afam4eva: But he has the highest share, so he has mouth.i do'nt think Nigerians own up to 40% of the share capital of MTN in Nigeria. Where will you put Institutional investors like African capital alliance, Law union and rocks, Pension funds, Sanni Bello, Shanduka group, Access bank, Diamond bank,Stanbic IBTC, 3i group,Clicks group, Tiger brands Ltd. The major shareholder is MTN group limited which is based in South Africa. Because you are the Chairman of a company, does not neccessary mean that the person is the largest investor in the company. Among the Nigerian investors in MTN, i think Dozie is the oldest and he has the best experience, exposure, contact and influence. |
I think we should ask at what age should one be able to make a residual income of at least one million Naira on an annual basis. I think 40 to 45 years is okay, if we have a job, and we have a deliberate plan to invest part of our income. Residual income is what you make from interest on your deposit, dividend from stocks, rent from your property, or profit from a business that does not need your presence before it operates. I have a lawyer Uncle who made more than 20 million Naira dividend from his stocks and another 8 million from rent in 2011, and he still has his law practice which is still functional. And the man is not a Senior advocate of Nigeria. Will be 50 years this year. |
manchy7531:How does having an agenda for a regional development translate to being tribalistic. May be the Niger delta, South Eastern and also the Northern governors are also tribalistic. I think it is better for every region to have a road map, and think of how to better their regions. It is obvious that relying on the Federal government for a regional progress will be an exercise in futility. Every body should bear their own cross. |
Charges for regularisation of land in lagos, was published in today's punch and guardian. |
How come the owner, wants to rent out the house. It will be better for him to live in house. Instead of a 6 bedroom bungalow, it would have been better if he had built a two unit of 3 bedroom flat, with the money spent on the house. If he did this, the house would have been taken since last year. What part of Ajah is the house located. |
May God help us in this country. I lost my cousin Sijuanu Moluga during the robbery operation at OOU. He was killed inside GTB at OOU. He will be buried today, May God give your Dad Engr. Olusegun Moluga and your brother Engr Seun Moluga the fortitude to bear this loss. |
I think it is an acquisition by Oando, exile is very small when compared to oando. The business combination is between the exploration and production arm of Oando and exile. I am of the opinion that the deal will enable Oando to have access to cheap capital from from Canada. Let us wait and see what will happen at the end of this financial year. Any how we look at it, Oando is grossly under-valued at N42 ( Forty Naira} |
vladimiros:Funny enough two of his son are Senior advocates of Nigeria. |
Building or buying your house is a very good decision. But make sure you do not over build or over pay for a property. If you can still get a PE of 20 or less on a property, i think thank is an averagely good return on investment. Anything higher than this, i think the property will become a liability instead of being an asset. |
omonuan:i disagree with you. The house has 4 units of 3 bedroom flats and 2 units of 2 bedroom flats. That is a total of 6 units of flat. The Man has done well for him self, we need to consider the fact that he is not in the country. I dont how much he will need before he can let out the house. The guy spent a rough average of about 4 million per flat. But considering where, i have my house he should be able to make a rental income of almost 3 million Naira. 3 bedrrom flats for 500k, that will five him 2 million Naira, 2 bedroom flats for 350k, that will give him 700k. Total of 2.7million Naira per annum. Excluding price of land that will give him a price earning ratio about 7.5, i dont think any real estate investor in Nigeria can get a better returns. PE ratio is what we have to look at in any investment, any thing you spent on your property that can not give you a realistic earning or returns, is just luxury. That is how i view investment. Some of the things we call investment can even be liability, when we consider pay back period and internal rate of return. My guy Jumyg, i really envy you. Me sef dey try build a 4 units of 2 bedroom flat, on the space in front of my house. May God grant my desires. |
You will need a property with a certificate of occupancy, and the property will have to be in a commercially viable area. Even if your property has a c of o, i dont think your request will be granted because of the location of the property ie Ayobo. |
How far is the place from Ile Epo Oba. You can reach me on manewumi@yahoo.com. I am interested. But the land does not have global c of o. |
Instead of answering my question he went to open another thread. This guy is not real. I want to meet you in your office since you said you work with SEC. My brother works with the legal dept. of SEC at Abuja. The guy is looking for maga. Constant investment ko, reliable investment ni. |
Beware of this guy. Which of the branches of SEC, are you working i will love to meet you in your office., |
is the land in ogun state or Lagos state. How many minutes drive is it from Ikorodu round about. Are there people living in the area .You can reach me on manewumi@yahoo.com. |

Dangote sugar declares a dividend of 60k. For the financial year ended on December 31 st 2010. |
AG Leventis declares a dividend of 12k, not bad for a stock selling for N1.80k.That is a dividend yield of about 8%. |
Very good decision, and i congratulate him for this. He will be able to focus on his career. The boy is still young, if he needs the degree in future he can go for it. This is his time, and i will advice him to make good use of the opportunity. If he becomes a glo ambassador, there is no way he can combine music with his studies. The university is always there, and he can go back whenever he is ready. |
@Manie, How many windows does your bungalow have altogether(big and Small)? I just what to compare your cost to what i am paying now for my house 30 windows. Thanks
I dont have the quotation here. But i did a total of 15 windows. 8 big windows for the rooms, dining and sitting room. And another 7 windows for the toilets, baths and part of the sitting room. This side is part of the parlour, and i have some of the small windows there.

