Miproperty i know your doing a good job by providing affordable accomodation for Nairalanders but one thing i dont like that you do is that you just write 3 bedroom apartment in Oshodi without naming the price of the apartment which is sometimes odd and frustrating for the viewer.

Please endeavour to always put the exact price the property is being rented for to aid viewers and to boost your own business too.

What a topic shocked.

I expect Fireworks to explode on this one before i give my final summation.

These are the kind of people that need to react to get a balanced View of it:

1. Those that intend to subscribe and pay instalmentally and are scared because they keep on hearing Horror stories


2. Those that have subscribed and are in fact totally upset with the whole system and regret doing it

3. Those that have expereinced it and can live to tell success stories about it and how it has benefitted them and won't hesitate to recommend it to others

4. Those that can assist to make the system work and those to weed that that are giving the system a bad name.

This topic is open for all because whether you are a subscriber or not, you know somebody that wants to subscribe or is subscribing presently or has subscribed and your input could assist so many people.

I think its time to finally close this chapter on Mr Kayode Gid.

I have met him and spoken to him and this are his faults:

1. He is quite disorganized and he needs to be more organized

2. Being an agent means he has access to other properties that are not under his portfolio and when another agent tells him about the property i guess he fails to inspect it properly before taking a new client there and when questions are being bombarded left right and centre, he wont be able to defend the excesses of the other agent property and in his haste to make up for that gaff, he begins to call other agents to inquire if there are other properties he can get for the client on the spot and it gets quite frustrating and begins to impugn his character which i guess is also a major problem for 85% of all Lagos Agents, so he is not alone.

I have come out to scold Kayode publicly to show i know him too but what i wont tag him as is a scammer and fraudster which i think is pushing it to the extreme angry.

I purposely put this topic out in the open for people to give me a diverse view on him to see if i am wrong and from the reactions it only shows that clients are dissatisfied with his services and that is borderline DISORGANIZATION and not being a fraudster.

A Fraudster is one who takes your money and doesnt deliever or make amendments to earlier promises and those are the ones we have to weed off NL . I dont think Kayode Gid has gone that far for him to be tagged a fraudster. So what i will advice is for Mr Kayode to take all these criticisms as being constructive and to become a better agent and who knows he might end up being NLanders best Agent in 2010 grin

As to the complainants, i hope this adequately settles all the squabbles and keep on scolding Kayode thoroughly if he gets disorganized but please dont label someone a fraudster when he or she hasnt done such a thing to be compared in the league of Maddoff. It isnt very Polite and its a terrible way to assasinate a person's character unduly.

So Kayode Gid make it up to your clients and give them 110% next time they call you up for a Job!

To other agents, i hope this now shows that other Nlanders are watching and they have the power to either elevate you or destroy you. Good name is better than Gold and if you didnt understand the capacity of that idiom before , you should now do. Mr kayode is about to get his name rubbished and its only left to him to convince Nairalanders that it isnt so.

Once again Read post well! If you are an Omonile, this post is directed at you with no apologies but if you are a mortgage institution real estate company, it is not!

I have not for once said real estate companies should not do instalmental payments plan to subscibers. At least you have documents to back it up?

So why are the real estate agents here getting so worked up? At least for everytime you say a client should pay N1million per plot but to spread it in 10months at N100,000 per month, you have your profit inserted in it and if the subscriber fails to complete it, you minus your running costs from it and return the rest backed with documents. Its a win win situation for the real estate developers that is why you are real estate mortgage institutions. So where is the confusion here?

What docs do omonile or third party agents give subscribers to back up their claims?

Please this is the last time I am clarifying this post and if more real estate agents cannot see the difference I have pointed out, you can continue to throw your toys out of the pram. I won't repeat myself anymore again!

What has been broke got to do with it? FYI there was a Valentine i was so broke as hell that i could only mulster enough money to buy her only a card and till we broke up, she kept that card in a very conspicious place because she knew i was broke but still went out of my way to show i cared and it was special to her. For years i have been scratching my head to understand all the fuss about Valentine and why its so special to Women. I know its a day to express love and be caring to your loved ones but The media and Society pays too much importance to Valentine in respect of women. The Flowers, Cakes, Perfumes, Clothes, Dinner for 2 etc all seems tailor made for the Woman but we hardly hear of any gift for the Man or why Valentine's day is so important to Men too. I dont hear of Women worrying themselves hoarse in getting their Men good shoes, cufflinks etc or Men's toys. Its generally designed as a day for a Man's wallet to go empty with no refill.

