brabus:Maybe you didnt read very well, obviously your mind is on what to pack inside that ford white van (:-) and cart away. In one of the pictures you have shown whilst its that of wood used externally, the fabric of the roof still shields it away from the elements to some extent. I think what would be nice to see is houses where the external facade is actually wood. In North America and some places in Europe, what they sometimes do is use treated wood facade/cladding, 100mm or thicker insulation (Celotex) that's what its called in Europe not sure about USA, then plasterboard and you skim with multifinish (plaster). That's your wall, so it meets insulation building regs (building regulations) and it well insulated, even better (insulation wise) than un-insulated brick walls self which is 210mm solid brick wall. I am guessing in Nigeria, its the opposite you wouldn't want heat trapped inside the house, but need more ventilation.

EgunMogaji:Egun I agree that wood is underused in Nigeria, but could it also be something to do with the climate, in places like UAE as well, i rarely saw wood used in construction, in fact their mode of construction is very similar to that of Nigeria, i.e foundation style etc, most of the time they use Pile as the terrain is sandy desert (loose soil that can move). One of the reasons why wood may be under used is the treatment aspect, when i was doing my roofing, they had to get some chemical mixture and used that to cover the wood using a brush or broom or whatever, whereas in western countries all you need to do is go into a hardware store, tell them you want treated wood and not soft/white wood and you can use that externally. It can last for hundred of years and nothing will happen to it, as long as its free from damp which can sometimes cause insects to bore into it. As you know, most houses the flooring is suspended wooden flooring and in the UK, concrete floored houses are frowned upon and they are often hard to finance with a mortgage, and in fact self they are a bit harder to sell. Its the opposite in Nija, the first thing you will hear is that thief can cut through the floor and enter upstairs. Abi Brabus fit use angle grinder cut am steal cement & iron rod lol.. |

jaybee3:I know that estate very very well like the back of my hand, and the house in question is one that Brabus was constructing before the owner ran into issues, I dont know the full story but it could well be that brabus defrauded the guy soooote he ran out of cash ! I would not be surprised ! Now, I can provide you with the details of the landlord association within the estate and some other prominent figures in the estate, and you can locate the details of the property for sale. Just try to avoid BRABUS, a word is enough for the wise. Also, you can PM me and I can answer most questions you have about Lekki county estate, i have been somewhat involved in it for over 6 years now. So at least I can help you with info if you want it obviously, I also hope you are not thinking of building blocks of flats etc in the estate as its not allowed. I believe its either a single occupancy building or semi detached duplexes that are allowed depending on the size of the plot. |

I will just warn everyone to be really careful with BRABUS, the guy is a thief and just don't get carried away by his EXPERT VIEWS (some of what he says are known facts, that if you ask 10 people who know about properties, 8 will tell you thesame thing) ! he seems to know it all, when he hasn't defrauded you, he says what you want to hear, as soon as money change hands, story will change. Thats all i will say. Also, when BRABUS is building for you, your location is better than ASO rock, but when he defrauds you and you expose him on NL, your location is worse than AJEGUNLE SLUM (He does this to everyone). The guy get sweet mouth ! Obviously what do you expect from a Con artist who uses Juju (Abi is it not you that buried prayer stone on 3Strikes site ? and we know about what you put inside mouth before you speak to clients lol). Obviously the guy is a serial underachiever, who is immature. So I dont pay much attention to his rants. Ask him, what building has HE completed with a happy client and what qualifications makes him a qualified builder/civil engineer ?? I heard about the Dangote refinery, now the land around that area is not so expensive but one of the things that I think anyone should do is visit the place and see whats actually happening if its possible. There are so many second hand news flying around. I have some questions/thoughts. * With the crash in world oil prices, would it still be beneficial for Dangote to continue ? Crude is forecast to drop to around $20 a barrel from almost $100 3 years ago ? And from the picture below, I dont know how much Dangote has spent so far. * Infrastructure development has been known to take time to materialize in Nigeria ? Refinery talk has been ongoing for over 3-5 years now, from the picture below I only see dredging that has not gone far ! * What happened to the Airport in Lekki ? Last I heard is that they are clearing site, this is almost 2 years ago now. Anyone know anything about this project ? * The cost of building in the Refinery area is not much different from that of other areas in Lekki, of course it can be cheaper if you follow the brabus route, rob Peter to pay Paul, steal from Peter and use his materials to construct for Paul, so as to keep prices down. You will all notice there is no denial from brabus, nuff said !! * A professional surveyor went to the refinery area and took the photos below on my behalf this week, so credit to him. * Obviously, I wouldn't expect anyone to make investment decisions just off the back of pictures etc, go there if possible and do your own research and take calculated risks. Now I am not saying its a bad investment nor do I qualify as an investment adviser or overnight builder like BRABUS, Yahoo Boy With Shovel ! YBWS

