it's not as if it's so bad here... imagine paying $1,000 per months for house rent for just 2 bedroom flat. how can I leave my job (I'm lucky to have it), my profession, my family and bright future here in Nigeria to go and meet uncertainty in America, where I will be followed cuz of d colour of my skin, where I won't have freedom.

For instance where u mention 1.5M for decking is nt achievable. i just concluded casting of a floor slab(decking) of a 4-bedroom dulex for a client today in gwarinpa estate abuja, the cost is as follows:
1. Planks, labour n material(nails etc)- 625k
2. Iron(reinforcemen)- 1.05M
3. Sand, stone dust n granite-246k
4. Cement-495k
5. Labour iron bender n man waka-245
Total-2.661M
In summary with 13 to 15M one can build a standard 5- bedroom duplex on a stable soil, in any part of d country.

I'm not actually familiar with Lagos terrain but I will give u what is obtainable in Abuja
** site clearing, excavation, conduit plumbingnand dpc of a raft foundation should take like 900k
**blockwork of ground floor (3, 500pcs) plus workmanship and materials should cost like 1million including lintel, column and head coach
** decking cost should stand between 1.5million including cost of materials (cement, fine aggregate and coarse aggregate) formwork, reinforcement (y16 and y12 for floor and y20 for column), workmanship and equipment.
** blockwork for top floor and lintel, arch and column plus head coach should stand @ 1.3million. you'll use almost d same materials as ground floor but due to d stress of moving materials to d top floor you'll spend extra.
** roofing (wood, aluminium and workmanship) will take 1.2million.
**electrical fittings will take like 400k (including wire, materials and workmanship)
**plumbing (kitchen, toilet, bath and dinning) should take like 250k including workmanship
**window burglary and aluminium should take like 300k
**doors,(main entrance, rooms, kitchen and toilet) should take 400k.
**rendering/plastering... materials and workmanship should take 700k
**ceiling finishes (p.o.p or gypsy or pvc).. #1.2million
**floor finishes.. unglazed tiles.. #1.2million
**balustrade (stair and verandah)... 150k
**paintings , 400k
** fencing ...300k, including gate, rendering and paintings
** landscaping... depends on taste but 400k will give u good finishes

So many coaches have come and gone, however, the guy is still there - either on the first 11 or on the bench somewhere. But always part of the squad. And that's a team that a lot of the players on this naija team would be lucky to be a benchwarmer on.

Look at Newcastle's current squad and the calibre of strikers there, and name one Nigerian striker that would make that team, apart from Emenike.

are u telling me it's wrong for an architect to design structural drawings? that means a mechanical engineer should design mechanical drawings, a structural engineer to design a structural drawings, an electrical engineer to design d electrical drawings and an architect to design just d working drawings.... this is not just possible in dis case...we are talking of a storey building not industrial building or high rise building.

Bwave: I don't know what you mean by "normal" building but any building that has a structural drawing must have been designed as a structure and should have a structural engr. to supervise the structural works. FYI, most buildings with more than one floor are designed as a frame but during construction the masonry walls go along with the frame structure.

I was talking about a storey building, even 2 storey building, the architect do the structural drawing of such building.... simply because the specifications are simple... as a builder, without being told, I can easily design d structure of 2 storey building without the input of a structural engineer... but that should be done by an architect.... structural engineers are meant for framed structures

I beg to disagree sir, you only need a structural engineer in a structured building e.g a building where u raised d structural elements only then u do d partitioning at d end,.. but when talkin of normal building, the builder takes charge and d architect (being the head of the building team and d designer of d structure) only comes to check if the schematics are correctly interpreted. structural engineers only deals wit complicated structural elements not like foundation and beams of a storey building

manual piling is used for short piles i.e where d bearing strata is not more than 1.2m to d top soil, it requires use of smaller tools.... while machine piling is the use of mechanical equipment to drive d pile to d ground... usually from 1.5m to 3m.

Architects do not produce pictoral designs but detailed functional housing designs( detail working drawings) upon which every other drawings or work ( structural, electrical, mechanical, QS, contractors etc) depends and that is why he is called the prime consultant and the leader of the building team in any building project. an Architect is not a prime cosultant in projects such as roads, bridges, dams etc those areas are for the engineers. So don't misinform people.

correct, and a builder don't work under d supervision of foundation or civil engineer... the only person empowered to check d work of a builder is an architect and this is to ensure there is conformity with the specifications in d schematic drawing.... and by the time Building Code is passed into law, everybody will definitely know where they stand cuz there seems to be clash of duties presently in d industry

Realdon1: Bro remove your mind from raft foundation since the area there is swampy, and the building is also highrising structure(more than 15m high). The reason for good soil test is to knw more of the bearing capacity of the area, to knw the depth at whch the stable physical element of soil wl b goten(mainly shale). These wl help in d design of pile(lenght and diameter).
