal
I am confident that within 6 months, you should be able to sell a carton within 8 weeks. This should be your goal so that you can remain consistent. Though, it will be weekly sales. As of today, I believe 3.3kg to 3.7kg broiler should go for N15,000. I don't mean live chicken, but the finished goods you retail. Though, during festive periods, you can sell live chickens of such weight for more than N15k, in my opinion.

So, every 50 birds you sell within two months, you can get N500k profit. I am confident that this is possible; however, you must first establish your market.

You do not want to start with 50 birds, but you can manage 5 to 10. If you do not sell them all, you can eat them and be content, and then abandon the venture because you are terrible at retailing. At the very least, you will know you tried it. What if you are good in it and you don't even try? Because you need to buy fewer birds than what is sold, you will need to find like-minded people and pool your resources. Purchase DOCs, feeds, and medications together and share.

Lets Do This
So, I am creating another platform for this. The first one I made here was for breeders, and now this. The breeders platform has not picked up, and I have not opened any platforms yet because the majority of them are still figuring out how to best incubate their eggs. Power is a big problem in Nigeria.

Contact me if you want to buy 10 birds and use them to learn retailing. Let us work together to accomplish this.

Note
You can share your ideas here, and criticism is also welcome.

Let us investigate your claim that OBJ left no legacy behind in the 70s. The place called FESTAC in Lagos today was built by Obasanjo regime. So was National theatre, National Stadium and the NNPC which basically feeds the nation today. OBJ built the first refinery in Nigeria in PH. Yet you say he has no legacy. What exactly do you mean by legacy?

In 1999, he brought revolution to telecoms in Nigeria and that phone you are using to type is made possible because of his efforts. Yet you say he has no legacy. He built 16 thermal power plants all over the country in his 8 years. Yet you insist he has no legacy.
Lekki seaport is a private investment. Same with Eko Atlantic. You guys either go claiming private investments as legacy of Tinubu or you go claiming the works of his predecessors. Are you by any stetch saying those investments would not have come to Lagos if Tinubu was not governor? Lagos had 2 seaports before Tinubu. Lagos had Banana Island before Tinubu. You guys just mix things up. If Tinubu was gov of a state like Osun that has limited private investment exposure, it is obvious you guys will have almost nothing of note to point as his achievements.

My point which you have not refuted is that Nigeria is not Lagos. OBJ tried same thing with Yaradua and failed. The North are the most power hungry part of the country. If you think a Northern president is going to be saying Yessah to one man in Bourdillon, I tell you that you know next to nothing about your country.
Oga, my post was about leadership and building followers. Humans ....legacy. someone who follows your step. If you don't understand my post...stop making comments. Na waooo..

If you think Nigeria is Lagos where Tinubu will just pick someone and start teleguiding him from his bedroom, then you don't know much about your country. Ask OBJ how far with Yaradua. Everything baba did thinking he was doing Yaradua a favour was reversed within the first 3 months with lots cheers from the north. Tinubu does not even speak Hausa!! If that road is not completed or at least close to completion by the time Tinubu's tenure expires, verily I say unto you, that project will be very difficult to see completion especially with the shady nature of its award.
You are the one who is naive.

Leadership is about building a network of followers. Is OBJ a leader? Nope. He led Nigeria in the 70s and he had no legacy left behind. He was giving another opportunity in 1999, he messed up again. Go and look at Tinubu of Lagos. He has more influence than Jakande sef. He is still there. So, it is not about Nigeria..but about the person.

Let us wait and see how the project goes. That was how they said Lekki toll gate was impossible. That was how they said Lekki airport and seaports aren't possible. They even mocked Eko Atlantic. It was conceived when he was there over 20 years ago. And the project is almost finished.

Guy, I am not a fan of Tinubu, but I have learned so much from him. I pick good things from him, and filter out back stuff.

So, don't complain. You never see anything. Mine is that they should just build the infrastructure. Yes, they will be so rich...but let them.just put things in.place. I have nothing more to say.

gibberish as usual .... Every country that wants progress invest heavily in electricity generation first, most of the companies that left Nigeria left because of high cost of production where they have to depend on generators to run their factory we have lost many factories to Ghana because of electricity issues these companies didn't leave Nigeria because the roads were bad they left because bad electricity supply where they depend on expensive diesel for production they don't skip development process creating More roads with huge funds when there are bad existing ones is a waste and a bigger waste now that the country is struggling hard
While electricity is good, I agree....abandonment of basic infrastructure must go along. A case study for you to explore is the way the US built back after 1929 great depression. You will learn so much.

We are going to remove double costs of road repairs that heavy trucks use if we build out railways. Na common sense.

Common sense should tell anyone that only electricity can not do it. We call it infrastructure development. This is what we need now. Roads seas, air, light, water... everything.

The same way he built pipelines straight from lagos state govt coffers to Bourdillon?
Thanks for this. Let's address this issue without insulting each other. We are all here to learn. I will answer you back with questions.

