Finally the search and availabilty is no longer free and its is more complicated and time wasting is unimaginable. It could take up to 4 weeks before your name is out and when it finally comes out and they reject it, it takes another 4 weeks. Imagine the stress they give me and People would be screaming on my neck why the name isnt out as if i am the cause not taking into consideration the number of times i go there in a week and month just to check one name whether it is out.

There is now an alternative though to making the name come out in time within a week. It is the Nigerian Factor and i hope you underdstand. I have been able to break into the "Cabal" and for you to get it out quickly, you need to pay their price and if you dont like it, you can wait for the next 1 month just like every normal person and it doesnt come cheap. And because of the quickness and speed of releasing the name, the company can be registered in less than a month or one month precisely because the real bottleneck of the name check has been eliminated.

Do the maths of everything, collate your certificates, check your licenses and go and procure the ones you need, triple check the names you want and make sure they are unique and after that, call me and we are in business unless i won't answer you.I am now super expereinced enough to know which company will scale through and which ones would not and how difficult it will be. Company registration is no longer a do or die thing for me anymore. I only do it because i want to help and not because of the money because i am not gaining anything and the stress coming from that CAC is enough to lead a person to his grave.

3. The CAC is now seriously brutal in terms of registering all manner of companies these days. In fact they are asking for all sorts of certificates of proficiency or licence from registered bodies before you can do that kind of business. For example, last week they introduced a new law that before you can register a hotel or motel or tarvan or simple bed and breakfast or inn, you must get a licence from the Nigerian Tourism Development Corporation and it costs N40,000 to just get that license, whereas, anybody could register a hotel or plan to do one without any certificate undecided

Also to become a real estate agent, you need a license from Redan, to do any computer related or IT related business you need a BSC in computing or Engineering. undecided

In short before you register anything now, someone has to know precisely what he can register because its so bad now if you end up filling the object of the company with things you can't do and submit it for registeration and the CAC finds out that out of the 100 things you want to do, you dont have the license or certificate to do just 1 out of the 100, it will be rejected and you cannot use TIPEX to erase it. They cancel it totally and force you to repay new fees to do it all again. In short operation Zero Tolerance. Its now a boot camp and Lawyers have to be on their toes to avoid this malfeasance spreading to the client in terms of the fees. Very soon people wont be able to register companies without any licensing or certificates at the rate they are going. So i hope you now know why the fees have changed drastically and why it takes a much longer time for the certificates to come out?

Quite a while here but let me clarify some new changes at the CAC:

1. People call me these days to register companies at ridiculous rates claiming they spoke with someone and they offered them less. Please this is not a bargaining tool and i will honestly prefer you to use the person who gave you a cheaper rate. You cannot compare quality and Intergrity. Personally i have registered over a 100 companies for Nairalanders in the last 2 years and you will not hear of one complain of fraud by me or lack of competence. The only grumble i hear is that it is taking too long and that is everybody's nightmare. I do my job dutifully and steadily. No mago mago and if i tell you this is my fees, i have evaluated everything before i talk and will not do it to improverish myself and will not do it to milk you.

The CAC has its fixed fee and any thing i collect from NL as an extra sum for my mobilization is super chicken feed because i want to help. Unknown to most of you, i dont break even at all if i count all the times i go to the CAC to go and check whether the names has come out 3 times a week for almost a month and i dont get any favourable report from them. That enough sucks the mobilzation or legal fees talkless of the verification process. It is now a very huge cumbersome and dis organized process and that is why lawyers are milking and leving clients heavily because they are passing the price and burden from the CAC to you the client now. The charity days are gradually eroding

2. The registration fees in certain types of companies to be registered have increased, so bear that in mind

We are working on it. From what i can gather, you want a separate board for the articles alone right?

If we separate the boards into for sale and for rent, we would still have posters advertisng the same property over and over and over again in different boards i.e for rent in for sale and for sale in building section etc.

That is the problem i we are having and we are trying to sort it out.

Advises will be welcome before we make our ultimate decisions.