The Whole concept of Saint Valentine has totally changed today and Guys are under much pressure than ever to deliever as if its a general birthday to satisfy all women with all the gold on this planet. Do women even spare a thought for Blokes on that day and what they go through to make Valentine special for women? How do we make this Valentine a truely 50/50 thing in future?

Prince Kayode Tokunbo is a very Sound Lawyer. I did my Chambers attachment in his Chambers in Abuja and i learnt a lot from him. He will restore sanity in the office of the AGF but he is also very tough in terms of negotiating and i think i cut my teeth through his tactics.

As for Aandooka, he should be shipped off to Bedlam to join his mates. He and Bayo Ojo of the Obasanjo era were total absolute disgraces to the legal profession and may we never witness such AGF's like that again!

Read topic before you post. I am refering to omoniles and paying instalmentally.

Read my P.S: where I said it doesn't apply to mortgage institutions and exisiting properties because they have documentation to back it up. Virtually all estates in mowe/ofada are mortgage institutions because they have all clauses for interest recoup in case of default by the subscriber.

I am talking about buying lands from omonile and paying instalmentally.Why then would ibogirl take it so so personal?

Its a forum and just as I criticize, I expect criticsm too but back it up with congent reasons to show why I am wrong but not going as far as calling me a liar, fraud, biased etc and every inconcievable thing you can dream off!

I have learnt how not to exchange words with people because that is your aim whenever you feel threated or am stepping into your territory to point out gaping holes!

Naturally, i dont comment in this section and just glance through but i think i will attempt to answer some of your questions:

Dont be silly man. . . which youngster at Arsenal is earning £30k a week?. . . .  when even established bois like Alex Song are only earning £40k
There are so many Youngsters earning  less than £30k a week that are already in the first 25 aka, Gibbs, Trarore, Jay Emmanuel Thomas, Jack Wilshere,  Eastmond,   Merida etc. Remember that since they were blooded through the youth team, they have a restricted salary structure until they are 18 to sign professional contracts and because Wenger ties them in for long term contracts, most of them end up having the opportunity to review and re negotiate their contracts when they are above 21 instead of 18. Fabregas is still on £60k pw despite being the best player in the squad and even Van persie was on £40k before he recently renegoiated it to £80k. The truth is that having a structured wage bill that is affordable is what Wenger craves and dies for that is why he can have a barn yard of young players at his finger tips.

Recently Jay Emmanuel Thomas was reported to have had an accident crashing his SLK McLauren worth £100k plus! Hello, It was reported that he earns £10k per week and the media was questioning how a young lad with no experience financially and with a low wage of £10k still be able to afford that car until it was discovered that it was a car finacing that will take him years to clear off.

Summary here is that almost half of Wenger Young boys are paid less than 30k pw because wenger catches them young and ties them down with low end salaries in exchange for instant fame, exposure and stardom which their agents are ready to trade their clients for.

Can you sack Wenger and live with your loan repayments for the next 20 years? Face it man, Arsenal are on some Ajax sh&t till the loans are repaid.
Its on a fixed 25 years loan repayment at $20million a year. Not a penny more not a penny less, so that argument is fallacious. Whether Wenger or Amodu, it changes nothing. Over the years, i have given out free advices and helped loads of Nairalanders to purchase properties and assist what ever way i can to ensure due diligence. I will never come out to say everything has been smooth when conducting a transaction but i try my best to do whatever it right and will provide maximum happiness and when there is a problem, i will do everything within my power to assist in rectifying it but there is a problem i have noticed that has been creeping up and up these days and most people dont know the legal ramifications of this and its the issue of part payment for lands.

Everytime a cheap property is being advertised on Nairaland, the first thing people ask for is whether they can pay instalmentally or what are the chances of part payment for lands. They normally state that because maybe they dont have the funds now or they are anticipating for future funds or consider it to be a flexible mortgage on land.

Nairalanders please this is the greatest mistake ever and those that go through it unscathered shouldnt continue to try their luck with such an issue.

Your just giving Omonile the opportunity to use your money to drink more ogogoro and wack pepper soup without reciept.

I always ask my self, what document or title do you get after you pay part payment for a land? undecided

It is so rampant in Mowe/ Ofada and that is the genesis of all the wahala in that place. Now slowly it is creeping into the Lekki/ Ajah Axis with all these new ploys to make people buy lands and giving you the opportunity to spread payment.

How do you claim ownership of that land when your dealing with omonile?

How do you account for it?

What stops the omonile from re selling that land if someone comes with the full amount to outbid you despite you paying countless installations

What document do you really possess?

