Good Morning to the Daddies and mummy in the house, i sincerely need your contribution on this, help me.

We got a land valued at around 70M to 100M last year may/june, CofO,survey and the rest showed that the land is legit but when we went to secure the land, we discovered that there's a serious litigation on the land.

Government claimed the lands in the area (prime location) from a family back in the 90s without compensating the family, only for the government to end up reselling such land to friends (private people) which we later got it from.

We've done a serious back and forth since last year and it's been hellish (Land wahala) and refund is no longer forthcoming because we sealed the deal already.

Now, the lawyer representing the family made a request yesterday that we should bring 10M  to offset the bills they've spent on the case and to settle the family members and that when the case finally fall in their favour, they will give us a preferential treatment (Maybe we will forgoo part of the land or we will rebuy the land)

NB: on all angles, it might take time but the case is in the family's favour just like the Magodo vs LASG recent case.

We coughed out everything on this land and we've spent blood,sweet and resources on this case since last year, i have a feeling paying the money they demanded won't solve anything even if they should eventually win the case, i don they think am sinceeee.

What did your lawyer say about your being joined as in interested party in the case?

As opposed to your empowering another interested party to get a judgement that has no bearing on your claims to the land? And which judgement will be delivered without awareness that you have some interest in the said land?

That way the judge will make a pronouncement that covers your interests in the matter.

As a general rule, Nigerians build first, then consider security as an afterthought.

Understandable, because of the cost implication of building with security in mind from the get go.

My reason for sharing is that technology exists to make breaking into houses unpleasant if not almost impossible.

Remember, thieves don't like attention, thieves love quiet, thieves love darkness.

Do what you wish with the sentence above.

If items worth so much are in the building why not set up security arrangements be those technology or Human guards?

What's the value of the stolen property versus the monthly salary of the guard multiplied by how many months it takes to complete the building.

Wishing for the best is not a fail proof strategy.

For example there is glass that resists shattering even when impacted. That itself can buy time and make the theif or theives uncomfortable, but how many people install it?

There is also a concept known as Crime Prevention Through Environmental Design (CPTED). How many home owners in Nigeria know this and practice it? It's one of the reasons why I opted for a see-through front fence and the eradication of any objects that can provide a hiding place for anyone in my compound.

I cant tell much about Cybersecurity jobs from Nigeria because I dont live there and don't know much happening there after being here for almost two decades now, but I think there are strong possibilities, especially now that the world is dealing with covid-19 and everyone is working remotely.
If Indians living in India still get cybersecurity jobs with major firms in different parts of the world, then Nigerians in Nigeria should not be left out. Like I said, I had friends in Nigeria working in the IT space for firms all around the world, but not in the Cybersecurity line, but most of them have now left Nigeria.

You can get cyber security jobs in Nigeria BUT except for a few sectors the spend on cyber security by companies is not that much.

There is a greater opportunity for cyber security money outside Nigeria.

There are also sectors that I prefer not to name that spend a lot on cyber security in name, but much of that money goes to godfather's and godmother's and not actual cyber security infrastructure....please read between the lines...some things are best left unsaid or spoken of in parables.

I understand, its not your sweat, so you can type away.
It is not about sweat or no sweat. I am not happy with the outcome you have suffered. I have severally asked him to refund you in good faith. But it is not about what we wish, the law is very clear, if payment is made for a contract and the contract is not performed, then there is a breach of contract. Breach of contract lawyers are taught in law school is a civil wrong and not a criminal wrong.

If you allege crime, you need to proof that his action was criminal and his intention was criminal, you need to specify which aspect of criminal law he breached. if you cannot prove all three your case will fail. It is far easier to prove breach of contract and claim damages.


I am sure you have a lawyer, run the above by him.

You have a lesser hurdle to pass to prove that you suffered a breach of contract than to prove that he intended to and actually committed a crime against you.

In any case if you go the criminal route, rarely will restitution be ordered, it is between the state and him and if you were to win, criminal penalties await. With a civil case, restitution will be ordered.

Is it not restitution that you want?

I want you to be properly advised, that is all.

As an aside from purely property matters, and in the light of the undercurrents, and some of the thank you posts here in the last days of 2021 and the early days of 2022, I thought it wise to make the statement below.

Somethings stood out.

President Obama said that one of the books he uses as an escape from the pressures of the presidency was Bernardine Evaristo's book. Imagine the President of the most powerful country recommending your book.

Bernardine Evaristo has returned the favor she has been granted by been digging up authors who she felt were overlooked and trying to spotlight them and because a Booker Prize winner is the one making the recommendation people were taking notice.

The authors she recommended were extremely grateful that someone of her stature propped them up.

The point is this, if you are a vendor on these streets, be careful what fights you get into, some fights are not worth it. Don't bite your nose to spite your face.

Pick your fights carefully.

Be willing to lose money to make more money in the future.

Be willing to create, sustain and maintain goodwill.

A word, a note, a recommendation can land you a million naira or dollar deal even a billion-dollar deal.

Sometimes you need someone up there to open doors that would otherwise remain closed.

There is no doubting this is the best approach I have come across. I don't know about cement mix but since the outcome is like concrete, it won't allow capillary action of water.
The effective approach are densifying the concrete or plaster with chemicals that is absorbed to fill in the pores within and prevent water movement and using mineral paint that allows unrestricted evaporation of the water through the paint surface without peeling.
The first approach gives similar effect to your approach.

Speaking from a "practical point of view", you are still not getting the point or not accepting the points being raised. Nobody is saying that a non German floor house will collapse. That is not the point. The point is the associated health risk a non German floor house brings regarding a damp home. Not all homes will be damp but all damp homes are without DPC. This is not rocket science.

All those houses you are saying did not collapse, if only you know what some are suffering with regards to damp.

Think about it this way: at the end of the day you are going to spend millions completing your project. So what's the point of spending all that million and still end up possibly with a damp home? Make no sense to me really.

My blood relation suffered heavily from asthma because of this. Hence the investments I made to fight it as outlined above.

The first time I fought damp walls, I took down the old plaster from the floor to the midway point between the floor and the ceiling in all the rooms of the house. Then personally supervised a cement mix in the following formula

1 part cement to 3 parts stone dust to 2 parts sharp sand and 1 part plaster sand.

Five years later there is no evidence that the house was not properly built, the paint no longer pealed, and anyone workman who has worked on that part of the house said, the plasterwork is like concrete.

I also added a water proofing powder whose name I cannot remember since it is more than 5 years ago.

By the way this was internal not external walls.

I must admit the walls were not smooth. But screeding or another layer of plaster with a different mix can easily resolve that. I later screeded it to make them smooth.

Rather than not doing German flooring at all especially on perceived stable and hard soils, I'll suggest the method adopted by muyi002 in attached link, it's a cost-saving alternative that can mitigate against the damp wall issue due to capillary action of water.