I dont really have any problem in assisting People with Information on Nairaland freely regarding Property Issues and I dont think i will stop helping people because of a few. its just that maybe its a Ghandi Moment in me to assist people concerning property issues and i always feel that for everytime 4 people are trying to feel smart, there is one desperately in Need of that information so that he or she won't be scammed or defrauded by Property charlatants.

My major grouse is with people that contact me to assist them in looking for Land. Naturally am not an Estate Agent, so i dont have a huge catalogue or brochure of Properties to choose from to offer[b], rather the most single important issue about buying a land or Property especially in Lagos is knowing the genuiness of the property. No property is good unless you determine its genuinity which is a very pain staking process to investigate and engage in discoveries that could take a while.[/b] Nobody will like to throway N1Million for nothing without any back up and that what's makes my job so intriguing and difficult.

One of the first things they teach in Law school is for Lawyers not to get close or sentimentally attached to clients so that when ever there is a problem, we can easily disengage and leave the client to seek other remedies. I think i have breached this rule seriously and that is the reason for way certain Nairalanders have decided to treat me. For every Nairalander that calls , Emails or i meet, instantly i treat the person as a friend and better still as a prospective family member and go out of my way to do things only reserved for people that should be deemed too close to me. In the process of searching for a land, i will scout the 4 corners of Lagos looking for a property that is only fit for what i can recommend to my Dad for the client. When investigating the property i will add so much intensity and under go rigourous searches as if i was doing it for my Mother so that she won't be scammed. If at the end of the day, the documents have been deemed ok, and the client says he has a budget of N1Million, without even telling me, i will negotiate so hard on behalf of him to see if the land can go for N500,000 Not minding that it might result in a smaller commission because i assume every client is a family member and deserves the best.

Even after the transaction despite the fact that i owe no obligation to the client after the purchase, i still have a vested interest to make sure the property is safe from Land snatchers and Thieves who want to encroach on the land and will fight to ward off such issues without demanding a dime. That is why virtually after every search and transaction i do on behalf of the client, i keep a working relationship with that community to help secure and protect that land, because it is one thing to have N10Million to buy a land but is another thing to have money to fence it and monitor the land so that Land grabbers and Omoniles wont sell it.

But i have been taught a bitter lesson. My colleagues have reminded me of what we were taught in Law school in respect of every man for himself. The more you help clients like your family member, the more they impoverish you. undecided

It really makes no sense where by someone sits down abroad, orders an Agent or Me to go into the thick forest of Badagry, Lekki or Mowe/ofada to search for lands,investigate for lands, negotiate for lands, agree on a price and all of a sudden the person stops communicating and leaving the person hanging not minding the financial or psychological trauma the Client has put the Agent or me!

Then later on Clients will complain that the Agent is being too wicked or demanding for money or generally aggressive to them because they have been taught series of bitter lessons because they were kind enough to offer to help. Nobody is saying you shouldnt Window shop, Nobody is saying you might not have the money now but you intend to get it in 3 months time so your preparing, at least i would trust you more to understand how to help you rather than punishing the person unduely.

Am not a vindictive man and i wont be happy to hear someone has put his money in a land fraught with problems, but i just heard that the man that i was trying to assist to get a land for months who discarded me for being too professional has finally sunk his millions into that hottly disputed land and already under 3 days he is beginning to see the wahala i warned him about. His money is gone, the land will be gone, Trouble and litigation or blood might flow on that land and i am very happy he is seeing his reward so soon. It would have cost him less than N50,000 to save his over N2Million and am glad he is an example of how not to treat people badly and learn to do due diligence properly and not be in a haste!

I have done more than 1,000 free survey plan searches for Nairalanders in just 3 months without asking for a dime and if i was collecting N20,000 per survey plan i know how i would be smiling to the bank and 85% of those lands i searched for free all had problems either government acquistion or were committed lands and i would not hesitate to advise them not to buy it because of the problem inherent in it. Truthfully how many of them even bothered to say Thank you after i emailed or texted them the results. How many of them came back to even drop a line of well wishing or tried to demand what it costs me to do that search and how i am faring?

Every Nigerian Abhors Corruption with Mouth and they preach against it daily but when they find one that is not corrupt, they treat that one with scorn, laugh at his foolishness, take advantage of him/her and pat themselves on the back for being smart!

