Rent in warri used to be about half of what an equivalent apartment goes for in Port-harcourt, while port-harcourt rent is about what is charged in mainland Lagos.

Price of cement is about the same anywhere in the country so why spend 20million to build in Benin and collect a fraction of the rent when you can make more in Lagos!

Building to rent for me is not a very good business
I have done my calculations over and over again
and I realize that at an average, you will have to wait
for like 14years!!! before you can get your initial investment(all things being equal.
That is excluding renovation and increase of rent with time. So I say, the extra increase
of the rent over time, should be used for renovation then). Again after the first 3 to 4 years
the house is no more new and its rent by then will not be as high as a new building by that time!!
To explain my point, Fhemmy a block of 6flat will cost around 18 to 20Million(in Lagos if you are building 3bedroom each)
Again, if the cost of 3bedroom is 400k per annum, then the cost of land around that area is most likely to be around 8m to 12m
To earn 2.4m per annum from housing, you need to invest around 28m to 30m or more!!!!

Then on the order hand, building can be a very profitable business, if you get your land very cheap or it was inherited
or the land you have before you build has already appreciated to maybe 5 or 10times it price. Then when you build, it
can be more easier to get your investment back asap and start making profits!!!!

What I advise and will always advise is build to sell!!!
or if you are building, make sure you are building a plaza,shops,warehouse,night club etc.
Sometimes you may even regret building yourself a house when you get few bad tenants
Again, I think building a house can be one of the safest way to tie you money down and tap from on yearly basis in Naija!
Again, renovation is not expensive at all. Except when the house is already dead!!!
Now for commercial houses, one of the best to build is a storey building
when they gets very old, they depreciates a little compared to the 2,3 or 4 storeyed buildings

This is a very good thread. For people who are afraid to venture into build for rent, I will advice that you fear not.
I will only advice that you try to use your own money to build, even if you have to go for a loan let the initial 60 to 70% be your own money or your family's money.
Great wealth grow slowly, but grow it must. You may not witness it in your own generation but if you teach your children how to prudently manage the family's wealth, then you can die being rest assured that your children will be well taken care of.
for instance my family has been living off the rent collected from the family apartment building. And am looking towards building more apartment buildings for rent. Now imagine in the next 40 to 50 years when more apartment buildings have been added to the portfolio the amount of income that the family will be generating fro PASSIVE INCOME. And we do not have business men/women in the family, only salary earners.
But most young men want to drive flashy cars and go out with even more flashy women, while paying rent to landlords.
Just know that even your landlord's DOG is your LANDLORD.

Keep 20% to 30% of the money for any maintenance request that may come up during the year. If you had built with quality fittings, used experienced craftsmen, and chosen responsible tenants then your maintenance cost would be very low or zero. Invest the remaining rent collected in something else (buy land, start another building, buy stock, do buying and selling etc) and turn over the money or just blow it and enjoy your self. The choice is really yours.

The topic of this thread is very true, the words we speak and believe in about us have a way of coming round to us. We should ensure that those words are positive.
When I was in my secondary school doing WAEC and JAMB, I had this dream to be an Engineer and in the first page of my Further Maths textbook scribbled my dream this way "A potential Engineer". I did my Jamb and in my first year was able to get into the dept of Mathematics yet my dream did not die with that.
I kept telling my friends that I have to do Engineering and must change over to the Faculty and they did not believe me because it is known that the dept of Mathematics does not release any student for change of course as they always have the smallest number of intake, that rule changed after my first year there. I was easily released to change into Engineering and I graduated from the Engineering faculty, the words that I spoke into my Life came true, Alleluiah!

stop attacking the op,  he/she does not have to be specific in knowing what he/she means in this instance. I visited lagos last year and could not believe those were the same buses which gave decent transportation for the public just less that a couple of years ago. now heavily beat-down jalopies . the insides were incredibly dirty, torn seats and even the yellow handles to hold if standing were black,  I don't even want to begin with the outside. They have literally replaced the molues and it is painful to see the absolute lack of maintenance culture at every level.

What if they at least get cleaning companies to take charge of cleaning and find ways of making sure more careful drivers are chosen? These London buses have been here for ages and here they are still bright and shiny everyday. I know we can't just get there immediately but at least start from somewhere since it was initiated by the Lagos state government.

It was disheartening to see.

Fashola is doing no such thing, he's not touching the national grid, he's laying his own underground cable to service the targeted areas. It's there in the article and you can not guarantee uninterrupted power supply to any area in Nigeria with the national grid, so obviously, they are not talking about anything that has to do with the federal government.

now think of when MTN Nigeria came to be. . imagine the state Govt invested in 10% of MTN in 2003. .and kept its stake till today. . (some 7yrs later)

That money they used to invest could have been used for something else. . but today a 10% stake in MTN Nigeria would be worth some $1.5Billion Dollars. .(MTN Nigeria is valued at $15 Billion Dollars)

This is what we are talking about. . . .u guys should have a change of mentality. . its about private equity. . . debt financing or PPP. . . and everything is for profit. . esp projects of this magnitude. . u dont build a $700 million dollar project to make losses .  . who would lend u the money in the first place?

now as for those of u talking of social programs like welfare for the poor, health care. . . education etc.  . know that the state govt cannot bear the burden alone

In the USA if i move from Pennsylvania to NY state. . before i can access NY city/State owned health care facilities. .i have to present ID. . showing that i reside in the state(NY state address). . .at the hospital before i receive treatment. . . because i must be paying taxes to the state or be able to be sent my bill to my New York address, in case i refuse/or am unable to pay immediately

In Nigeria this is next to impossible. . . people move from the village to LAGOS in thousands everyday. .yet they pay no taxes to the state. .yet we expect the state to provide services to all these ppl. .

