Epe is another 30-45 minutes from Ibeju lekki local government and Ibeju lekki shouldnt be confused with Lekki/Ajah/ Eti osa local government. Maybe the poster should shed more light for you and from my own experience most lands in Epe are very dry land .

Am sorry but i know the Okun Ajah/Okun Mopo axis too well. Okun Ajah has a global C/O which your entitled to if you bought Okun Ajah land and all you need to get is your Governors consent and if you bought in the Okun Mopo Axis, it has an Excision Document which your also entitled to for you to get your Governor's consent.

So why should you now be pursuing a C/O instead of a governors consent? I have a copy of the Okun Ajah C/O or Okun Mopo Excision which i can give you free of charge to perfect your papers? You should allow yourself to be decieved. Also why give an Agent to procure your documents? Quite risky! Did you not do a search in Thoe areas to know which documents they had before you bought them?

It has been quite a while i have been on Nairaland and i had to leave to take stock  of so many things after the Okun Mopo fiasco and  i was subjected all manners of abuse and insults from some Nairalanders as not been to objective and selective in my analysis and warnings about those lands and since then i have taken a back pedal to siddon look so that  i would not look for anybody's trouble again or be subjected to those kind of scathering condemnations, criticisms and disparagement from a particular section of Nairalanders.

But then again, in the midst of these misguided words, i have been encouraged by the wise words and appreciation from a cross section of Nairalanders both at home and abroad and it is only fair for me to ignore the small vocal minority that would continue to condemn without reason and appreciate the silent majority that really needs these information. I would not let people like these depress me anymore to prevent me from contributing my own quota to assist people whether it is for monetary gains or not. Blessings and Gifts come in so many ways and what i do is my own gift to Humanity and i will try not to allow people demoralize me from helping people who need property assistance.

Anyway this has been a request from a lot of people for a very long time by Nairalanders and i was about to post it weeks back before i said i was leaving Nairaland but now i am back, i will continue from where i stopped.

How To Calculate The Price of a C of O and Governor's Consent In Lagos Yourself Part 2

Read this Link on how to calculate it and below is the new assesment per area in Lagos for your perusal so you can do it yourself:

E.G: If your land is 600 square meteres and you live in Agege which is N1,500 PER SQUARE METRES:

Multiply Land Area by applicable rate to arrive at the Assessment.

2. The charges payable are as follows:

Consent Fee - 8% of Assessment
Capital Gains Tax -                 2% of Assessment
Stamp Duty - 2% of Assessment
Registration Fee -                 3% of Assessment

Total 15%

So Its N1,500 X 600 SQUARE METERS=N900,000

15% of N900,000 is N135,000 which is your assesment rate for Agege only
.

Be adviced that the assesment rate is subject to change from Alausa but this is just a rough estimate on how to calculate your Governor's consent in your area yourself.

I have read your post 3 times and honestly speaking, i just wonder why you had to buy a land without a lawyer's help because everything is totally wrong.

How can a family issue allocation sheet when its not an estate with a planned layout or scheme?

How can you have a family land sold to you and they are telling you that a proper conveyance will not be executed till the land is developed? If that is not scam 101, i dont know what else to call it. What is the proof that the family legally conveyed that land to you? Who do you hold responsible for any defect? The reciept enough does not suffice in this situation.

So if it takes you 7-10years before you develop your land, your not entitled to get the deed of assignment?

Another ploy these families use is the aspect of making sure you have to seek their approval again and again is to seek their approval before you sell to another person. Its an age old trick they use to make sure money continues to flow in their pockets. An escape route out of this is by getting the C/o and a C/O nullifies any so called family breach in the absence of a deed of assignment from them.

Anyway consult your nearest property lawyer to guide you properly to remedy this situation before it turns from bad to worse.