I think my orientation about helping Nairalanders should change because i think there is a limit to helping people and being used and dumped without even saying a simple thank you. Anyway, all that is gone and i have learnt that the more you are honest with people, the more they take you for granted. The more you look and act fraudulent, the more your respected and accepted.

I know i said i would help people to do things free and i have been doing it freely but i have realised nothing in life is free. Doing property search is one of the most difficult jobs in Lagos and i bet 3/4 of Nairalanders cannot do that job. Running from pillar to post trying to check out the validity of a property so that the Nairalander will not be scammed by omoniles and the same Nairalander would sit down comfortably in his or her office dishing orders via emails and phone calls and at the end of the day disappear without any form of appreciation or minor commendation. Some will so use you to bleed you dry trying to garner information that they have searched far and wide to get and when they get it so easy from me, i become a toe-rag to them.

There are the ones that will tell me to help them find good lands with good documents and after scouting the whole Lagos looking for a good land for them, burning Fuel in serious traffic, meeting countless agents and omoniles, investigating and tripple checking the property, the Nairalander will just disappear and leave me hanging at the mercy of the omonile's so that when somebody that really wants the property comes, they will pour out the frustration on that person by doubling the price and turning me to an outcast all because i wanted to help someone Abroad to get a Good land. Honesty really sucks!!!   undecided

There are those that prefer straight out lies for them to be convinced. You tell them that a property is under Government acquisition, they get angry that they can't get it and stop contact with you because the Agent or Omonile will tell them that i am too "academic" in my approach or too formal and that other lawyers don't go through all these checks and balances before they buy properties and that they should do away with me instantly.

Well the good news is that other lawyers dont need to be as academic as me because its from that land problem that other lawyers will see their daily bread through the forth coming land case in court about that same land and people like me  who try to prevent land cases are the enemy of progress.

In short, i understand the way things work now. Its is a Nigerian thing to accept mediocrity and fraud as the way of life for survival. I have tried to toe the path of honour and truth to show that not all Nigerians are bad, fraudulent and some can geninuely help people but i have been soundly defeated by my ideologies. It just won't work! Things need to be treated as a business before it is being appreciated. Information need to be hoarded before it is respected. Things have to be done in secrecy and lies before it is accepted and hypocrisy is the other of the day.


[b]I know of a man today that i have been helping him search for a land for free for almost 4 months. I have searched over 20 plots in Lekki that i have not recommended for him to buy that were either under government acquistion or is in serious dispute. Finally i saw one that i believed he should have, although it had some quirks, after consulting with Alausa, it was found that it could be sorted out for him. This man now wanted to push me to do something unproffessional to draft agreements when i havent done my other search to meet the families or draft an agreement that they will sign without knowing the contents of what they signed because he wants to pay for the land immediately. No amount of money will push me to do something that will be unproffessional and unethical and before you knew it, after all these things i have done for him freely, he decided to put me aside and hire another attorney to do his unethical wishes.

I really hope he has paid for that land because today i did further search on that land and i found out the reason why the original omonile families have been dodging me to meet with them and produce their documents. That whole area is under a serious court battle and community battle and 10s of people have sold and resold that same portion of land over and over again. Fences have been put and destroyed over and over again. Beacons have been put and removed over and over again. Millions have been lost over and over again.  Naturally i should tell him my search report freely so that he can cancel the transaction and save his millions but i won't. I have learnt the way it works  from today. Information freely got is not appreciated. When he loses his money and he spends another couple of thousands running from pillar to police stations without seeing any head or tail and he spends another extra thousands for court case which he wont likely win, then he will remember that all this would have been solved for just a very little token and  small words of appreciation and that professionalism cannot be quantified and compromised[/b].
There are still people on Nairaland that i can do anything for free anytime and anyday because they have earned it and all they need to do is disturb me anytime 24/7 and i will carry their problems on my head as if it was mine. They have been kind to me and its a must i must be kind to them and their children's children and for that i will forever be grateful to them and see them as my eternal friends. They are the ones that still make me believe that something Good can still come out of Nigerians but they have thought me to sleep with one eyes open from now on and i would unless i would be reduced to a doormat!

