I very much salute your courage, I was in your shoes a few months ago and whilst the thought could be daunting at first, its the best thing to have ever happened I can tell you that. As previously pointed out, get a smart phone and use whatapp a lot, from here you can even use whatapp web. Allows you to type faster and easier, you also get free calls.
*Very key - you need someone that you can trust on site, to count deliveries (materials, sand anything), ensure your workers are not stealing your materials, get you first hand info on what is happening on site, get you workers/suppliers if necessary. If you can get someone who lives on site or closeby, that would even be better.
* Encourage your workers to have a smartphone etc whith whatapp. You can be keeping tabs on this and track whats happening on site, if its not the way you want it, you can highlight it ASAP. Not so important, if you have a site engineer with whatsapp etc.
Try to go on ground if possible to see yourself, a deadly mistake was averted on my foundation because I was there. No matter how much money you send, some people will always be greedy.
When shopping around for prices, get people to get you the number of like 3 suppliers and then you can compare your own prices. Try to keep family away from your house builds, limit their involvement.
I dont know how close you are to your family etc, but my own preference is to limit involvement and deal with people only on a professional basis, you cant pick and choose family, but if the relationship is professional you can hire and fire anytime for people who are not performing up to expectation.

Thanks for answering. Is CPT good enough though or is it safer to go further, and are the results of a soil test easy to digest for a non builder. Is the practice of assuming, if 90% of people on my street are doing raft, then raft should be good for me as well a safe one ? brabus: Soil test/investigation also called Geotechnical Survey is carried out by Soil Scientist. Interestingly, it is not enough to have anyone carry out soil investigation, the most important thing is to have the result confirmed in the Labs.
And they carry out so many types of tests ranging from CPT (Cone penetration Test) to SPT (Standard penetration test). Triaxial testing, Bearing Capacity Test, Borehole drilling and Geophysical survey, Pile integrity test and Pile construction, Pile load test and more.
The most common type of test carried out in Ajah area is CPT. Most building engineers rely on given datas for areas they're working on than carrying out the test. |

Is it such that in the Lekki terrain, its just better to see a land during the raining season so that one can see the natural state of the land as the dry season can give a wrong illusion. However, in projects I have worked on, structural engineers have carried out the soil tests and gotten the actual results. In some projects, some prime consultants (architects) on a project mandate that the structural engineer who would prepare the structural drawings for the project should not be the same person who should carry out the soil test i.e. they advise the client on the need to invite another engineer or geologist, aside the structural engineer on the project to carry out the soil test. It has to do with some form of professional ethics, won't indulge into that here. If you need someone to carry out a soil test, I have a trusted structural engineer who I can refer to you.
Answer to Q2 - I'm afraid that such is the case...Lekki is majorly sand-filled (reclaimed) ground and as such cheaper foundations like strip or strip-and-pad foundations can't be structurally stable on such ground. If I can remember, there was a thread in this section where a bungalow was to be built on raft foundation because of the soil conditions...imagine that!!
Answer to Q3 - Building with raft and blocks in foundation SHOULD AND ONLY SHOULD be done based on the instruction of the engineer who designed the foundation. Raft is supposed to be a monolithic foundation but if the engineer based on his calculations ascertains that blocks can be used to make up the top of the raft foundation, then its his call and if any issues come up in future, he would be held liable for that decision. So therefore, let the structural engineer consent to that before you mix raft foundation with blocks. [/b] |

Who carries out a soil test ? Civil engineer or a geologist ? In Nigeria, most people claim to be everything. Do you have a trusted soil engineer or geologist that you can recommend ?
From your write-up, does this mean that virtually almost everywhere in Lekki there is no running away from either raft/pile ?
In which cases can you have a mixture of raft + blocks to reduce cost without compromising on structural integrity ? |

OnetimeOnly: The price difference that builders and artisans put up in Nigeria is too much!!! They basically charge you based on how they ' size you up'
People who are building should also make subcontractors bid for the jobs....let the carpenter or electrician know that he is competing with others for the job ....that will bring competitive prices to the table I think its good to get an idea from others how much a typical piece of work should cost, if one has been doing it for sometime and have worked with the tradesman then you can size it up. One other issue i find with letting artisans bid for work is that someone might bid lower to get the job, but the quality might be lacking, or at a later stage in the process they run out of cash and are unable to complete the job, then the story starts ! You then start to think that, "Had I known I could have given it to Lamidi or John" If you ask around, then you have a benchmark to work with, so you know who is too high, normal or too low. I have not heard from Bosun / Brabus since sensible people made comments about the need to refund the money paid for the fake approval, people will start making all sorts of assumptions when his wife was called and warned, i am being barbaric etc , all the elders have kept quiet about this issue of Brabus/Bosun Shoyoye not refunding my money.
Has anyone heard from Bosun, is he Ok ?

