I even had a bad experience with an Ellington bought from their own outlet.

While we are on the topic, the other day the cable that feeds electricity to my house from my generator started heating up and melting all because I powered on the AC, so it is important to use the proper gauge of wire even between the generator and the house to avoid stories that touch.

Read the fine print, the 10yrs waranty is only on the dc motor grin grin.

My Lg washing machine i bought in 2012 has 10yrs waranty which expires this yr. But the fine print of the waranty says its only on the dc drive motor.

See the physics behind it..

The ac gets converted to dc before it gets to the motor to power it. So if there is any problem with rhe ac supply...it will damage the converter b4 it gets to the dc motor grin grin..so they are secure knowing that no harm can befall the dc motor.

My samsung microwave oven has same 10yrs waranty on motor only
I guess that's why we install surge protectors or arrestors and stabilizers to ensure that we reduce the likelihood of damage.

Infact anyone using sensitive electronics without those in Nigeria has a lot of faith or a lot of money to spare

Pls, what are your thoughts in buying semi detached duplex in gated estates built by reputable real estate coys in Abuja in places like Gwarimpa, Karsana and Life Camp, compared to using same cash to buy a plot in far outskirts satellite villages to build a fully detached and fenced one? Aside the obvious proximity and the perks of being close to the city center, will it be wise
financially,consideringg factors like security (since obviously for comfort reasons, building a fully detached and fenced personal duplex is better) to consider a semi-detached already built one?

First things first, I believe there are also fully detached duplexes in gated estates in Abuja, but they will cost a lot more.

Second, center of town is more secure than outskirts satellite villages. Gated estates as a general rule are more secure than non-gated outskirt satellite villages. Think of all the kidnapping attacks reported around Kuje, Pegi to mention but a few. How many such kidnapping attempts have been reported from the gated estates?

Thirdly, you are carrying about a placard, I am rich and established if you build the same kind of building you see in those gated estates in outskirts satellite villages, that exposure can be a liability and will vastly increase the money and resources you need to deploy and provide yourself commensurate security.

Forth, did you know what happened along the Nyanya axis in the last 72 hours, how according to unconfirmed news reports, a fallen tanker led to a traffic snarl that has lasted over 48 hours now, what if you have a medical emergency, can you afford to get a helicopter to ferry yourself or a family member out of that part of town? What of an urgent business?

Fifth, it can be a good future investment, here is why, there is planned road development that if completed will completely eliminate the problems of coming in and going out of Nyanya.

Seventh, it all depends on the sort of quality of life you desire for yourself and your family. As a general rule, the suburbs receive fewer hours of electricity than those gated estates in the center of town. So, figure in cost of fuel and sufficient capacity of solar power. Some of your friends and contacts will have issues visiting.

Those readily come to mind, there may be other issues that other members can raise.

Depends on the tariff band that applies to you.

How much electricity units can 1000 Naira give you? In KWH?

How many watts does your A/C consume at peak power and at minimum power?

Once these answers are given, we can can arrive at the information you seek

Just do it as advised here, sand paper, mixed 1st coat as primer then you are good to go my brother.
To be candid with you 60k is not rip off ooo, if truly the guy is good but you can still ask him for reduction
He should use the correct type of sandpaper (120 to150) to do the work or better still let the painter do it if he isn't a DIYer like some of us.

Paint needs a surface to adhere to.

If the surface is too smooth the bond between the paint and the wall is not as strong as if the surface was a bit rough, same reason why vulcanizers roughen the insides of a tire before applying a patch.

Otherwise it would barely stick. The wall is non porous and has zero to no texture for the paint to adhere to.

That's the simplest way of putting it.

No repaint since then.
But I don’t know if it’s still remain same quality ooo although I have some others building that I just painted few years back with same paint and caplux for like 3yrs 2yrs 1yr

Sandtex VME comes in two flavors: Standard and Double Quality.

I am told the Single Quality is good for 5 years, the Double Quality is good for 7 years from their factory representative.

VME is short for Vinyl Matt Emulsion

First of all opportunities are not equally distributed, which is one reason why it makes sense to help those close to you not as privileged as you are. That's what one would love if he was at the wrong end of opportunities.

Second, in Nigeria, you can have less than 1 million Naira in your account in January and have more than 500 million Naira in your account by June of the same year, if you run in the correct circles. Matter of fact, if you operate in the correct circles, it is far easier/faster to make a lot of cash in Nigeria than it is in America. I'm sure you have heard stories of people who were broke 4/6/8 years ago and who have achieved what others may take a lifetime to achieve.

That's why those who foreigners keep coming here. That is why there are some Nigerians who can never go overseas in the name of making money, they can visit and return, but never leave the country in search of greener pastures.

Finally, I wrote this to counter the fact that poverty cannot be done away with in a single generation. That's my singular reason for responding to your post.

I have seen Nigerians rise from being dirt poor to super rich in both Naira and Dollars and own property in Nigeria, US and UK without leaving Nigeria in one generation, and get so rich that they had to employ the services of specialist investment bankers overseas to help them manage their money because of just how much money they have amassed.

It’s my understanding that pressure treated wood exists in Nigeria but I haven’t seen it.
Then it must be sold by speciality shops and not the normal timber market I assume.

I want to build the usual American picket fence but it will seat on a concrete foundation.

Dear Forum, speaking of wood, what kind of wood in Nigeria is naturally antirot and anti termite?