Lol

Many of these people who write rubbish are mocked outside of Nigeria. Go check out all of the current wealthy nations. They began by developing infrastructure. Whether the economy is in depression or not, we must put structures, roads, railways, and seaways in place. We keep shouting that food is expensive...while farmers complain about bad roads. Consider how much food, oil, and other large items will be transported by rail across the entire region. And then the road will be preserved.

Many people are just educated illiterates in Nigeria.

I don't like Tinubu, I am not his fan... but during the election, I said it clearly that he would build Nigeria like he built Lagos. However, we will have his boys everywhere. Thuggery will reign... and many other bad things. Nigerians prefer him, and they have him. Shikena. Make dem manage am. But building infrastructure is not out of place.

Nigerians are gluttons. They prefer palliatives. Or have them use magic to put food on their table. They do not see the economic value in constructing this railway and road. They will finish it by the grace of God. Tinubu does not have records of abandoned projects. He is a man who chooses a follower to replace him and keep his projects going. The evidence is still in Lagos. He has many flaws, but I believe we should let this phase pass.

To me, let them keep putting infrastructure in place. We have reaped too many benefits from subsidies. Let us make sacrifices for our children and generations to come. Let us sacrifice for them. Even these politicians are embezzling, and we can do nothing. As long as infrastructure like this exists, we will eventually be able to confront corrupt politicians and control corruption.

Finally, it is beneficial to have opposition. While I condemn those who oppose this project, I still appreciate them. Everything requires checking and balancing.

Let us move Nigeria forward.

newoffer:
Am building a bigger pen house for the birds. I cannot give u numbers till I put the standard birds cage in place. They lay between 12 to 15 at most times.
Do they lay daily, and lay around 12 to 15? Then they stop. Right? How long rest?

My question is this. Can they lay continuously daily if they don't try to hatch their eggs themselves? If not, how often?

I know where I am heading, but guys aren't given me the right answers. Someone wrote that as long as their are males around, they lay eggs. But thats not so true. Birds lay eggs even when males aren't around. The conditions foe this to happen is what you find. But I know that the quality of feed matters. If they get the right amount of energy level, crude protein, and essential vitamins and minerals, they will lay without males...just won't produce fertile eggs.

These native are indigenes to our locations, and they eat everything....it doesn't mean they are well taking care of well. But even you give them the best, they won't grow bigger or may not lay as much eggs as commercial kinds. Or maybe lean meat is OK. If I am to market lean meat, then, I will try to find high valued buyers who understand the real value. When I find a sick person looking for lean meat desperately, I will sell at N15k each. Then, i will produce less. What I used 10 months to take care of. If not, I may not do it of I see the numbers. But if the productivity is extremely explosive, hmmmm....and I see N5k can shoot a good profit, why not?

I sell 6k. While my own people sell cheaper to people around. Am putting all my skills into the new phase of the local chicken because it's another arm of the poultry. The new cage will take like 100 layers while the local be on their hundreds because people from different section comes for it.
Plain white plain black are in high demand. The management is what am improving now. So we can forecast expectations. It is lucrative
6k looks good, but does it really make sense for 10 months old birds? You even said your people sell cheaper to neighbors...lol.

I am not criticising anyone, but you guys just entered this business blindly without forecasting your numbers first. It is too dangerous. Imagine spending so many years tweaking this and then find out that it is not worth the stress. Also, imagine you want to buy a car for yourself and you could project 2 year hardwork to do this because you have your numbers right. You should know the numbers of birds to sell, and then, how you will manage space very well...how you dispose males off fast. Before you know it, you have gone ahead to expand your market...and then, boom. You raise the bar again. But when you can't answer questions and give numbers, it is extremely hard to be progressive. Na to just dey do am anyhow...and it's lucrative to the person. Why? Just cos feed is almost zero. Lol. Think deeper. Why would I want to focus only on what I cannot use to raise huge money?

Maybe after seeing the numbers and it's not so good for expansion, then, I keep it small for monthly family upkeep. Then, I check broilers, turkey, ducks, quails, noilers, layers, etc for the ones I can use to raise cash. How do I source money? Cages or pens? How much will the project cost. Can I do it alone? Many questions to answer. And if you can, before you know it, you have raised 30 million naira. You don build your house. Or you don't buy a car....or you don japa. If the whole plan will take 3 years to execute, it is worth it.

If I see numbers, I know straight up if I want to do it or not.

Please, I won't really go into this again so it doesn't look like I am criticising you. Not my intention at all. I only want to help...but since you aren't opening up well.. all I can say is that....be fruitful...and multiply in folds.

Most people speaking out in support of such waste at a time when the Country is grappling with it highest debt and living crisis are poorly informed.

If you don't understand economics properly, opportunity cost, environmental impact, cost-benefit analysis, then there is no point deceiving the public on a subject you don't know. Bruce should be asked to keep quiet and listen to the experts.
You are the one who should keep quiet. You are less informed.