First bank finally declares a dividend of 60k and no bonus, this is not too good. But it is better than the 10k and bonus of 1 for 8 declared last year. While UBA declared a dividend of 5k, and a bonus of 1 for 4. |
spyder880:Waiting because the money is not available yet, but you are doing your research so that you can have an idea of the cost implication. Then you plan towards it, while doing your research you might discover that you can actually save cost. Most time it is the workers that will advice you that you can also do it this way, and such suggestions usually save money. Because they might have realised that why you have not been able to do it is due to financial constraints. I am actually waiting for my dividends which will start coming in from June. But before the money comes in, l already have an idea of what the cost will be. Another thing is that once we have money, we buy the materials in bits. By the end of April, we will buy some of the eletrical wiring materials. You know person na salary earner and not a businessman. If one is waiting to have the big buck, one will never start. |
olubuffett:As a matter of fact, I am always invested in the market. Just that i stopped margin trading in 2008. During the bear market i bought a lots of access bank for N3 and FBN for less than N8, Nigerian breweries for N38, Oando before the 1 for 2 bonus in 2010 for N40. |
spyder880:I dey always come to the property section, but I am more frequent at the money and stock market section. I no too get much experience where guru like you dey. All I know is that, i try to be moderate whenever i spend money. For now i dont think it makes sense for me to spent 6 million naira on a three bed room flat. May be when i hammer, i might change my mind, but i doubt it. Another trick is that most of my workers come from outside Lagos, that made us to save money. I dont rush my project, i did my window in December 2010, but i have been getting quotations about a year before the project. This gave me the time to get better bargains. Can you believe that i did the aluminium windows for just N 170k, transportation inclusive. Delay in doing the window, saved me 130k. Do not give your workers the impression that you have the money to spend, if you give them the impression they will help to spend it. Make sure you do not over spend so that one can have a reasonable Pay back period. |
How is the market. When shall we get the results of First bank and U.B.A. |
spyder880:Understanding price/ earning ratio is very important in any investment. It will prevent one from over paying for an asset or investment. That was what happened to most people that lost money in the last bear market. |
kuntash:I agree with you that teachers are very frugal. I think behind every successful man there must be a woman. If your wife aligns her self to your dreams, one will surely go places. I actually met my wife at an investment seminar. We both play the stock market. I have been investing in the capital market since 2000, while she started in 2003. If not for the down turn in the market, the house would have been completed since. From the results released by quoted companies which we have shares in, we should be expecting a dividend of close to 600k. The dividend and some of our savings will be used to complete the house, by His grace. |
Front view of the house.
|
More pictures. This is the side view of the house. There is space in front of the house for future development of a block of 4 two bed room flats.
|
payless:We thank God for His grace. We are both teachers, and the project started almost 3 years ago. With 1 million to 1.5 million, the house should be completed. This picture was taken in February 2011. My son and I.
|
These are the pictures of my little place at Abijo Lagos. A three bed room bungalow. So far we have spent a little over Three million. Work will start on the plumbing, wiring and painting before the end of the end of the year.