I want to do some woodwork that will be exposed to the elements but will not have contact with the ground, but with concrete.

I also want in the absence of pressure treated wood, something that can last say 5 years before I have to do renovation and repair works.

The woodwork will be treated and painted by me.

This is the lack of investment I'm banging about. Neither the government nor the private sector invest in value added product manufacturing. The private sector cannot because of killing interest rate and the weak Naira. As a tropical country, we should not be exporting raw timber. We as a nation are stuck in primary production without value added manufacturing.

We export crude oil cheaply only to import the value added refined petrol at exorbitant price and subsidise it. It's madness.

If it is crude raw timber you need, your kitchen would have been completed long ago.

Raw cocoa....beverages

Etc etc

Smiles....I was a bit confused by your review, now I understand.

I am still thinking if the 77k for 20L is worth it. Sadly we don't have reviews here like we have online for other parts of the world. I am really interested in learning how long it lasted before needing a refresh.

Until I have that information, I think the 39k 20L is an acceptable compromise.

I have actually been talking to Sandtex. I love their range of colors and the fact that they have machines in their stores to tint the paint to any color I want.

From my research only Caplux had equal capabilities.

Berger was ruled out because they didn't have the deep colors I wanted to use.

I want to use uncommon colors in my build and I didn't like what the roadside paint shop did for me when I patronized them 2 years ago. Hence the research that led to Dulux, Caplux and Sandtex.

Won't say I was wowed?

My concern is a paint job that still looks good 5 or 10 years later, though the time varies between exterior and interior walls due to the pressure of the elements, but anything less than 5 years is not reasonable to me.

I have used cheaper paints. They look worn out after a year or less than a year requiring a repaint too soon.

That CAP PLC bought Sandtex validates my research. No wonder why the Sandtex website disappeared from the internet.

My research on paints indicates that Dulux, Caplux and Sandtex paints are made by the same company targeting different segments of the market/purchasing power.

My experience with submersible pumps, original Interdab1hp never disappoint in last 15 years when I brought the first one even since, is still the best in my experience with their output capacity. I bought couple of them for different locations since then. Either Russian or Italian made. The last one I brought pumped 10,000liters in less than 20 mins with over 95 meter depth of borehole, if it's not commercial borehole I don't think the guy needs to 2 hp, .75hp to 1hp is good enough to pump over 100 meters in my opinion

You know the pawn business has different departments within it. Can the above suggestion work for let's say the loan aspect, the lease and then the actual pawn apart from the buying and selling departments?
You can use just BVN.

You can use just NIN.

You can use both BVN and NIN.

You can use BVN and private identity data.

You can use NIN and private identity data.

It all depends on your risk appetite.

The loan apps all over use just BVN.

Maybe they have upgraded to NIN, not kept up with developments.

Use BVN and NIN and you have identity sorted.

There are private identity databases that capture information not captured by these.

Cross reference the two.

If the person doesn't register in the public and private identity databases, they fail KYC.

Then don't deal.

That's the solution

Hello guys.....thank God I found this thread.

I have a duplex under construction, we are at the roofing stage now, but my worry is I noticed the decking in two room vibrate if u jump on it. I first noticed it when a helper dropped a bucket of sand on the floor of the deck while I was standing on it. The way I felt a pulse under my feet I didnt like it. Few days later I noticed cracks under the deck......

I called the engineers attention and he said it was poor concrete mixture and that the guyz that poured d decking didn't get to the right level.

His solution is to chisel off the middle of d decking in d room about 9inches and then introduce an external beam.

Meaning we will crack open the middle of the room abt 9inches wide, wall to wall and then introduce a beam under.

What do the experts here thing. I'm really worried bcs cracking a decking isnt soo good, would it not affect the whole building.
I will not talk about the property side.

I will talk about the legal implications.

You may have a defective structure; you have also made the fact that you are aware public knowledge.

If anything happens to anyone on that site and you can be linked to this profile, then it is no longer pure negligence (unintentional torts), it is a case of premeditated harm aka intentional torts.

You can be sued for millions.

Please invite a fit and proper structural engineer to assess the situation and determine next steps.

You also stand a very serious chance of losing the property to government as a result of the property going down and harming people.

So has the family won the case? If not then just chill. If the root of the title you hold derives from the government then it is their problem to sort out. You will have a major issue if the title derives from maybe another family who have now lost the case but if it is from government then the worst thing is government will compensate.
If government seizes land, government must compensate, if they don't you have a case.

The OP I quoted is correct. Your lawyer needs to fnd out all he can about the root of the title your right to the land originates in anticipation of whatever the outcome of the case is or to advice if you even have a case from the get go or have lost your money.

1)We got the land from a private individual or got it from a registered company (will not want to mention the company due to privacy), and sincerely when doing our findings, the CofO is legit with the survey. The private individual claimed he's not aware and we asking for refund has been a tough war (Money problem wahala)

2) based on the issue on ground, we discovered that the whole area (some already built on it with several estates) is under litigation, government collected the whole area in the 90s and the area became a prime location for politicians and the rest, we got like 7 plots there.

From Point 1 it doesn't look like title is defective.

From Point 2, government has a right to take back land, what is in issue is whether or not proper procedure was followed, if followed, the decision cannot be contested. If it was not followed, the decision can be contested.

Everything depends on how the current litigation ends.

Issue now is which is the best of two approaches wait and see or join in the current litigation. For that you may need to hire a lawyer/law firm to review the facts of the case and the law and advise you on the way forward.
