It’s not good enough for referrer to fold arms in circumstance like this and expecting the parties involved to sort their issues by themself or to we them to bring the issue to the public forum for debate.

The only reason I think Micgray100 felt safe to deal here is because someone stood surety for the contractor. And we do not need to mount pressure on matured adults all the time to solve minor issues.
I do not expect a recommender (not 'referrer' as you call it - which implies getting some benefit in the transaction) to stand surety.

If I highlight a service provider based on my honest lived experiences, it is your own risk to transact with that person and I cannot be involved in any resulting shennanigans.

If that becomes part of the equation, this thread loses something further and is well on the road to being a hollow shell of giant adverts for solar batteries.

The issue discussed by the OP relates to product shortfall. That means demand that exceeds local production for whatever reason especially in the short term. If that reason is as a result of local refinery downtime or malfunction, the license holders should have an opportunity to import fuel to cover their foregone production. I'm thinking the players in the industry inclusing Dangote, Walter Smith and other potential modular refiners, not necessarily useless NNPC.

It is unclear even if this is going to be profitable because, remember, they have invested in their own refineries and have to service the debts so idle capacity is never to their overall benefit.

Currently, our fuel importers are made up of 'rent-seekers' - corrupt parasites with little or no investment in domestic production capacity and no interest in that direction. If this bill incentivizes them to set up refineries to stay in business, it's a win for the country.

When it comes to a certain part of my projects, I prefer the owner make their pick.

Here’s pics of my minimalist kitchen installed 8 years ago. I just checked the drawer pull and sliders and they’re still very good.

I was filled ecstasy seeing the brushed nickel finished drawer pull still shining after many years until I saw pic 4 which was picked by my installer huh
It was then I remembered I picked the most of the drawer sliders myself and even kept some spares for other projects.

The original drawer sliders that I picked myself ones have well lubricated bearing.
We're on the same page then. From your perspective as a service provider, it must be shocking that unless the client micro-manages the contractor (to the last nail, to the last drawer slider), most of them will use what they will get away with.

I wish most people building today would pay more attention to the quality of materials used on their projects instead of price.
The problem is that price is not always commensurate with quality. It is a matter of luck that you end up with a concentious service provider and I have my eye on a few of them here.

Alas, the Nigerian environment encourages (nay, rewards) as much corner cutting as you can get away with in my experience.

Being brought up in a certain way, I don't haggle too much on pricing upfront because I understand living has to be made. I certainly don't compromise on quality. I'd like to think I'm no mugu too lol and it's not a matter of death in the grand scheme of things.

So, an esteemed Nairaland contractor supplied my kitchen drawers. In less than three years, all the hinges are gone (see below) ... we're having to replace them all. These hinges are normally hidden within the cabinets, they come with the job. Should I have sent them away for laboratory tests before commissioning?

Nigeria has signed up to the "Doctrine of Joint Enterprise". If you allow your bank account to process huge volumes of cash from a ponzi scheme, you are complicit.

Listen carefully ... if you receive referral fees for geting someone to join a fraudulent scheme, you are complicit if they come after you and your assets.

So, MBA Forex for example - if you know anyone connected to that scheme that convinced you to invest, or promoted it to your detriment (some even on Nairaland), go after them with EFCC. Forget Maxwell Odum for now, his own watery beans is just being soaked.

@n3xt, seems to me an opportunity was missed to enhance the utility of this 'crawlspace' before topping the foundation slab. Y'know - Leveling the ground, some blinding or even basic interlocking?

Left as it was, it could end up being overgrown with weeds or plants, more likely a 'snakespace' lol.

PS: I would suggest a small roof mounted solar panel to power the lights so the dog cage is truly independent of the house mains as it can be wheeled around the compound.

The inspiration for your dog cage is from the internet but it's a good design.

You need to complete the project and display everything here including price and you'll certainly get a lot of interest, including mine.

Even if your prototype is not made of the same material (pine) as shown in the internet picture, you can provide that as an option for future customers.

Tenancy relationships in Nigeria are largely regulated by statutes. Most of the provisions of these statutes to lawyers and other stakeholders are susceptible to inconsistent interpretations. In recent times, the courts in Nigeria have taken steps to look beyond the law books and give flesh to areas in tenancy matters where there seem to be inadequacies in the provisions of the laws.

I will not take the risk of inconsistent interpretations by choosing not to stamp any legal document that requires such stamping.

Stamp duty is required on (new) tenancy agreements in Nigeria.

Again, for the purpose of clarity, the 6 per cent stamp duty rate is not chargeable across the board. It is only chargeable on rent or lease agreement of above 21 years. If your rent or lease is between 7 and 21 years, the stamp duty rate is 3percent. And if you pay your rent monthly or yearly, that is less than 7 years, your stamp duty rate is 0.78 per cent.

It is a legal requirement. The fact many don't pay it means they are breaking the law. It's probably common to break the law in Nigeria.

The folly of not stamping documents (breaking the law) is only exposed when these documents are tendered in court and a judge can also take this view they are inadmissible if an opposition lawyer so argues. That is the risk you take.

Not sure where all the US reference was for in that other guy's response but it is not worth going on a long argument thing with this.

It's a common legal requirement and not just Nigeria. You stamp a document/agreement officially so it is admissible in evidence when a dispute arises especially if granting security over such agreement. The option is yours of course.

The rate is set by law but Federal/State Governments can offer waivers for certain categories of investments. Eg, an FDI I'm aware of saved over $20m in stamp duties recently through such waivers.

If you're buying a house with a mortgage, the bank will require you to stamp the purchase agreement before accepting it as collateral, again so it can be admitted in court as evidence if things go wrong.

At N35k per month, or N420 per annum:
- what does this charge cover?
- how can this service charge be revised, is it just inflation, or anything else?
- who owns the management company that this charge goes to?
- can the residents take over this management company?

I'm weird in that I actually like some assymetry (but ground floor must be taller, not the other way round) - especially if like in some beautiful buildings near me, the ground floor is exposed bricked/brick veneer and the first floor painted ,say, white.

In the absence of SEC registration, you will need to convince people:
- What protections are afforded to investors if this scheme falls over and management run away?
- Are clients' accounts kept independently from the management account?

All that space not utilised for anything other than aesthetics, they are not converted into additional rooms space on the roof attic or useful lofts, storage space or even converted into a man cave. That is one aspect of building business in Nigeria that I think it's still lacking behind. The full utilisation of this high roof space being created for good looks only and not used for anything. I think architects and engineers should advise the client on full space utilisation, I stand to be corrected it's just an observation.

Would anyone here be happy to have a straight white line and use extra 50sqm of materials while trying to achieve symmetry or alignment?
I was driven along the Highway in Abuja sometime back, around Mabushi. I was struck how aligned the white lines in brown shingle roofed houses in an estate were. House after house.

I don't get the point of these patterned roofs anyway but if it were my build, the lines gotta align. Imagine what anything else does to someone with even the mildest OCD? And over 20, 30 years? Yikes!

Just providing feedback.