I insist on direct payment to my account as it allows an opportunity to monitor stuff like rent charged and increment. It also allows for payments to agents to be on completion of some milestone. Tecnicall photo of tenants, application received, agreement signed, and due diligence
I do get involved at a level and have gone as far as visit to former/current landlord and place of work.
Most agents don't like direct to landlord payments they would like to keep you in the dark for as long as possible. When I am in 9ja tenant and I meet or speak and I insist direct payment to my account. I do discover that where the agent charged more agency snd agreement than what I stipulated they collect money from tenant and deposit my rent.
If I was based in 9ja I will manage myself. I do a better job with due diligence and rent default. I have not suggested monthly as its better for me that they get paid when I do.
@3strike you no go get tenants if you operate your system. It still does not guarantee continuity. |

Oga Ade. How far.. So getting lawyer involved, is that what legal fee is all about ? and who pays for lawyer ? Also, I know that most agent like to say that dont worry we have our own lawyer bla bla bla. I thought commercial is a bit tougher than residential, if you dont pay for your shop, landlord after going through some legal process can just take over the shop and auction the contents to cover rent. Correct me if i am wrong here o. adeekiti: From my own experience, I advice every landlord to engage a lawyer in any of their deal with a tenant especially when the landlord is not living in same building rented out. And a regular visitation/meeting on that property is advised. I've seen a tenant who will not pay his rent after using 7months without payment of his shop rent and when he knows the owner is around, he will be hiding from the owner..the lawyer knows how to handle the strongheaded tenants |

Madam Gabby I would love to read your book/email titled "Managing tenants manual 101". You seem to have a lot of experience, and a lot of people are willing to learn from you. My thinking was that rent should be paid direct into landlord account, am i correct in saying that the first rent this might be tricky to do because at that point the LL doesnt have a relationship with the T yet, and everything is still going through the agent, and hence the reason why direct payment to LL at this stage may be hard ? Whats the best way to manage T, LL direct or via an agent. Most LL seem to complain that agents just want to take a slice for doing nothing. Is it possible to pay MA (Managing Agent) monthly after they have visited the property at least once a month/quarter etc, I understand they prefer to take a yearly slice in the form of a percentage. At the point I got to know about the discrepancy tenant had already paid 30k and they were trying to get my agent to withold key until balance of 15k was paid.
I just called the tenant and gave vacant possession..
There was the managing agent that was collecting 5k application before showing flat such that void period was over extended..
I do try to get tenant to pay directly into my account but they collect from tenant and pay what they want to pay
They will even tell the tenant what lie to tell you about their livelihood and you are then stuck with rent continuity issues.
I do agree with lastpage that most are bad payers some even when they obviously have it.
if I am on ground I start with a rent and/or service charge default list which I paste in a conspicuous part of the premises. Failing that it's eviction notices after which its either mediation or the court. There is also the police route so far that was initiated by the tenant but it still got the desired effect of eviction.
I might personally get to test out both mediation and courts by self representation. It would be interesting to find out how the system works.
I am told that tenants do get involved in voodoo and black magic it's not my thing but if I get a sense that it might be at play all bets are off.
Tenant tell lies so as much as possible get evidence.
Keep a professional distance from tenants familiarity does breed contempt. Associate with other landlords in the area. There is a them and us mentality. |