I agree i write rubbish and lies, but please tell me what you know about the ftz personally? when last did you go there or have you gone there before physically?? what can you tell me about the surrounding environments, communities and infrastructures surrounding the area?

When did i attack the rational of the free trade zone?  This was exactly what i wrote and dont misquote me:



1. Can you describe the exact location of the free trade zone starting from Eko akete to tell us where  the exact place it is without you using google or you tube as your guide? The road leading to eleko beach is one long straight road and it gets to a T-JUNCTION Where you can either go straight on to eleko beach or choose to go right or left. From your you tube video can you tell me how long from the T-Junction it will take to the ftz and tell me what exactly is opposite the free trade zone towards the beach? Do you think the roads your talking about was created today? It has been in existence for years and those who used to party around eleko beach in the 90s will tell you that. 

2. I asked what are the developments that are there apart from the free trade zone that the populace have benefited from? Can you tell us the schools, hospitals and other amenities commissioned in the communities adjacent to the free trade zone?  Mention one since the ftz was created? At least your commissioner should tell you the names of the infrastructures provided or do we have to go to you tube to find that one too? How far have you gone to tour the communities? Apart from eleko beach there, what other beach is there and what is the living condition of the inhabitants there?  Apart from AMEN Estate can you tell me of an other known estate there and why is sales is so slow for the owners of AMEN Estate that they have to slow down work because of the lack of infrastructure or awareness of the area. Do you know the number of people still living in mud houses and no light within the adjoining community close to the beach? Have you seen them personally to ask them what they have benefited from the ftz

3. Before the free trade zone, eleko beach has always been in existence as a tourism hot spot and all the roads had been tarred for years back, so whats the significant difference in that area apart from the free trade zone hidden in one corner for the past 15 years or so?

Please don't use video evidence from the comfort of your room to show me what i used my eyes to see 2 weeks ago and will probably go there again this week or next week and take pictures to satisfy your curiosity. You have no verified anything independently but your basing your arguments on hear say! Where is the logic in that?

I see you just rely on what people say for you to base your own opinion and insult people along the way because that's the only way for you to gain attention and attract people t read your posts. If your looking for a neutral person to verify what i have just said, ask johnie who writes alot about the lekki/ajah axis to go there and verify independently with pictures to know whether i am lying or in your words stating alot of ignorant mumbo jumbo.

Besides if the ftz has been so good as you say and has impacted seriously on the economic benefit of the host communities and lekki/ajah as a whole why is it the least demanded area for people who want to buy lands? Why isn't it on their top priority list? Who today can build a house there and live there immediately apart from the host community who have been living there for donkey years? Do you know how many Nairalanders have gone there to purchase lands via inspections with me and disappeared never to return there and rather buy in mainland ajah because they don't see the viability of that area or the ftz for now?  I don't need any commissioner or govt official to tell me what i can verify with my own eyes. Please other people that are familiar with the ftz or have gone to Eleko should also say their piece and not rely on you tube to buttress their point so that we know who the real ignorant person is.  

Anyway am done arguing with you. Your known for stirring up fights without saying anything meaningful and supported by physical evidence except dem say dem say. If you cant answer any of my questions in relation to knowing the physical land marks and what goes on there on a daily basis then your not in the best position to criticize me whether am right or wrong.

For the feasibility, i think the  CBN has restricted it to Abuja, Lagos, Aba and a couple of places in the first instance. CBN can use that to test its workability and fine tune it in line with out limitation and peculiarities. Also it will enable the fast thinkers to quickly develop solutions to take advantage of the opportunities it presents.

Personally, I pay for my DSTV via my mobile phone even when I am in the interior of the country, I check my bank balance, transfer funds, and pay bills via intercontinental app on my phone, just paid online using GTB mastercard for a flight to London on Arik, I always book flights on line anyway. Recently nokia N8 where bought on line and on terminals. the list and possibilities are enormous.

i think we just have to key in to it and make it work. We are wowed by the advances made in other countries and we think that if they were as paranoid as us they would have succeeded? If the m-pesa payment system were started here am sure many here will shoot it down.

Dont get me wrong there are and will be challenges BUT THEY ARE SURMOUNTABLE. where is the NAIJA spirit? MTN ( a foreign company) told us per second billing was not feasible till kingdom come, it took a Nigerian company to prove them wrong.

I am certain that the opportunities presented by this policy will bring about the next crop of millionaire entrepreneurs in the next few years, also more money will be drawn into the banking system making CBN monetary policies more effective,making more money available for lending, forcing the interest rates (the economic holy grail and a very important ingredient to our economic growth), reducing cash transaction cost, reducing armed robberies (God how highway  armed robbery has reduced in the north east of the country as people no more carry cash around).

Exciting times are ahead!