Finally where is the property located and does it have a survey plan sef? undecided

I have been induated by these questions these days by owners of fresh plots and i think i have to throw it open to the professionals in the house:

We talk so much about sales of land and we always avoid the other important parts of building, so lets start educating our selves on the next phase From your past experiences:

1. How much will it cost to fence a plot of land and what is the process i.e materials, labour, documents etc. I mean a regular 60 x120

2. How long does it take to fence a plot

3. Is a gate necessary and what kind of gate (Cheap or Expensive) for the time being or for the long run

4. Must you clear the land before fencing or leave it with the bushes? How much does it cost to clear and how long does it take to uproot trees and bushes

Its shameful to see anyone crying about a 40 Naira service charge.
Use it or not, its a service charge. Why will you be on that plan if you wont be using it anyway?

You talk for hours one day and they charge just 40 Naira, no problems. You dont talk at all the next day and they still charge you 40 Naira and you begin shouting. If they were to charge you normally for the hours you talk like they do on other plans, you think we will be talking about 40 Naira here?

If only Nairaland charged members on a per-post basis, this place will be a lot cleaner.
This glo nonsense is unbelievable. I activated it on Friday and i had N88 In my phone and they deducted N40 remaining N48 . On saturday i didnt use my glo line and forgot about it. This morning i woke up and found my account has been wiped off. I hurriedly loaded another N100 to test what went wrong and to my suprise, glo removed yesterday's N40 AND Today's N40 remaining only N20 AS I post.

Am deactivating this scam right now! So much for the free glo to glo! angry

Whats so difficult in Law? The Law is meant to be known by everyone because Ignorance of the Law is no excuse. But Learning the law for academic purpose is another thing and if your talking of cramming of one million cases and 2 million sections of the constitution just to pass your exam, then its another thing entirely. It depends of your level of retention for that academic purpose alone, While Mathematics is as simple as they come. Its either you know it or you dont know it. Its not an 'Arm Chair subject' to cram and recite when called upon. I have seen people who are extremely terrible in spoken and written English but confront them with the most difficult of equations, they Turn into 'Good will Hunting' and Geniuses.

Secondly without law, there is no Mathematics. E.g Pythagoras Theorem, The Rule of Pi, Algebra, BODMAS etc are all laws that must be followed stricto senso for you to get the derived answers unless you will fail the question. You cannot concote your own Formular without it being subjected to the previous laws/formular/ theorems and scrutiny. E.g E=Mc2 has been with Mankind for Ages, like wise the Multiplication tables and a host of mathematical laws that have been preset from back in the days of Afro till date.

So your defination of the word 'LAW' is being too restrictive to mean the Classroom Law leading to the profession of being a Lawyer. Everybody studies Law everyday in every different Field and apply it to their various needs and attributes when called upon . One cannot be termed more difficult than the other. Its what you need it for at that moment that matters! smiley

At least you should give people a fair sample of pricing so that they can adequately know how to contact you and budget their plans and money in your favour.

e.g Would a simple 60x120 plot mean i have to get 1000 blocks to fence the 4 corners or would i need less blocks and how much per block, labour, gate etc. When you factor all these with a sample and let people know, we can all adequately know what questions to ask you to patronize you.

This is the only way to distinguish yourself as a professional in this field

When we were struggling to play previous qualifiers or struggling to even qualify even in 2006, how many of these Naija Oyinbo players remembered that Nigeria was existing talkless of playing for Nigeria. I remember quite well the British Media will trump up their footballing prowress as the next John Barnes fit to play for England and when their careers begin to take a dip in form and slide continously and there is no hope for them to even make their first 11 for their respective teams , they will now remember that their Great Grand Father has Nigerian parentage in their Blood so that they can use the Super Eagles to revive their ailing Careers by Playing in the World Cup so that they can enjoy their own 15 minutes of Fame playing in the world cup but not dying for Nigeria on the field of play like Osaze will do any time any day.