So please forgive me if i am not as forth coming as before to do things freely. I have learnt the hard way and pauperized myself trying to be saint in the midst of non-saints. I wont change my professional way of doing things to search both heaven and earth before i endorse a property as a good one but i wont be a used towel anymore. I dont think i have cheated any body on Nairaland and i i would not allow people to cheat me and confuse my kindness for them with Stupidity.

If you dont like it, leave your office, remove your shoes and change to slippers or trainers or forest boots, enter different locations searching for a land in Badagry, Ikorodu or Lekki/Ajah under the Hot scorching sun or freezing rain, go to the land registry of the high court to confirm whether the land is free from litigation, cross over to the surveyor general's office to confirm if the property is free from acquistion, Go to the land bureau in Alausa to confirm the papers, Go back to the Omonile to know who is actually lying and who the real seller is, confront dodgy Agents that will show you more dubious lands, rush back to your office and after you have done all that this week, you find out that there is a problem with the land and you fall very sick from all the Waka Waka, Next week, you do the whole process all over again and again and again for 8 weeks in a row until you give up and decide to call me to take it over from you! And before you call me, please value how much it will cost you personally to do the running around for 4 weeks in a row going through this nightmare, so that next time you will appreciate what i do that you take for granted.

I find it funny that someone is ready to shell out over N1Million to buy a land or property and finds it so so difficult to pay a small token to make sure your buying your money's worth through a valid search? It baffles the hell out of me. I also find it difficult to understand that you want to buy a land or property over N1Million but you find it difficult to induce the agent with small cash for his transportation and phone calls to help you find the best property for you?

For those that feel like criticizing, please do because we live in a free world but for once put your self in the shoes of the Agents and see if you would be happy if you were treated like so. A good property is only as good as the agent and lawyer that is happy to help you purchase it. Most properties that are fraught with problems is because the Client feels he or she is smart enough to scheme or out wit the buyer's agents. You might have won today but it will definately come and bite you back in future.

Finally Big Ups to You Mr Ekwe****(a Nairalander Full name withheld)! You also give me confidence to do good things for people. This Man has been searching for a good land to buy for almost 3 months. We have searched almost 20 Places in Lekki/Ajah that were either under government acquisition, had court issues or the omoniles wanted to cheat him and each time i advised him not to buy, he would patiently wait till the next week we had the chance to scout around for other lands until Yesterday when i finally gave him the pass mark! You are an Inspiration  because you listened and i promise you that even if the wahala comes from Heaven tomorrow and one General Abacha rises up to claim that land, i will stand gidi-gba for you! You deserve your joys now!  cheesy 

Arguments and queries welcome from both agents and Clients to share experiences. The aim of all this to to find a better working condition to help all parties. Because at this rate i am almost compelled to believe the Agents are the Victims except there are compelling arguments to show its not!

2. I also followed another Agent called Ngozi here on Nairaland to watch proceedings from the sidelines and hers was also quite astonishing:

A client from Abroad called her that he needed a property for sale in Oregun and sent Ngozi to procure the property for him. He also called me to monitor it for him and i should go with Ngozi to make sure she gets the right one. As usual, The client is never satisfied and Ngozi for 3 weeks kept on scouting for houses for this man to buy, calling him, using her money to move to and fro hoping that if she finally gets it right, her efforts will be rewarded. Finally when she got what the man wanted, what happened next? The Client stopped communicating with her, went behind her back because Ngozi gave him the address and phone numbers of the owner, and sealed the deal directly with the landlord and left her hanging dry undecided.

The Chick was in tears when she related what happened and vowed not to be this open with Clients and do everything to Milk them dry because she had been used thoroughly especially when she decided to do it in a professional way to assist a client.

3. Well another thing i have noticed is that Clients delibrately want to to lied to. In fact for you to be successful with Clients you need to lie to them continously for them to believe you. Take for example a situation where a Client abroad sent me all the way to Ogun state to do a search for him. After doing the preliminary investigations i found the documents where forged and the land to be questionable and after relating all these to him, the seller was able to convince him that i was the one trying to make sure the deal won't go through and he sent another person to reconfirm and in collusion with the seller, the new person was able to recommend that land to the Client to buy so that the sale will go through and he will get his commission and zap from the scene. Since then, i stopped doing any search concerning Mowe/ ofada or anything Ogun State because it was so heart shattering, driving all the way down there for nothing with the aim of helping someone out and instead i got eggs thrown back on my face.

