Thanks for the wise words.
You will notice that i am not the type that gets involved in trading insults, but you have to agree with me that whoever the person called EgunMogaji is seriously needs help. I mean, i am not the first person to have said it.

If you have a lot of people who are always trading insults with you, then you definitely have a problem (EgunMogaji) and maybe a woman can help with your problems. Just a piece of advice Egun. I think this forum has a romance section, never been there so cant vouch for how effective it is.

* So did you use imported granite as well or you went to tell them in the quarry how America granite is better than thiers ?

I completely agree, there are some good workers here on NL, but the good ones are only like 10% so anyone can come to thier own conclusions. Most of the remaining 90% are bad apples just looking for easy victims and no better people than those who spend dollars I guess, I remember one particular builder here saying that he was jealous of people in diaspora as DOLLAR HAS GONE UP. Thats the mentality.

If everyone reported or alerted others about rogue artisans or agents etc, it will not eradicate the issue but it will make it a better place for everyone. At the moment, for me "WOULD THINK TWICE BEFORE ENGAGING ANYONE FROM NL"

How you doing abdulwastecx and all our other engineers in the house.

I have a question for you with regards to the security house, what is the min size where I want to also have a small toilet/wet room with a tap ?
Any concerns with having a generator/power house next door to a security house ?
Do you know much about the construction of a sliding/roller gate ?
Any precautions with the installation and construction of a sliding roller gate, I see them often derail after time and I want to avoid this.
Secondly, within the track I am guessing as long as rubber tyres are being used with enough depth, there is no need for the old style of puting grease there as that would not work with rubber tyres.

Lastly, what happens when the water from the compound is running down the slope/ramp by the gate, will it not carry sand/debris into the roller gate tracks ?

I only know about Terraces, what happens is that the owner/developer needs to have a good title covering the entire plot where the terraces have been built, together with the survey plan covering the whole thing. So lets assume the person has a C of O or a Gov Consent, each individual terrace subscriber/owner will have a deed of sublease (rules & regulations, expectations, services provided, charges, common areas etc) with the owner/developer, and on this basis they can then have thier own individual survey plan done, this carves out thier portion within the plot, lets assume its a 900sqm plot with 3 terraces, so each will have 300sqm, this individual survey plan will have this information.

The owner of the terrace can now take the deed, survey plan and all other documentation to process a Gov Consent on thier portion of the plot which contains thier terrace.

For flats, I dont know how it works in Nigeria, being that there are no solid leasehold laws governing it. So what I believe happens is that there will be a lease for every flat, for say a period of 90 years. This lease in most developed countries, would spell out the obligations of the leasehodler/freeholder etc. It will also state roles and responsibilities, insurance and also service charge. It might also involve a management company etc.

Its a murky world (leasehold) in Nigeria as there should be a common standard, but I doubt this is in place. That of terraces, I know very well.

I am glad that me and BRABUS agree on something for once, its been a long time since that last happened.

This case would have been one where are top law firms (Aluko & Oyebode,Banwo & Ighodalo,Olaniwun Ajayi LP,Udo Udoma & Belo-Osagie), could have taken up a pro-bono case for the plaintiffs, its a guaranteed win win case and LG will be the first ones coming out to settle out of court.

But guess what, unlikely to happen as they patronise same ashawos and drink at the same joints.

I spoke with a retired public servant (high profile) this morning and he told me Lekki Gardens can swim the murky water by piping low for now and offering 200k per person ( shocked) to their embassy here in Naija and that's it. Let me ask, are you a registered COREN engineer ? Do you do structural design work and produce the drawings such that a builder and I myself can understand, as I had to learn how to read plans when it got to one stage.

Would you also require a site visit before you do your structural design ?
Should Architect also be the one/with his cronies etc to do the mechanical design and also the electrical one ? Reason I ask is coz i remember this causing delays and my architect said that he was waiting on the electrical people to finish the electrical design ? Same with mechanical, but some aspects of it were changed during the course of construction.

That is a very important question sir. Heavy structural work should always a registered structural engineer (civil engineer) coming to site from milestone to milestone to check progress of work and making sure what was designed is followed properly.

Nobody is buying a standalone house for N25m. Did the part i mentioned about 'land density' fly out through your ear? The land for these type of estates are acquired as a bulk purchase, and because of the terrace or apartment design, several housing units are fitted on one plot of land, drastically driving down the unit cost of land per house. When the economics are run, there's perfectly enough cash to build a safe, secure house. It all depends on the business model. If the developer's plan is to minimize profit on the house to maximize returns from estate management, service charge fees etc, where's your analysis to say this is not a viable business model?

Your problem is that you speak out of ignorance. There are MANY business areas where these models are used, and they work pretty well. Sony sells the Playstation 4 at cost (or even a small loss) at $299, but they make billions in profit from sales of games, licencing fees and yearly subscription for online play.

Using your 'China' example, take a look at Xiaomi. They sell a phone with pretty much the exact same specs as the $700 Galaxy S7 for $400. While Samsung makes profit from the hardware sales, Xiaomi's business model is to sell their phones at razor thin margins yet make hundreds of millions in profits from sales in the preloaded Xiaomi appstore. This has paid off since they are now one of the top 7 phone manufacturers in the world.

Your darling estate developers that sell houses at a premium are using the 'Samsung' approach. They sell FEWER units with a higher per unit profit. Lekki Gardens should nominally be on the 'Xiaomi' approach. Selling a crazy boatload of houses at small profit margins, but much higher returns from service charges.

