The irony of owing workers money and then collecting the same monies from the client is one that is very common with the quack so called builders on this forum. It reminds me of one time when a block seller came to my site complaining that brabus hasnt paid him, even thought i didnt buy block from that person. Can you imagine, that one na money miss road. In another case, wood seller said he will coe to remove my decking wood due to not beign paid by Bosun Shoyoye / Brabus, it was when I said to him that I will give them his home address, the guy wake up sharply and quickly paid them . Its just a shame that my Eghosa is not in Lagos. |

Hi I have had a similar situation with brabus. Oga a beg take it easy and don't let your BP go high. Remember a good health is more important than all these property stuff. Have you got a reputable engineer to ascertain what needs to be done and what percentage of that has been done and what is left ? You also want to thoroughly check the integrity of what has been done. |
abdulwastecx:Thanks Bro for the advice. Just a few things, I dont have stone dust on the ground, only sharp sand at the moment. I also dont have 6mm rebars, can i use 12mm and increase thickness of concrete or perhaps mesh ? If mesh, which one ? also about the ply, I only have 1 by 12 on ground to line the base of the form work, I can ask them to go buy ply though, since its a small quantity and once the formwork is removed, it can be used for the next one. Or do you think its better to buy some small marine board. Seems perfect for jobs like this, and that wouldn't need polythene right ? Also, just to explain myself well, onnce the forms are removed, tiles will still go on it, so it doesnt have to be as smooth as a boiled egg, in fact the surface might need a little rubbing so that tiles will stick well. |
How far with your comments about the kitchen worktop ? Based on your analysis on slab/vibration etc, what kind of thickness should be used for a kitchen worktop, its not going to be carrying heavy load, most people use MDF/HDF and that does the job most of the time. |
abdulwastecx Still waiting for your comments about the kitchen, its supposed to be casted soon and i want to ensure that all instructions are provided. Lastly, the kitchen worktop will have like a countilever design, so not flush with the sides. What do you also think the thickness of the slab should be for the worktop. |
abdulwastecx:Thanks for the explanation. I once had a structural engineer who said he would suggest extra columns in some place because when he JUMPED UP AND HE SAID IF THERE IS VIBRATION THEN A COLUMN IS NEEDED IN THAT AREA. When the Strucural engineer that did the building drawing was challanged, he said the person is just trying to take your money and trying to find work to do, whcih may not be needed. It also got me thinking, if the person jumping up is a Yokozuna, there might be vibration, which has nothing to do with lack of columns, but due to his weight. Is this thinking of jumping up FACT or FICTION ! or is there supposed to be some kind of machine similar to the one used by Building Material Testing to test concrete etc. Coz na one Engineer for NL talk am !! See the picture below, if 2 of them jump up, one is likely to cause vibration where the other guy might not cause any vibration !!

abdulwastecx:abdulwastecx I am eagerly waiting for your input, having followed your inputs on this forum, whilst I do not know much about you apart from your username, it appears you are cool headed. As per the kitchen, its a small 2 bed flat and the plan i provided is just an outline, also remember there will be wall cabinets on top of the counter top and where it says deep freezer, there is also going to be a wall cabinet there. If you have any suggestions on the kitchen, I will be eager to listen. Thanks in advance. |

Did you not know that BRABUS uses juju and is very fetish, and even buried a prayer stone at a clients site, I wonder what other fetish creatures he has under his bed and inside cupboard, you are right whether he kneels in front of prayer stone or not, its a disaster waiting to happen if one doesnt follow the proper methods. |
Just a thought that I had the other day. Within a building plan there should be structural calculations done by a qualified structural engineer. They will calculate the load etc and specify where and how many pillars a building should have. Of course this doesn't apply to brabus who doesn't use the services of a structural engineer or simply uses the structural drawing of building A for building B, then kneels in front of prayer stone to pray all should be well. We have seen him do this to a client at Iba and I'm sure there are many more. Back to the question, how do competent builders decide on where extra pillars should be added or perhaps new ones introduced where necessary. I will share what I have heard, but thought it would be good to get other opinions. |

Hey guys I have some questions, I am looking to cast a kitchen worktop. So I decided to come up with the actual plan so that everyone is clear etc. from the plan below, I have the following questions. Should the worktop be exactly 600mm, we know during casting that sometimes concrete mix does move etc, this all depends on the formwork obviously. * What should be the thickness of the slab which will have tiles on it ? * Should there be some holes created on the blockwork for things like services, I can think of the gas cooker gas supply hose. * In the plan below, I can see an issue which is where will the gas cylinder be located ? Does anyone know height of a typical cooking gas cylinder ? * what height should the worktop ? I have 900mm from the floor as height in mind. * Is the 600mm space for the cooker sufficient, when I checked some of the cookers some are 500, others are 600. Forget Ikota, developers have moved in and some roads have been done which has jacked up prices. 6 years ago when i drove pass for the very first time. 10m would get u a juicy Plot at ikota villa Look just before second toll and jakande. Behind orchid hotel inside is usually water logged you can also try Ajiran area also try to avoid the cheaper side of ikota, they call it resettlement village, when my driver drive me pass to avoid express holdup, I was terrified to remove my phone to take some pictures. You need to see the conditions some people live in, even some pigs live in a cleaner environment. It will be likely water logged and likely no consent. have around 15m for pocket |
If you are interested in flipping, try to up your budget if possible, then target areas that are even in front (Ikota up till Jakande). Thats where you can make a killing. It also depends on how long u want to hold out for and being at the right place at the right time, the 6m you have now can buy a plot in an area where the going rate is 15m, just depends on how desperate the seller is. Will you also be doing things like perfecting the title, also even though you want to flip ? Its a ridiculous system in Nigeria, if you perfect the tittle, it will cost u time and money, but increases the value slightly, whats stupid about it is that the next buyer also has to do thesame thing under thier own name, absolutely bunkers.. You will need to ensure that you still secure the land oo. Either fence it so that nobody encroaches on it or try to nick some of your land (this was what pushed me onto Brabus, didn't plan to use him) If you put someone there to be living like security guard, you still need to be on top of things, tell the person to alert you if they spot your neighbor doing things inside your plot etc. Best thing, fence it and put someone there, to fence it if you are not planing on building it, just arrange block and some pillars, as long as its not water logged. if its water logged, there is no escaping raft. Ogombo is another area, a neighbor of mine at my site told me he bought some plots for 900k each a few years back or so. Now thats a good price. |
Bebe Have you considered some areas around Sangotedo or LBS ? Look out for Good title (The ones with Global C of O are not much ) Land as firm as possible Upland area if you are lucky No dispute on the land etc. You can also look at Greenland Estate or Happy land estate, was there to check a plot 18 months ago, my lawyer/surveyor found out that its not inside Gazette even though the seller is one of the bigwigs in the estate and told us all was well. Its a functional estate, but I understand a plot there goes for upward of 10m, ones for 5m - 6m are likely to be at the rear and water logged. But check well and ENSURE you get a lawyer/surveyor to chart the plot and check out the legal sides. 3 beds as of 2 years ago command 800k in rent, I dont know about now. Title is excision\gazette etc and you have to do your own consent. |