A. You cannot claim to have a letter of Allocation because there is none

B. Your not entitled to any survey plan

C. Your not entitled to any deed of transfer or assignment

D. You are not covered with any C/O or Gazette

E. What if the omonile decides to abscound?

F. What if they inflate the price half way?

G. Talking about the estates surrounding Mowe and Ofada that are having troubles fulfilling their subscriber base for those that even paid in full, talkless of those paying instalmentally?



Your just walking into a lions den because legally the only remedy open to you is suing for SPECIFIC PERFORMANCE but we both know how many years that will cost in terms of money and time that will over shadow the N1Million Land that your paying 2 or 3 times to get.

Property Developers, Bankers and Agents will woo you to pay instalmentally for lands but the success rate is less than 20% without complaints, problems or wahala associated with it.

Take it or leave it, 75% of Nigerian Property Merchants have the tendency to be fraudulent to dupe you off your money once you give them that loop hole or chance and in most cases than none, it takes a  miracle to get your money back.

The police will only flog and flog and flog the Omonile and charge him to court but he will be granted bail one day and the case will go on for years till your tired but you wont see NADA of your money.

I have seen the harzards of Part Payment for Property Issues so many times that i am compelled to warn people about it. Its not by force to buy that land if you dont have the money. Wait for God's Chosen time and you will even get something better than for you to rush and throw your life savings on a land as part payment and the Omonile parts with it.

Do not be mistaken, Omoniles are very very very dangerous and dubious People and it takes a wise head, Good counsel and wisdom from God for you to scale through these people. They dont mean you well and they are only after your money. Dont give them the small opening they crave to wipe you clean. Do your due diligence, save your money till you have it complete and pay for it at once. Collect your documents and be glad of your achievements.

P:S: My advice doesnt extend to Mortgage Issues or part payment for Existing Property because it has a structured channel and mode of paying instalmentally and because it deals with large sums, there are always provisions for refunds and back up collaterals. I am merely talking about all these cheap properties ranging from N250,000 to N5Million.

I dont know whether you know me but i take it upon myself to suprise agents very well at their banks and i dont reveal myself because i need to study and observe you before i make my stand against the person.

To be honest, i will tell you what i think about you and your way of practice. You can be quite arrogant and cocky to your clients but i wont deny that you do work hard to assist Nairalanders with accomodation problems especially in respect of rent issues.

I know why you demand money because i know there are some clients who use agents as guinea pigs and abandon them half way and it only makes you want to become wiser and more callous in approaching things. I have also been a victim of this situation countless times but i will never take my anger on another person because of the self deciet of another person. I know every one cannot be like me to do things partially free or charitable but you also have a duty to establish a rapport with your clients no matter what and explain to them why they need to pay you search fees and what they can do to alleviate your movements e.g maybe they can carry you around in their cars or pay for your transport or meals or calling cards etc. People might not find that hard to do but you have to establish a connection with your clients.

To all Nairalanders, miproperty is not a bad person and he is providing a difficult service which i wont do and he has to be appreciated but we should also all learn to be more accomodative of one another and excercise due diligence. So i endorse you as the RENT king of Nairaland Properties but i wont come out and defend you again if people come out to say otherwise in terms of attitude and agency payment fees for job not delievered. smiley

But truthfully i thought i would see the price of the property for lease in the advert and wanted to know if the agent had a direct link. The agent should be in the best position to clarify and since its a new clamour now for agents to be held accountable to clients, i think he has a duty of care to do likewise to calm nerves and reassure people.

Keeping Tabs on Estate Agents is something i would like to do and enforce but how do you do it when an Agent has been exposed and banned and he comes back with another Nairaland I.D?

Is it possible to have pictures of Agents to show to the world? Wont that also violate their privacy too?

Or better still have an Association of Nairaland Real Estate Agents to Monitor and enforce these duties and responsiblities to clients?

Property Issues are million Naira issues that should not be taken lightly. Looking for N500,000 and above to pay for a tenancy or land is no small joke and for you to know later that you have been scammed and duped is a big problem.

We really need to establish a concensus on the way forward here because i can no longer be the lone voice trying to educate people to do due diligence in respect of property issues anymore. Like a poster stated, the I.D Verification per Agent seems to be the best solution and i wonder if we can enforce it.