He should go back to the British FA that promised him, Agbolahan and Carlton Cole that there is hope for them to Bench Rooney. Sorry No room for them in The Super Eagles. Even if we carry 23 half fit Kanu Nwankwos to the world cup and we conceed 30 goals per match, i am still contented that it was the real Nigerian Heroes that died to make us qualify than one Naija Oyinbo somewhere in Vietnam that Suddenly realises his bloodline parentage  and hoping to use the Super Eagles to revive his ailing Career.  angry

I saw the advert the day before yesterday and it was sent to me via email by 2 Nairalanders with i.d Carlosein and Nairamar the next day i proceeded to the Ministry of Waterfront and Infrastructure to reconfirm the story in the advert and the purported caveat emptor and upon Due diligent search, the Purported Water front Scheme is the one close to the beach and not what has been promoted by me on Nairaland.

Government has always owned the close proximity to the water front in Lagos and Bayelsa for its own special use and it does not affect the Okun Ajah Community covered by the Global C/O and the areas designated to the family i.e the whole 103 hectrares of land covered and certified in the Survey Plan of the Okun Ajah Community which is verifiable in the Surveyor Generals Office as been free from Government Acquisition.

On the other hand, some areas in the Okun Mopo Axis fall under the water front scheme and outside the Lagos State Excision Gazette and the Omonile's there are cashing in to sell to Ignorant people who want to buy cheap lekki lands without following due diligence.

If you recall in my purported Okun Mopo Post, i said the surveyor that was to be used is from Alausa Directly. I know why i didnt say any other Surveyor because, only an Alausa Surveyor can effectively pin point the exact coordinates and areas that are free and the areas that are under Government Acquistion. The Promoted Available 30 plots have been certified by the Alausa Surveyor as free from Acquisition and anything outside that has absolutely nothing to do with me and i will continue to hammer that people do their own due diligence.

The only reason i am responding to this is because i know this post is directed at me and because i promoted Okun Ajah and Okun Mopo but you should also know that before the news got to you, i have done my own search in 3 places i.e The Ministry Of Waterfront, The Land Bureau Ministry and the Surveyor General's office to confirm the story and how it affects the post promoted and people that have bought.

For further Confirmation, you can visit the Ministry of Waterfront in Alausa Block 10 and more specifically Room 17 to confirm more and ask if a lawyer came to do a search on it yesterday and if you need a direct phone number to call the officials in Alausa to confirm, you can email me privately. There is nothing to Hide!

You can further go to the Surveyor General's office in Alausa and ask for Wale to get more information about the Okun Ajah water front Scheme and the Okun Mopo free lands and the ones under acquisition.

I will never abandon my responsibility when there is a need to get to the bottom of it.

You can also confirm more from the nairalanders Nairama and Carlosein to know the steps i took to investigate the report.

Its just a general Caveat from the government to warn people to always do a search before they buy a land and more specifically those that fall into the Water front Scheme all the way from Okun Ajah down to Ibeju lekki!

I have thought about this for a while now and I am Finally signing off from this Okun Mopo exposure to Nairalanders https://www.nairaland.com/nigeria/topic-348021.0.html and probably will not come back to Nairaland again to expose people to any other hidden Land Treasures around Lagos that are cheap, affordable and legally sound. Its very difficult to swallow most of these wicked things posted here when i spent my money, sweat and blood to go deep into these places to find these places, negotiate favourable deals that would interest Nairalanders, go to Alausa for weeks to verify and confirm the documents till i was satisfied and still come back to Nairaland and be accused of being a fraudster and a person that scams people through fraudulent posts. It really really hurts. I never forced anyone to buy, rather i continue to preach that you must do your own investigation to reconfirm mine in case i missed something.

I agree i dont know any Nairalander and we are all in cyber space and entitled to write all sorts of rubbish we feel like but when a person has gone out of his way to help people that he doesnt know and you then stab that person at his back, then i guess it is always a clarion call to leave the scene quietly. There is a very big difference between criticisms and saying slanderous and libelous things to assasinate someone's character when you dont even know that person or attempted to verify that person or what he/ she is introducing to you.