There is this Proverb which goes thus: Why buy the Cow when the Milk is Free! Well i am now Advocating that the Milk should no longer be Free!

I know i have been at the Fore Front of trying to make Real Estate Agents both on Nairaland and those Operating in the real World especially in Lagos and Ogun State to Curb sharp Practices and try to be responsive and attentive to their clients. In short Good name is better than Gold!

But in recent times, after listening to the complaints of Estate Agents and the likes against Clients, i personally ventured out to understand where those complains are emanating from and why Estate Agents have decided to become callous to Clients and one truely cannot blame them in most circumstances because the Client actually sets him or herself up to get hoodwinked and there are various instances i have noted and supplemented with true life stories which also includes me personally at the recieving end.

1. I followed a particluar Agent on Nairaland for the whole day to study his day with Clients and what i saw and heard made me feel so sorry for him and  it wasnt too hard to understand his frustration. For example, there was a Nairalander who he claims called him from abroad in respect of one land he advertised in Lekki. The Nairalander came with his friend to help him scout out the place with the Agent to see if it was alright and before you knew it, the Friend was complaining left right and centre about everything from the location to the price and what have you. The Agent offered to show him other places to compensate and i saw the agent spend his money calling other Agents and sorting out transportation to and fro to show this guy 4 different places all the way from Sango tedo down to Ibeju Lekki and you can imagine the distance. After wards the Friend said he will be in touch and till date, the Client neither had the decency to call the Agent that he or she was no longer interested. He said it was even because i was around that he decided to show the person only properties with good title unless i would get angry and after doing his best to sort all these things for him, what was the result And how much he had lost financially no matter how little and next time, he wouldnt be so open to the next Client to show them properties with good title because it will still be the same way he will be treated, so instead of having the client's interest at heart, he will have to focus on his own survival because the Client doesnt care about him.

I have sent you a private message explaining the intricacies why it is being delayed! Its just sheer bureaucracy from the CAC wasting time to produce the certificate and nothing more. Your job from me has been done in record time but nobody can do anything else until the CAC produces the certificate and how they waste people's time is left for only God to judge them!

Like i said, the moment it is out, you will be alerted. At this stage its to excercise patience because getting angry because of the delay won't solve anything and won't disturb any of those bureaucrats except i continue to pile pressure on them to deliever it up!

A friend of Mine just told me that he rented an Apartment for N1.8Million per annum x 2 Years which is N3.6Million and he paid agency and legal fees of N360,000 Which brings about the rented apartment fees to N4.2Million and i advised him before that to at least remove a Million or 2Million to get a land anywhere to start building and get a cheaper place to rent since he is just a batchelor and he should at least have a Plan B, but he just shrugged if off and said the Future will take care of itself. I know he just came in contact with some money after his business yielded fruits and he invested most of it on the apartment.

I know the future will definately take care of itself but i also know that the landlord will increase the rent after the expiration of the term of the tenancy, and spending that kind of sum without a back up Plan is quite risky. I know there are some people too that will disagree with my stance and say i am in no position to advise him to have a plan B to buy a land. I have also been a victim of cruel landlords and the proposed future can have set backs that could lead to humbling experiences. Maybe its the property lawyer in me talking or maybe i am being disconnected with reality that some people dont have time for land matters as long as the rent is being paid and shelter is being provided no matter the circumstances! Should he have used the money differently or what?

I will like to hear your views!

Yes Nimshi. The sand filling was done by a professional and quite a lot of money was spent to make sure it was done in a proper way for construction. Dynamite did it to build personally and dynamite will not sand fill a property that will end up being a hap hazrd job!

who drafted the deed of assignment and where is the property located? Naturally even a property with a c/o gives the purchaser 2 years to develop or it will be revoked. If it is a rural community that needs development there badly, they can frustrate your efforts there by selling the property at your back or making life impossible for you in that community if you dont develop quickly, but there is no law that grants the sellers the right to revoke a transaction that has occured except in cases of fraud or misrepresentation. Only the Governor can revoke lands and not the seller!