I got this text message from a Nairalander on Saturday after he was contacted by some Nairaland Agents to show him some Properties in the Lekki Environment which turned out to be a ruse and very problematic:

" [size=14pt]Lawyer but why is dt most of ur posters on Nairaland r dubious? As a moderator, is it not possible 4 u 2 pre-screen peopl offerin 2 sell property? There are 2 many clowns[/size]"

While the text might seem humourous to some, there is an underlying seriousness involved here because he complained seriously about the following:

1. Unnecessary Time wasting to view Properties that are rubbish and a total reverse of what has been advertised

2. The Agent dont seem to know much about the property upon inspection and would take a client to a very far distance and still not know what he is suppose to sell

3. Have no idea of the proposed document or title it possess

4. The property itself might not even be a good land or the owners are 2 different people.

While i have done my best to an extent to visit some Nairaland agents secretly to weed out the wheat from the chaff in exchange for name calling and relentless opbrium when they discover who i am for spoiling their business and exposing them, there is also little i can do too. I cannot be every where and i cannot do 50 property searches in a week trying to validate who is who especially those on Nairaland.

Although i must confess that i have met some very wonderful and brilliant agents on Nairaland but it seems the hoards of Dubious Agents are patroling Nairaland now in droves and its becoming worrying especially for people like the above Nairalander who sent me this text.

Please i would need your advise on how to tackle this situation and what roles you can also play because we all have a duty to protect this website and ourselves from Dubious Agents and also Agents too your responses will be highly appreciated!

Another caution, did you go there with a GPShuhhuhhuhhuh because immediately after Union Bank is out of the gazette and is acquisition, Union bank was also tricked into that part that was cleared and had to ask for a refund before the remaining portion was given to them somewhere else.

If you have noticed carefully,i havent come all out to say i have finished my investigation and search of that place. I have done 80% of it and today i just recieved the official gazette of that area.

But if you know me very well and have been fortunate for you to work with me, you will know that 90% search is not 100% SEARCH in my own books. I have everything i need including pictures, plot allocations, discussions with the family members and every vital information needed to secure a safe transaction but i need to take the Alausa Surveyor there to map out that place personally to know whether it falls inside the gazette and the alloted coordinates or not.

I will never endorse anything that i havent done 100% due diligence personally. I know about the Union bank and peak estate and lands bought and i brought this issue over and over and over with the family members about the validity of the gazette and the alloted portions for sale. Despite all their assurances, i was still able to convince them that i would be coming with an Alausa surveyor to confirm personally in their prescence and its the ones that he says that are available that will be endorsed.

All in all though and keeping my fingers crossed that it is not under acquistion, it is one of the best dry lands in Lekki i have come across in a very long time and the surrounding Neighbourhood is really really good and i wont hesitate to endorse it as a mega steal once i have confirmed the last lap.

But if it turns out to be a hoax and the landa are under acquistion, then that's the end of this one till the next find!

The royal palm according to them already have the global c of o but they are very expensive cheapest starts at 3.5m ,but queens land starts at 700,000(they are in the process of acquiring the global c of o).
My question is if i decide to go for the queens land shld i wait until they get the global c of o, or can i go ahead and buy it now since they allow stalmental payments(price might go up after they get the c of o)?

Thank you very much for the kind words and encouragement, at least it takes one person to convince the next person to do a little bit of good to assist others and one by one before you know we would all be kinder towards each other and less dubious. Anyway as to your question . . . hmmm its quite a delicate question because i dont know how lond it took them to get the first Global C/O of the Royal Palms and that will determine how long it will take them to get the one for Queens land.

I really hate hearing a C/O is under process. There is nothing like that. It is either you have a C/O or you dont have. A C/O under process does not confer any kind of legal right to anybody or company and what if it is under process for the next 10 years? Do you still have to wait for it to mature?

This is what i would advise first. Try and get a survey plan of the area or take an Alausa Survey to that land to know whether that place Government has plans for it in Future and if you have to pay any ratification or not there in case the Government releases it.

If the Surveyor gives you a go ahead, you can purchase the Queensland but it should be noted in you should tell your lawyer to insert in the deed of assignment or a Memorandum of Understanding (M.O.U) that when you buy the land, it is the duty of Queensland to ratify your deed with the new Global C/O so that they dont charge you an extra fee for ratification of the deed to conform with the Global C/O in future.

Thank God somebody has finally brought up this particular issue. Let me break down the real issues in your question to truely analyse:

1.

When an omonile or family omonile shows you their whole survey plan mapping out the entire area it is as a result of the following;

a. The families want to separate their own lands from the other community so they call a surveyor to map out their own lands according to their customs, heritage and gift of succession of land over the years.

b. When they divide it now into particular plots, it is know a block per plot and it makes it easier to locate your plot if you intend to buy from a family that has done this. They usually look as if your buying from an approved Government scheme. Its is an organized way of doing things but the problems comes from the fact that what they allocate to you via paper is different from what you see in real life.