I have always strived to be a perfectionist in what i do and be exemplary in all things. The first time i posted a detail exposure about Okun Ajah https://www.nairaland.com/nigeria/topic-325201.0.html , i made sure i did it differently by posting the documents and almost 30 pictures to show everyone what Okun Ajah is. Nobody on Nairaland properties has ever gone this far to be transparent to post pictures and show relevant documents to back it up but i did it, not for my own gain but for the benefit of Nairalanders.

I even stopped encouraging people to buy in Okun Ajah briefly because the owners were getting greedier and demanding more money because of the exposure i have given the place. If i was as greedy as them, i would have forcefully encouraged more Nairalanders to buy because of the commission i ought to have recieved from them but thats not the way i operate. I think of my fellow man first before myself and when Okun Ajah was going over board (Before they came back to their senses) i advised people to stay away and went out to look for a cheaper alternative with the same benefits only for me to find that one in Okun Mopo with the Help of 3 other Nairalanders and at the end of all the hard work we put into it, what do you get : Ingratitude and being called a scammer. undecided

After learning the hard way, i will resort to the crude method of doing things in Nigeria and on Nairaland. This will be the last time in a very very long time Nairaland Properties will see something this detailed. If you want to buy your land please be ready to do the running around from the land you intend to buy, Down to Alausa, Down to the Omoniles, Down to the Solicitor and Surveyor. No more Freebies. All the free searches, pictures, detailed Information and documentation i put on Nairaland for Free costs thousands of Naira to get and research and i never asked for a single penny from anyone or demand fuel money from anyone because i believe Information is power but then again, i have learnt the hard way that Information in Nigeria is Money and i have been very very slow to learn that because i wanted to make a difference . So being a Moderator on The Property Forum, these are the few rules i will like to abide with for us to live peacefully from now on.

1.As a moderator, i will no longer spear head the campaign for pictures to be posted on Nairaland properties anymore and encourage posters to do like wise because at the end of the day, its only ridicule and malicious comments the owner of the post will recieve from Nairalanders. If you want to know where the place is, spend your money and go there yourself to investigate so that after you have been bled thoroughly dry by everyone involved in the land transaction you would know how excruciating it is for someone to get all the information you require without demanding a single Naira. So when an Agent says he has a property for sale in Lakowe, Mopo Ibeju, Owode Egba, Ijebu Gbo dont expect any Agent to provide pictures, documents and description to that place for you. Go and do your own search and dont expect it to be done freely anymore. You have to learn to pay for it since you want it and crave for more information so that you wont call it a fraud anymore or call the Agent a fraudster anymore .Hundreds of Nairalanders have called me out of the blues for land advice and Property consultation and i have done it for 85% of you freely without demanding a single cent because i dont want you to be defrauded by anyone claiming to be a land guru not knowing there would be a time when i would be tagged a scammer and fraud for helping people out. I can't count how many times i have gone to do searches for Nairalanders freely traveling from one state to the other or one extreme to the other without collecting a single Dime just to make sure Nairalanders are safe and happy they are purchasing something legal. Well i have learnt my lesson and every good thing must come to an end.

2. If you need any land information, please go to Alausa directly to get it. Dont expect it to flow freely on Nairaland anymore. Maybe because you have been spoon fed by me and some Property professionals on Nairaland, you have forgotten what it means to obtain the tiniest Information from Alausa or any Land Bureau Office of your state and how much you will spend and cost you to just know whether "Oga is on seat or not". At least i can save all my tips money and Alausa Contact money and use it to buy 1 block at a time for my Okun Ajah land. Funny enough, i just obtained the new Governor's consent Rules including the calculation for every area in lagos and Approved Building plan list from Alausa and i was planning to post it as usual for everyone's benefit. Thank God i have been put in my place and reminded what my role is on Nairaland. If you want it, you go to Alausa, struggle past the Bureaucracy and pay for it.