Bebe Here is my view on it. As previously mentioned, location is very important, you also have to look at infrastructure, title, accessibility and prospects. I am not going to talk about property investment in the UK, as thats a different kettle of fish, lets focus on Lagos. Brabus has already covered some points, but I wouldn't be fooled by any marketing with the figures he provided, most of those examples are not that of happy clients. Location Before you decide to go for any area, call random agents and ask people around locally what the location is like, read castles, find out how much rent goes for in the locality, find out what sells in that area and look at opportunities, what are other landlords doing correctly that you can learn from and what are others doing incorrectly that you can improve on. In Lagos, good location often comes at a premium but this is where cash is king and how well you can bargain. I have seen a property sell for over X million in one area and less than 200 metres away, I am being offered a plot for half of that X million (had it checked out and it all came back clear). Ask questions and do your research well. Dont feel bad that you are asking questions, its your money. Get a good agent, give him your brief and let him do the leg work. They will all charge you a percentage, so might as well make them work for their money, just like you do unless your are Brabus who goes around with a Van stealing materials on site and offloading materials via the black market... Construction costs In my experience, during construction there are just some costs that are more or less fixed irrespective of where you build. Examples include (When comparing like to like) * Raft , irrespective of whether its in Sango Ota or Ikate, Ikate might be marginally more expensive when you consider labour etc but the difference would not be much, but the rent can be massively different. Obviously I am comparing like for like not different specifiction of raft etc. * Window na window (If you plan to use same window on 2 sites, one that both cost 50m to build but yet one is bringing 8m in rent yearly and the other is bringing 2m in rent). I find that such costs doesnt know location, its usually very comparable. * Blocks (Not much difference unless you make it yourself) * Sand (This can vary) * Cement (You use thesame cement irrespective of the area, one may gulp more than the other especially if Brabus is your builder and he has m*ss up big time) * Iron rod (if a building needs 10 tonnes or rebars, cost almost thesame but yet rent can be wildly different across the 2 areas) * Finishing (You can see a scenario whereby if 2 houses one in Sango and the other at Ikate, if they both use thesame finishing material, the cost is more or less thesame but the ROI is wildly different. Be careful with some advisers Whilst we have some dodgy contractors (not all) on NL, and some are just plain fraud and some even bury juju on your site (trust me i have seen some stones). Some say a lot of things that you want to hear, once you enter their trap. You enter one chance be that. Dont be fooled by any glossy figures, a lot of lies are behind the facade... Now is not a bad time to invest in properties in Lagos. But be very very careful Bro. Always ensure that whatever you buy gets checked out by a good lawyer & surveyor. |

Guys Some other questions that I have, how does Pop work on a suspended ceiling. How does it hold onto the noggings etc. Also with pop, is the better to cost per sqm or agree one price ? Lastly with pop, I know that the person doing it can provide a price for materials & labour or just for labour, which is better cost/quality wise ? Most of the materials they use cannot be used elsewhere for example, its not like cement that if bricklayer doesn't use it, it will be useful for tiler. |

I have a question, what should be the construction profile for a tank tower that is intended to carry 6,000 KG of water weight. I know that the base needs to be a RAFT, constructed with 12mm and 16mm rebars. I would like to know what the specification of the H beams and other technical details for a tank tower that is supposed to carry that much weight. Thanks. |

One needs to be really really careful on NL. I have personally had my share of fraudsters on NL, with the main one being a builder here called BRABUS ! It amazes me that the mods are still allowing them to thrive despite the weight of the evidence against them. |

Also guys, Whats the meaning of gauge ? when bricklayers says that they will collect gauge, this is in the context of external wall plastering. Also when i want to hang something on a wall, i usually use spirit level to ensure that its straight, although if ones walls are a little wobbly, i find that even though your spirit level is straight, to the naked eyes it wouldn't look straight. Is this what they mean by gauge ? |

Guys I have a question, my bricklayer wants to leave kitchen/bathroom walls unrubbed which means the wall having just blocks and no layer of cement applied to it. The bricklayer thinks that i want to use the services of his friend who is a tiler, but i am undecided yet and I hear from another source that whoever wants to do it will want to charge me more for rubbing the walls with cement/mortar etc. On the other hand, I am hearing that the walls needs to be at least rubbed before tiles go on it. Guys, what is the correct procedure and what state should the walls be left in. |
