Funny me cheesy

My QS is on his way to Lagos just for this.

Is it possible instead of terminating the contract.
You should just complete the contract.
Looks like he is willing to complete it.
This is for the sake of your job
Bringing someone in will raise cost of stuffs by a few throusands.
Meanwhile you already paid for most things

Next pls call somehow and sort this only
The main building only took few weeks to complete.
Why should roofing and fence now be the reason for all this

You can imagine.

You self Bleep up.
There are so many instances where next have mentioned that a client is supposed to be paid certain percentage after certain milestone.
I am sure you had a well written contract with him.
Paying him for as much as 97 percent without the roof work done doesn't make sense.

You paid for the fence and gate house without him starting a single job doesn't make sense either
There is nothing bad in you breaking down the money into 3 tranches.
Start block work with first tranche
Get to mid way with second one
Complete it with 3rd tranche

Smiles. Swindle??

Let’s hear the QS report to ascertain what was done viz-a-vis what was paid. You know I don’t compromise that’s why you wanted me on site at all cost.

Sincerely this shouldn't have happened
There were warning signs for months.

This guy kept writing ..... ...... ..... On the house thread.
I thought he was just a troll.
All those months of writing dots
You should have done everything possible to complete his project.
I even asked you then.
But you moved from bogije to Ibadan and I thought there was no money.

The excuse that he was contemplating the use of TILES IN THE ATRIUM DOESNT HOKD WATER.
YOU SHOUKD HAVE ASKED HIM TO MAKE AN IMFORMED DECISION MONTHS AGO.

Him just putting the tiles there two weeks ago means you had months to either work on how your job will work
Or convinced him to abandon his experiment.

Tiles were installed when? Did you bring materials to site and the tiles then stopped you from roofing? you are clinging at straws. Tiles were installed just 2 weeks ago as I WANTED IT.

I gave you a blank check that whenever you want to install the sheets and want any of the tiles removed, I will send my tiler to do your bidding.

So tiles installed 2 weeks ago stopped you from roofing the house 5 months ago?

The atrium is also uncovered.

Is it because of the tiles?

The security house is yet to be completed after paying you 100%, the tiles caused this too?

Like I said, no longer interested in your services. I will bear the cost burden your delays and excuses have laid on my lap.

No wonder you were trolling the page for the projects then
You were always writing .... .....
I thought you were some kinda troll
Didn't know you were the actual building owner.
That project started well and just stopped midway
I thought it was cos of funds from the owners side

This is something I will be doing, even thought it will be costly, breaking( making a hole) into a fence/wall to gain entry into a house is very easy and I believe Doors/burglaries are mainly formalities since there are alternatives for people who mean business.

The fence we built is 3 coaches higher than most standard fences and we will be filling the fence block holes with iron rods that let’s see how ypu wil break block and also cut through the iron rods.

Note: Doing this is expensive

It is way better
Way way better

The behaved like thief's to get access to the building in the middle of night.

I already have two Caucasian dogs solid ones. But it seems I will invest in like 3 kangals and two pitbulls to bring my total dog count to 7

The first police officer wey first climb fence go don suffer from dogs before he go think of breaking my door.

They broke the fence wall in another reported case.

Don't you think people should start putting and welding iron rods into the building fence or maybe iron sheet
This way when they break the cement block they will still have to face the challenge of iron sheet that has been welded and plastered to the wall.

But then dem go just climb the fence with ladder grin grin grin grin

Actually it’s depends on individual and type of factory and the type of product to be produced.
I believed they might have
1 .check the sum of money to be invested in such project ( factory)
2, cumulative return in year(s)
And used such to determine there PAYBACK PERIOD
* A R R ( average rate of return )method
*p p ( peak profit ) method
With these method they will know the best deal either far ogun state land or Epe axis land to choose from.

But to me I will choose that Augustine university area.
The road that link IGBO NLA in ILARA back to IBOWON and OTEDOLA town area over FAR ogun state land
Bcs those area mentioned above in Epe axis will soon turn to new ogun/Lagos mega town/ village
That your land of 1.5m will become 10m per acre in few years
The far ogun state land like,
Ijebus area
Idowa
Emuren
Ijebu water side ( Abigi, Ibiade, iwopin)
Omu
Ilese
Imushin
Etc
We remains like that for years before it will grow

Pls don’t ask me if am from ogun state bcs sleep de worry me now I wan go to bed.
Check time

You are the best sir
Thank you so much for this analysis

@n3xt
This question is specifically for you.
And a one who can help answer it.
Lands in epe axis for agriculture cost between 1.5m or so per acre.
This is around at Augustine university.
But most factories and farmers choose to go to Ogun state, some places as far as 3 hours drive to Lagos.
Lands there cost 300k to 500k per acre.

Pls I will will to ask why people take that decision
Knowing fully well that cost of transportation to Lagos will tell

For the attached we budgeted 100m.

Hello

I'm out of Nigeria and thinking about an investment to make, currently I'm thinking about investing in a warehouse. Anyone with an idea or a rough estimate on the cost of building say 5,000sqm warehouse. Land size isn't the issue.

Will really be helpful

Boss how many meter square is this warehouse sir ?

I’m thinking something between N300 - 400m. What do you think sir?

I was thinking a ware house of 3000m3 shouldn't be more than 50m lol.

For example one can use cost by using sheets in stead of break and motar

Beside Intl breweries, not so far from the Inter change, there is a farming community there where they plant Cassava, Yam, Corn as well as some Oil Palm. From what i could observe, i wasn't able to spot any activites of Herdsmen there but i am sure if you get there you can ask people familiar with the terrain.

I choose not to use the place for beekeeping primarily because there were a few real estate companies springing up here and there. But it is still a farming community.