3. If you are looking for to know whether a property is free or has no wahala on it whether Omonile or Government problem on it, please by- pass most of us on Nairaland and most especially me and learn to wake up very early in the morning, drive in the thick traffic for hours, go hundreds of Kilometres whether it is Mowe/ofada or The depths Lekki/Epe to meet charms wielding and voodoo thinking people called Omoniles that want to sell another person's land to you and you must learn to follow up this visits 3 or 4 more times personally or better still hire a lawyer to do it for you and get ready to open your wallet deeply.

4. If your looking for the latest Information from Alausa in respect of new laws for the governor's consent, C/O or Approved Building plan, better learn to plant your own mole in Alausa to be giving you the latest update every second in exchange for a monthly salary. Nothing is free. Nairalanders has thought me that.

5. Due to my wide expose and travel in respect of property issues and matters especially in Lagos, whenever i used see a property being advised on Nairaland that has K-Leg, i will immediately remove it, advise against it or caution the poster and buyer about the potential harzards of that property either because of its inherent legal problems, Document wahala or Omonile issues but from now own, its operation siddon look. Your free to buy whatever you want, its not my business to tell you the problem even if i see its so dangerous that venturing into it is potentially finacially dangerous. I have learnt to shut my mouth effectively. I dont want any wahala anymore.

They say in Life you don't appreciate something until you lose it and start paying for it and honestly Nairaland Property has just lost me. I am only going to do my job as a Property moderator only which is to update topics and moderate comments and nothing more. Its Operation Siddon Look from now on and it has been a pleasure meeting some of you on a personal level and i hope during that time i have always remained honest, loyal and helpful whenever you needed me.

I am not saying the land is fraudulent.
I am saying that it is not cheap at 1.5 million since you will spend a fortune to make sure your house does not SINK and Collapse in 4yrs. Can you dispute this. That land can only be called cheap if it is less than 300,000 naira!!
I think most people including you didnt read the Frequently asked Questions to understand why it is Cheap and going for N1.5Million and i will continue to repost it until you understand what this post is all about.

In relation to a property sinking, i only would ask you to point to houses or lands you know that are sinking in Lekki. There are more houses on the main land that collapse where the land is drier. Every house must be built on a good foundation whether near the beach or near a rock. It has nothing to do with how much you spend. The lands in Okun Mopo and Okun Ajah are very dry lands and you can see from the pictures that they are dry lands. Ask Third eye, he is an architect i know on Nairaland and he has told me he has gone to Okun Ajah so many times. He will be in a better position to tell you. I wont come out here and tell you what i dont know because that is not my area of expertise and i dont do rumours or guess work

Secondly, i am not a structural engineer, neither am i an architecht or Builder. I am a lawyer and my only job is to investigate the title of a property to see if it is legally okay for a person to purchase and my job is to negotiate a favourable deal for the buyer and make sure his documents are up to date.

Now i dont see where all these accusations are coming from when i am here standing as a guarantee that the property is legally okay to purchase? I knew about this place 4 weeks ago and refuse to post it on Nairaland until i had finished my search 100%. I was practically sleeping in Alausa everyday trying to confirm the gazette and survey plan before meeting the kings and the families selling it. Its not an easy job to do and 95% of buyers dont have the time and opportunity to go around to validate  a property document. So it really really hurts when i have gone so deep to come out to show people a stress free property both legally and fiancially then you call me a fraud or the place is fraudulent.

As per your defination of a land and its prices, i will give you a quiz and see if your N300,000 is possible in lagos today.

1. How much is your plot

2. How much are you paying for survey fees

3. How much is the legal fees

4. I hope you would do a legal search throroughly before you buy the land and you should allocate search fees in it

5. Obviously someone introduced you to the land, so you must pay agent fees

6. How much are you paying for the omonile fees/ foundation

7. How much are you paying for community development

8. How much are you paying for the family reciept and signing of Form 1c if it has a gazette/Global C/o


When you have calculated all those fees, then please show me again where you want to buy a beach view land for N300,000 that has civilization flowing there in Lekki/ Ajah? I know places where you can get a beach view for N400,000 But you have to wait for almost 5 to 7 years before civilization catches up with you.