Then you - with your limited understanding - pop up to claim that the MAJOR culprits in an apartment block collapse that killed 25 people are the folks who paid money for these flats. And you consider it an insult when you're rightfully challenged over the inanity of this claim.


And to clarify, the N25m for a terrace duplex is only in places like Ajah where land prices are MUCH cheaper than in the area where the building collapsed.

Make we bet am, nothing will happen to LG and in a few months time when the dust settles, they will start selling again. This is nija, you will just hear that the foreigners mostly Cotonou and Togo people have been settled.

I went into the sales office at Lekki Gardens a few years ago, and they like to put these nice looking Calabar girls within the sales office, you know what that means right.... lol

Jokes apart, Someone made a comment earlier that its not only from the building cost that LG makes money, I feel its the service charges and the other boltons. I also understand that its actually not LG that builds the houses, they subcontract to Mr A and Mr B, with my little construction knowledge I have come to the conclusion that during construction, you can arrive at your destination using different routes, do it well and dont compromise at all, compromise a little or just do a really bad job. I feel its hard to blame the subscribers, afterall they believed LG can build en-masse and pass on the savings.

You always talk a lot of sense as usual.
How about cases whereby structural drawing done, calculations done, everything done but yet the executors on the ground decide to do something different to spite the owner etc.

Speaking from experience, I once had a situation where even with the plans/everything what was requested was not what was done, and in that situation, I invited my architect to site, when builder saw architect he started having cold feet and said that I wanted to shift him out of the project by calling Architect to inspect site.

What do you do in a situation like that ?

The problem is how many of the so called structural engineer understand structural analysis and design?

I am a civil engineering graduate that has been taught by PhD orders and registered engineers, most of which can not do simple manual structural analysis such as continues beams, folded plate, shear failure in slope, etc. Civil engineering/ structure involve lot of mathematics, if you don't understand maths no matter your degree and accreditation you may not understand the basis of design

The problem is most of the consultancy film uses softwares that they don't really know how they work or copy drawings without proper design etc.

Soil is very important, so how many project have a detail soil analysis?.
How competent are these analysis?
Are they carried out with the correct instruments and precautions?
How competent are the people carrying out these investigation etc?

Building construction is a complex trade that you keep learning everyday to be better and you try as much as possible to do something that will not kill you or kill other and may not land you in jail

Let me just clarify

3 weeks ago, me and brabus agreed to speak and this was after he came off his high horse, I agreed a 50% settlement with him, as long as its paid within 1 month.

Few days later he sent me 50k, I didnt feel it was necessary to update the house after every kobo he paid, the plan was to chase up payment within 1 month and report back to the house that the matter was fully closed once I collect the 50% settlement.

Now as agreed with him, if he doesnt pay the remaining balance within 1 month, then thats promise broken and we are back to where we started.

@BRABUS, Now, what is it with making trouble ? Did you think that because you paid some part of my money fraudulently obtained by deception, did you think that would gagg me ? I can make constructive comments anytime anyday I like, taking some of my money back doesnt mean that you have any kind of leverage on me. Abeg, lets get that straight.

Secondly, you have been making a lot of noise about the Lekki Gardens story, and instead of the house learning from it, and calling out quack builders and praying for those who lost thier lives, you have been using it to collect STARS !! Like a kid in a china shop..

I think if you dont have any sensible comments in terms of what can be learnt or carry on to use the story as some form of advertising medium, you should just shut your trap and look for how you will pay my balance.

On a more serious note, Its good for developers to be up front with clients, rather than promising low cost builds, and then cutting all sorts of corners. If there was one thing i always told you when my build was under your stewardship, it was never to compromise on build quality, I had rather have cheap finishing and good build rather than the other way around. I remember when I bought hardcore, and how you used to ask me that why am i wasting money when i insisted on having hardcore before my German floor.

It is to prevent issues like Lekki Gardens....

I used my own common sense, I regret using your services BIG time. Read the comments below about workers being owed, do you know how many times that happened when you were working for me ? , what annoys me is that these people working are being paid small amounts of money, and yet you choose to owe them, you can buy big jeeps and cars, prayer stones and sculptures of animals etc and common 3k a day for workers, you were owing them and they came crying to me. It is really SAD and very WICKED of you.

I think everyday you wake up, you should be seeking forgiveness.

Must be squatters, one of my workers rang me on the day of the incidence to say that some of his boys will not be coming to site due to this sad tale.

Few years ago, I considered Lekki Gardens, even spoke to Richard Nyong self, I got that far. I thank Almighty God that I didint take the plunge.

Fake building plan approval still not fully resolved, its one excuse after the other every 2 days.
If BRABUS thinks it will die a slow death, he has met wrong person oo. I am not letting it GO, if i wanted to do so, i would not be chasing even after all this while.

Na to strategise now and take another course of action. Stay tuned everyone.

I read the BRABUS comments and i just shook my head, what a coincidence.

The same BRABUS that

* Steals my cement so that he can tell me that cement finished hence why the mix wasnt correct.
* Steals my iron rods so as to give me the excuse that, its the reason why the structure didnt hold well.
* Puts cement bags inside concrete mix to make it stronger.


I mean, if anyone wants to take lessons from a builder, the last person speaking should be brabus. His ideas when it comes to this subject, is best left to the bins.

What potential clients might want to see is proof of the title, you can put it up and erase out confidential information on the document etc.