So unless those plots that have been mapped out as a Scheme, you should take it with a pinch of salt and get an Alausa Surveyor to go with you to map it out personally. I have expereinced lands and still expereincing this same thing when they show you mapped out plots for you to buy and you just buy them on face value without taking a a professional surveyor to map out the coordinates according to what is written in their survey plan, you could end up buying another person's land that has been allocated or sold to somebody else and thats where the real wahala starts.

b.
And on that survey, you have a stamp saying "free from acquisition
No matter the survey plan that you see free from acquisition stamped on it, whether individual land for sale or family mapped out land for sale, make sure you do the survey plan search to verify it in the surveyor general's office.

The number one fraud and scam today in land sales is this "Free from Acquisition" stamp you see on survey plans. It has generated so much controversy and has led to the duping of loads of People in terms of Millions of Naira.

For example, i was with a Nairalander who engaged me for my services this Saturday Gone for me to help him do a search in Lekki Eputu Village to be precise. The omoniles continued to assure him that the land for sale was a Government Gazetted land and was Free from Acquisition. They were so sure that he was going to buy the land not knowing he had called me to verify and do the search for him. I came with an Alausa Surveyor and did the search instantly there and found out that the so called land that was gazetted according to the Omonile wasn't Gazetted at all and in fact it was under Government Acquisition. In fact today i got the news that it is the proposed berthing station for the Proposed BRT Buses to ply that Route.

My new Nairaland Friend has been thanking me profusely for not allowing those omonile's use that same trick to scam him off his money but we give God the glory for giving us the strenght and wisdom to help and educate one another in times like this. smiley And i have promised to help and search for him a very good land that is free from Government Acquistion even if it takes me the whole year until he is happy and goes to bed peacefully with his family unperturbed.

So what i am saying in a nut shell regarding this is that dont ever ever judge on face value a survey plan that you see is free from Government acquistion until you search it thoroughly in the Surveyor General's office before they give your the go ahead unless you couldjust be dashing another omonile free N2Million or more to buy Ogogoro and Shepe for himself and his boys because you failed to do the right thing.

I have always had issues with this kind of bully tactics by some prominent families especially some prominent families in Lekki and Ikorodu. Some of the excuses they have for using their own individual surveyor include;

a. Providing Job Opportunities for the indigene surveyor

b. So that they can adequately defend a property that has been mapped by their own surveyor since it came from their own indigene.

In my own opinion thats absolute bullocks and holds no water anyday.

1.I have seen the so called "son-of the shoil" surveyor make absolute blunders of imaginable proportions when making a survey plan that leads to more land disputes than ever.

2. You hardly establish a rapport with the surveyor because you pay a huge sum of money and you never get to see them when you need the survey plan

3. It takes 3-6months or more to get a survey plan that should be in your possession within a Month at most

4. You have no idea whether they have lodged the red copy or not in the Surveyor General's office

5. It takes a life time for the beacons to arrive to map out your plot

6. When you report or get agitated to the Baale or chief of the family, instead of understanding, it results in a shouting match as if they are the ones doing you a favour and in most situations they are not on seat after they have collected your money.

I have no problem if they are providing job opportunities for their indigenes but if the plan to use them was to provide due diligence and reliable works then it is a laudable reason to use them but from experience only a hand ful of families that use them get the best out of them e.g the oniru families, the olumegbon families etc but the Areas where there are just loads of bushes and all of a sudden they have seen small civilization and people ready to buy and they start saying its their family surveyor that will do the survey plan, Please challenge them to the end that you are bringing your own surveyor to do the mapping because your surveyor will give you the best since your paying him to do so.

And as for Verification of the survey plan, only an Alausa Surveyor can verify the authencity of it and give you the carry go, that is why i have an Alausa surveyor on my payroll 24/7 anywhere i go to do an on site investigation so that i would know on the spot whether the land is good or a bad land you should avoid.

Okay as usual i will be there again on Saturday to Inspect it if it is;

1. Within a reasonable distance that is within civilization and the immediacy of development

2. If the documents are top notch without any wahala ( Since you said it is a gazette, it will be heavily researched and by now you should know how i operate) No mago Mago at all

3. If i think the pricing is good enough that will benefit Nairalanders

4. If the chances of future development is there especially for land investors looking out for a profit margin tomorrow in case they purchase now and buy

5. The number of omoniles to deal with and how either irritable they are or how cordial they will be with Nairalanders

If all of these conditions are met then its something i can endorse Nairalanders to buy!

Warning Dayo: Please make sure you research and investigate these people and their lands before i come unless like the previous one, i would not hesitate to denounce it if i find any reason what so ever to do so.

Thank God for this info o! For the past one week i have been recieving this same numbers every 30 minutes burning my battery and killing the network not to talk of the credit that has been disappearing! This is really bad and am glad i have learnt to ignore these numbers from now on