The N1.5Million covers virtually everything i have written up there as a requirement and by the time you study it well, you will realise that the land itself is less than N1Million Naira. If that isnt a bargain or Awoof, then i dont know what else you Nairalanders want again in Life!


And if you believe it is a fraud, you have a choice to ignore it and let people that can afford it take a look at it and if it suits them, they can get it. Its not by force. I am only exposing people to what they wouldn't know ordinarily

One more thing since you talk so eloquently about Government land, would you be kind enough to enlighten us which Government land is this Cheap? Where precisely should i go to? Can you educate me about the Government lands from the NTDA or Government Lands in Lsdpc or Government land in Alausa?

Since you have so painted me as a fraudster, i am willing to learn from you which one Nairalanders can go for that is cheap and the one you bought that is quite cheap so that you can replace me and help Nairalanders acquire properties with all your expertise?

Nairaland will truely be in your debt. While your at it, we would appreciate it if you could teach us how to purchase those Government lands and what steps we should take and how to perfect the title.


A friend of Mine has N1.5Million and he wants to buy a Land in Lekki/Ajah, will you be kind enough to do the honours and help him get one land and make sure all the legal hidden fees are sorted out? From your posts, i realise your a property Guru and you can help my friend handle this small problem he has unlike some fraudsters like me!

Hmmm! This seems to be much more serious than i thought. It seems some people have some scores to settle with lawyer and this Okun Mopo issue has provided the right platform to launch some serious missiles at his reputation.

What i found rather is the pettiness of all the accusations. This forum has a fair share of well enlightened people and arguements and positions should be fact driven. To say the deal is fraudulent just because it is supposedly cheap stands logic on the head. I would appreciate any contribution that establishes the offer to be fraudulent, based on facts and documents.

I was at Okun Mopo yesterday and i saw the extent lawyer and his team went to verify the genuineness of all the plots. Though i had no business being with them as my real port of call was Okun Ajah, but i decided to just visit the area on the basis of this posting on Nairaland. Luckily, i ran into lawyer and his team and i can say boldly that it is insulting to the person of this gentleman to term him a conman or fraudster without any fact.

What he is doing is a rather thankless job, but for those of us who could make the move to unravel the treasure by the beach, we would always be grateful to him.
Oga Wale Thank You o! I was beginning to think i was an Orphan without anybody helping me out except dynamite. Actually your right, i think a lot of people have scores to settle with me and Okun Ajah is a perfect platform to just launch their tirades and barbs and i have foolishly entered their trap by replying them trying to justify my innocence. I was in Okun Mopo till 7pm trying to sort out so many things after you left, only for me to get home to see all these accusations. I felt so bad and foolish. Here i was battling with omonile's on behalf of Nairalanders to get a good cheap price and good location and i come back to Nairaland to see all these things.

At least you were there when you called those family people aside and confirmed the price your self and you opened your mouth trying to wonder how far and 2 of us where thinking how tempation can force someone to just scoop up these places to ourselves and some people are here who dont know me from adam abusing and insulting me as a fraudster ,

Well it ends here. I am no longer going to exchange words with any body again either good or bad and will allow you to continue pouring in the accusations. All i have ever wanted to do was to help people who dont know the nitty gritty of getting lands to acquire one stresslessly but i think my benevolence is beginning to wear out and the only way you can gain Nigerians Trust is to Be as crude, Fraudulent, devilish and Unkind towards one another before they believe you. I am just curious though wale. I have been on NL for more than 2 years now and a moderator for a year or so and i have met hundreds of Nairalanders and spoken to hundreds more via phone and not one has said i defrauded them or scammed them undecided So where did these people come from? undecided
