/. Pretty much every university in Nigeria has a Department of Law churning out intelligent and sometimes, half-baked lawyers. It doesn't help that in some cases, some went into the profession with the wrong mindset mostly at the goading of overzealous parents.
There are more lawyers than cases. Adjournments alone are enough to discourage people from seeking legal redress in Nigeria. Throw in corruption and incessant judicial strikes, then you get a society with no need for lawyers. The ones in successful practice protect their territories--no connection, no job. A lot of them are moving into the unregulated real estate business out of frustration. Everything jagajaga! / |

mandax: Modernization is never first started in state capital before spreading to other parts of a state. There is no moral or constitutional backing to your talk that modernization should be started with state capital.
If Roman Empire concentrated on building Rome while London, Paris Athens, etc waited, rest of Roman Empire outside Rome would have rioted.
Your first line is a huge lie. It's a huge falsehood propagated by people in one zone of Imo state, but unfortunately sold out to dummies in Orlu and Okigwe zones.
If government first restricted modernization to Lagos or Abuja, what we shall have today is Owerri as a glorified village.
The implication of your starting modernization first in Owerri is that as Owerri expands and populates, every governor must be constrained to use nearly all of Imo state's capital development funds to provide infrastructures to populating and expanding Owerri, to the extent that time shall come when there is no more money to build even the most basic social infrastructure in Orlu, Okigwe and other once developing towns in Imo state.

keryj: Good, from your explanation, you should understand that the selling price of a property does not mean that's the market value.
E.g if the current open market value of a property is valued at 10m and the owner decides to sell it at 2m (making it the selling price) , does it mean that 2m is the value of the property? No Sir. I don't think selling price is regarded as the value of a property / Yes. N2m is the real value of the house at the time if that's the best offer. Why is N2m the best offer in a supposed N10m house? The market just talked to the seller. In other words, there are no demands for the property. The main thing is that home valuation is not pure science. Take 10 assessors independently to a property, they will come out with 10 different numbers. That's why in valuation they say that an average house value in a particular location is NX. / |

keryj: I do understand you.
What's the difference between the selling price and open market value / In layman's explanation, open market value is the fantasy value placed on a property. Selling price is what the seller (either convinced with facts or prodded by circumstances) "agree" that the property is worth at the time and is willing to accept such. No two used houses have the same price. / |

Buhari is working on: - Diversification, seeking other avenues to generate revenues to complement what we earn from the Oil Sector (like Agric, etc). - Social investment programmes that create employments and provide seed money for Nigerians who wants to do business. - Improve the ease of doing business in order to encourage new Startups and strengthen existing businesses. - Block loopholes so corrupt politicians will not find it easy to loot public funds. - Ensure credibility in public services, so that the little resources available will be properly utilized. - Save up so that our Economy will have the Backbone it needs to soldier on to greatness. - Prosecute offenders to serve as deterrent and bring accountability. - Recover looted funds that were senselessly fissile away from the treasury. - Encourage Nigerians to work hard so we can all have a better future ahead.
And Atiku care about is How to sell NNPC and National Assets?
President Buhari all the way. God bless Nigeria! / The problem with Buhari is that he is always still working on something. 30 years later, he is still working on increasing the number of his cows beyond 20. Give him another 10 years, he will still be working on the things you listed. / |
Celebrities › Re: Linda Ikeji: My House Is Now Valued At N850 Million by InvertedHammer: 5:20pm On Dec 08, 2018 |
keryj: Valuers give the current market value of the property. If it's negotiable that's when the buyers price stands. Mind you the buyers price doesn't make it the value of the property, instead it makes it the selling price and not that it was valued at that price. Try to get the difference / At least you understood that current market value is an educated guess based on prevailing factors. The "real" value remains what you get for it. If you cannot find buyers at the estimated value, it means that buyers do not value it at the proposed price in which case most buyers come down from fantasy price. Why do you think bank assessors and independent assessors will have different estimated values for a property? Because the numbers are arbitrarily assigned. For example, there was a real estate crisis in US in 2008. Houses valued at $400k saw their values nosedive to about $200k. What changed? Same house, same location. Market will always determine the real value of any product. / |

mandax: Okorocha is finally going with his son-in-law.
Owerri is not all there is in Imo state, such that every angle of Owerri shall be decorated, as Okorocha has been doing for eight years as he abandoned the once developing towns of Orlu and Okigwe to decay.
Most parochial group in Imo state can't give up the falsehood that a state was created for successive governors to first build the state capital while rest of the state waits, till Owerri is developed by government.
Industries attract population and urbanization to an area, development can't be only from ignorant or poorly educated governor like Okorocha who wasted the state funds on demolishing inner Owerri to build ten lane streets, while humans in the other towns of the state outside Owerri dwell on dilapidated two lane streets, no drainage facility, no running water. Enough of Okorocha and people who think like him, do not accept that modernization in Imo state must extend beyond Owerri. / Modernization needs to start somewhere(usually state capital) before extending to other places. Start from Owerri and spread out. Sadly it hasn't even started in Owerri--a city that is currently without form or plan. 8 years gone! It is too late for Okorocha to be initiating any projects now. To redeem a little of his totally battered image, he may need to start clearing backlog of pensions, salaries and debts. / |

One would think that it is common sense. But the leaders think from their rear ends. Do you want rapid development in a city? Build the roads! Gov. Chime is still the pacesetter. |