But if they want to refund your money, well that could be an option that is convienient for both parties but under the law they have no right to revoke your land transaction or abi you don sign the deed of assignment tie your self inside such a nonsense clause?

Better get your lawyer to look at the documents you sign before you mortgage your property to the community back!

I think this is a very unfair accusation as i am just seeing this post for the first time. Nobody deletes or prevents anyone from posting anything. There is anti spam software that randomly picks posts and posters to block whenever it feels like and when we moderators see the posts, we connect them to the admin to unban or release the post for public viewing.

I as the moderator has been affected so manytimes by this spam bot and nobody here knows that and i go about my duties quietly. If i knew about the blocked posts i would have taken action to sort it out.

One more thing, the land was very swampy and dynamite sand filled it thoroughly. 85% of the areas in thomas estate are swampy areas that have been sandfilled by all the owners there

There is a reason people dont specifically give out the exact area except on personal request confidentially due to our fraudulent manner of doing things in this country. I have seen it happen where people naively tell clients the exact address and before you know, all manner of people begin to advertise the same property at the back of the owner and that is why either dynamite or I wont tell you the specific area till you or your proxy want to see it personally and view the documents one on one. Sorry if i am being blunt but that is the way things are and operate in these parts.

I would advise dynamite to email you or call you personally which i think is much safer and more reputable in the long run for you to get all your requests attended to in a bespoke manner.

Wow So many Questions. Sorry i have been a bit busy. Handling most of the searches can be quite daunting and stressful but very soon, i will create time to answer all your questions.

Bottom line for most of these questions is to search, search and search until your satisfied. Dont let anyone bamboozle you into buying anything without you conducting your search.

Just this few weeks i posted this topic, i know how many people i have helped by stopping them from purchasing bad properties under acquistion and lands advertised as good lands but end up being problematic lands either physically on the site or through the survey plan.

Never Give up. There is no rest for the wicked especially the omoniles. They will continue to flaunt lands in your face as good lands until you bite the dust and regret your actions for good.

The tackle by Stoke City's Ryan Shawcross on Aaron Ramsey was so bad that it was reminiscent of Eduardo's Horrendous leg tackle 2 years ago.

It was really bad that Sky Sports refused to replay the incident and no Youtube Video is permitted to broadcast it. Just looking at it, you expect him to be out for a year plus.

Whether its an Arsenal Player or Manutd Player or Chelsea star, these acts should be condemned because it rubs the fans off the entertainment value of the sport and decreases the potential of any budding player. The fact that most of the players in the Arsenal and Stoke City camps were crying shows that this crosses boundaries of just supporting a particular club and wishing that player the worst.

I wish Ramsey soonest Recovery and hope we dont witness another premiership star go through this kind of thing before the end of the season.

Please pay attention to all these gurus and people that have fenced recently because no matter how expensive you bought the land, it is always advisable to start fencing immediately or within a reasonable time frame to prevent thieves from grabbing your land.

Yes i can over vouch for this property 100%. Anything you need to know about this property should be channeled through me especially in relation to the documents.

These are the salient things i know about this property that makes it a super bargain;

1. Most of the lands in Thomas Estate are swampy but this land was recently sandfilled very very well at an enormous cost

2. It is very well fenced

3. The documents which normally give massive wahala in Thomas Estate in regards of the Olumegbon family signing that costs almost a Million Naira for ratification has been recently obtained.

When you do all the calculation for what has been done to perfect the document, the fencing and the sand filling and all in a very prestigious Estate in Lekki Ajah and you minus what the land should originally cost in Thomas Estate then you know it is more than a steal for what the price is being sold for smiley

Valuation for a land in Thomas Estate is over N10Million and that is without fencing, sand filling and ratifcation of the documents directly from the Olumegbon Himself which should set you aback alone almost N1million


So feel free to ask any question about it and chip in your bid.

I rarely endorse properties on Nairaland but since i know the genesis of this land and the millions sunk into it that is being offered for sale now for a give away price, I will definately give this land a major major endorsement especially for people looking for a land in a prestigious Estate in Lekki/Ajah
