When I had mine done, this was the sequence albeit I might miss some points but you get the drill after reading this.

Decide on where it will be and the size etc.
Carpenter uses 1 by 12 wood or marine to construct like a box or frame structure.
Iron bender bends iron rebars for the formwork.
Carpenter constructs the inner frame
Iron bender tidies everything up.
You buy cement, sharp sand and also original water proof cement/additive.
The cement is mixed up and soak away casted from the surface.
Leave it to dry for over a week or so.
Bury the soakway by digging the ground from inside.
Have a pumping machine running, pumping out the water continuously.
If you require the base to be sealed, then again you will need water proof cement, DPC, some wood to block a hole or something. Then the base gets sealed leaving a little hole. I dont know why they do this.
Have the pumping machine continue to pump out the water.
Then after this, the small hole is also sealed as well.
Then you get plaster sand for the internal to be plastered.
Ensure that you have a cover for the top.

I have just decided that no MORE NL people ever again.

* Most of them are unqualified, just because you see someone giving tips or pretty pictures or like our master packager who even had the cheek to take photos from another persons site and claimed he did the work. etc doesn't make them suitable to call themselves engineer.

* If I was an engineer that studied for it, I would be very angry as to how a lot of people here on NL especially have come to drag the profession on the floor like a Mop.

* I even engaged one so called engineer here on NL that was no more than a teenager with a keyboard and a phone, I shook my head in pity.

* Before engaging anyone, best to speak to someone like Haji or lawyer who is the moderator and do some research.

* A lot of so called Builders/Engineers on NL are quacks who know that most people that come here on NL especially for building are mostly people in diaspora, an average Nigerian wouldn't come online to start looking for builders or see some pretty pictures and engage a builder on that basis, its a face to face thing (usually you see someone that has done a good job in your area and you enquire about who did it or based on some other recommendation), forget internet. No wonder why one builder here was envious of people in Diaspora as dollar dey rise !!

Here is the situation of things, you complained to me that approval people were disturbing on site all the time etc. You gave me the impression that you were providing me with a genuine approval, and I made it clear that this was someone you would be responsible for. Now you are telling me to meet you at some bullshit office!!!

Now people owed an amount like this in Nija, there are various ways to get the money or at least some of it, remember I know where you live.
Now, what I am doing is trying the peaceful option first, nothing concern me with police, they have told me they would take 10% of the money etc. I have been told other options who would take around 10 - 20 % as well and i can be rest assured the result will be quicker, what I am doing now is keeping my cards close to my chest.

Regarding the flood what I learnt is if a new rd is built in front of your house the rd in Questione would be sand filled at least 2 feet.so if your house DPC is 2 ft above ground you are already under water if it rains.that's what I meant.I learnt this frm ground design on UK TV.

Correct too, I never lived in my village in all my growing up years or my teen years. Both my parents were civil servants when I was a child and they both worked outside our local government. I am not popular in the village and many people still struggle to identify me inside the village, I still hear people asking "is he from here?"

We do not receive commitment charges still they treat us as beggar after delivering to them. I thank God this year our services was wonderful, better than last year. How do such people sleep at night after defrauding others ?
For me, this is what I do.
I have some suppliers that i have known for years, one of them who has been my sole supplier for all projects for iron rods and cement, I pay into his account and he delivers. We have dome biz over 5m now if not close to 10m over the years.

For others that I do not know, they deliver and guarantee that when it has been counted and verified, payment within 1 hr. 1 hour because transfer to new recipients often takes a few mins, so saying instant just causes some kind of anxiety.

For everyone else, I make it clear to them, if i wasn't paying workers would they turn up or you think I am like brabus who does this thing whereby he gets the payment for workers from the owner, doesn't pay them and then the workers come back complaining to the owners. I had it so many times with brabus, I cannot even count and its so frustrating, i even had some random block people come to my site even though they didnt supply me block, I said to them are they sick in the head, did you guys supply blocks here. They said brabus told them to come to my site, can you imagine !!!

Endless fights on site, brabus brought like 5 sets of carpenters and bricklayers, he owes set 1 money, dumps them and then a new one starts. Thats one of the reasons for the bad jobs on my site, he then lies to me that they were not good enough, so you know they were not good enough and you still hired them !! If brabus denies this, I have evidence as usual..

I have other suppliers that they trust me that they do not even bother chasing me up. Once the trust is there and established its just a case of maintaining it. I had a situation the other day, I needed blocks and my regular supplier was wasting time as he was not in the country, all others wanted payment upfront, we sha found one that would deliver first and then pay within 1 hour of delivery. I said, after you deliver if you do not get your money within 1hour, you can stand there and ensure nobody touches the blocks, and after 1 hr of no payment, take your block back. This agreement worked, so I now have an alternative block supplier who is even closer to site.

The trust thing in Nigeria is really bad, and from what checkitout is saying I can see why it is so. I was in Nigeria and stopped by a tank seller 5 mins away from site, I already have a plumbing supplier but he rips me off atimes. So i thought it would be good to try someone else who is even 5 mins away, unlike my current guy where our payment structure works, just that he delays with delivery and his prices are somewhat higher. I collected the number of the tank supplier, just behind the office of my iron/cement supplier, then called 2 weeks later to say that I needed the tanks now, terms were payment after delivery, as i wanted to try them, I said if you dont get your payment take the tanks away, afterall they are not needed now. We agreed 30% upfront and 70% after delivery which was fine with me, only after when she got my 30% payment, she then moved the goal post and said 100% payment or no delivery, I was really irked how one could have an agreement 30 mins ago, and all of a sudden terms changed like that, I told her to refund my money sharply.

Send someone there to collect my money, rang my old guy and got him to match the price and he delivered next day, and fully paid same day. I pleaded with the first supplier coz i knew my old supplier rips me off with prices, the owner said xmas is coming and some people are looking to not pay suppliers etc, i told him look u know my site and its not like the tank are being used now.

In the end, my old supplier did it, took the photos and sent it to this new people i wanted to try. Thats how you miss out on opportunities, when there is no common trust.

For the cabinets, there are 4 large cabinets (floor to ceiling high x 10ft wide in most rooms) and 3 smaller units of (6ft high and 4 ft wide) plus kitchen units in two big kitchens (1 upper floor and 1 ground floor) . The total bill I paid for all the works, materials, workmanship, transportation, etc is N1,200,000.00 and he has almost completed his works. This excludes the kitchen marble counter top which comes at around N150,000.00 for the two kitchens, delivered but not fitted.

What a lot of people dont understand is that, if I was the owner of this house and after delivering such an ediface, if spyder says he wants X amount, me i will put my hand in my pocket and give him oo. At the end of the day, he has earned it and not stolen it. This is what I wish our younger so called engineers on this forum could learn.

Whilst I was sending all these messages, I didnt know officers were dealing with brabus using koboko ! Me just dey waste my time sending messages. Anybody who has been locked up in a cell with 12 or 15 other male inmates, and if you no get body or ur eye hard small, that person don enter one chance be that. I wonder if Brabus can tell us what the experience was like, I just hope you were not abused !!!