Hi Excuzeme Thanks for your time going through the details, I am just surprised what the Mods or some so called Elders have been doing all this time, well anyway we dont know who is who boyfriend wise ! Big thumbs up to those who have made constructive and sensible feedback. Back to the details, the name of the Guy who said he did the approval was Opeyemi, 08063911781. I have never met him before it was when things started to get funny that I had to collect his number. I have also sent you a message via NL, I can provide all the particulars that I have with me, even more incriminating than what I have posted up here. Also, at the time of the approval thing, I didnt know that the area doesn't have a layout yet (why would I proceed if i knew, doesn't make sense), it was when it was taken to Alausa for verification late last year that they made it clear to me that how could you have got approval when the area doesnt have a layout yet, they also confirmed it as fake. If there is any evidence to show that I approved the processing of a fake building plan despite knowing that consent is still in processing at the time, the area has no layout or any other condition, I will ask Bosun to provide this, its not a word vs word, I operate based on facts which is what i have provided for all to see. I guess I dont need to say more. Excuzeme: Brabus, what other thing are you referring to, that is needs to "be in place", to "start the processing" of a building Approval which has already being purportedly issued? Are you saying the "approval processing" has not even started? 
or did you not see the "Approval stamp" on the drawing already? I can see the STAMP of APPROVAL on it! 
Brabus, please, you need to "show maturity" here! Let not filly-blustering take over. I hope you know that an "accessory to the crime" of Fraud, Impersonation, and Forgery of this Building Approval is someone who "helps to collect the money".......just from the statement above and the fact that you are the one who collected the money and paid the guy? That letter says that your ownership of the said Land is verified and the proof of ownership is under processing (it takes some time to be signed by the Governor) but that letter acts as a substitute and it is ACCEPTABLE for a Building approval.
- I have not read where it is written that Maverick brought such a letter (correct me if l am wrong). - You said he sent you "status of the Consent processing? What exactly do you mean by "status", if not the LETTER that they issue, pending completion of processing of the C-of-O - If he had that letter, which should have been attached to his Building approval application, then the application should have been successful. - why did you or the "Approval guy" not demand for the letter? Instead, we hear that the Approval failed due to no 'proof of ownership' .... which you said was 'under processing'?
My deduction are that: *Maverick may not be able to even get a C-of-O/Consent on that Land because HE CANT. (i read somewhere in your post where you said the land is on "Govt Acquisition"! Could that be the reason he could not get the LETTER stating that his C-of-O is under processing?
* All of you involved, know this ........ or Maverick knew this (and concealed the info from you, while telling you his "proof of ownership" is UNDER PROCESSING..... without bringing forward a letter to show such.
As to your first paragraph: Maverick and indeed almost everyone in Lagos, does those things! (Scaling down to meet statutory requirements). Enforcement people will come and mark that "X", once you start development and they cant see a valid building approval. They then give you some days to come to their office and present it, if you have it. If you dont, they seal the place up.... and in very extreme case, they may demolish, after getting a court order!.
I never said you are "setting a trap" for him. No! I said you are (maybe) protecting your own contract (since if the place is sealed, your own work also STOPS!) but what you did is also beneficial to the Client, that much we must agree on. It helped the Client to continue building (and you too, to continue your contract), protecting against sealing-up, while the Consent is being processed. But l think the Consent was/is grounded/stuck, ......once the land is on Govt acquisition. The Governor wont sign it. Except you can show me the "status of the Consent" you referred to, which gives you the confidence that the C-of-O is actually being processed in a way that it would be successful.
I am saying you knew (correct me with 'proof', if l am wrong) .....you knew or you have an idea that he would never get a "GENUINE building Approval", ....... yet linked him with a fraudulent Agent who was not honest enough to say look, "What you are getting is just a PROTECTION to PREVENT DISTURBANCE, when you are building your house, but except you bring a "proof of ownership", you cant get a GENUINE BUILDING APPROVAL. *That Agent swindled Maverick *You introduced the Agent *Maverick could not produce a Letter of Ownership nor a C-of-O, needed for the Approval

Oga Skimanski, Like i have said to BOSUN SHOYOYE over a thousand times, all the building mistakes he made i am not worried about it nor am I vexed about it (You need to see the building now, its had a major makeover, its just that i am not the type that likes to brag and i keep my private matters private), it will cost time and money which God has provided patience and the means to continue in abundance. I also think its a good idea to expose BAD building practices here when our so called Engineers are the culprits, you must agree with me that there is nothing wrong with that, I trust that you belong to the league of the good builders. But the issue of the fake building plan approval, i am not letting that GO. No Way I have offered an olive branch towards a settlement and he has refused, and i will do whatever it takes to get it back, literally whatever it takes, and some will be surprised by the steps that i will take. This is no longer a case of contractor bad job etc, this is a pure case of FRAUD and i will not take it. skimanski: Oga mavverick I know the issue between you and Brabus must have really pained you. But please whatever the thing is, let's just let it go. No builder here in nairaland and outside that haven't made mistakes with clients or haven't fallen out with a client in his/her career. I think what started the whole thing in my opinion was when Egun started getting rude to some other guy simply for answering his question. You know why? I have evidences and facts to dispel every rumors. If I share kobo by kobo details of my transactions with many here, you'll be shocked at how detailed I can get.
Someone on here once accused me and petitioned his (Lagos State Police Commisioner) friend that he was defrauded by me. And I got an invitation by the Police who asked me to come with all evidences to prove my innocence. On getting to the station, the police were shocked that because they can read through me. I asked that they call the complainant to be around when I'm been interviewed and luckily our Americana is available and he came. He said I supplied him Chinese tiles and I gave the police the two estimates that were given to him and asked the police to ask him which one did he pay for? I asked them to ask him just as I'm asking every other accusers here if I'd ever made any additional request outside my estimates to which he answered "No"
At the end of everything, the police said there's no intention to defraud. Fraud is when you gave money to someone to build a house for you in Ondo and you see the house in Abeokuta. They asked if we have officially terminated the contract to which I replied "No" and that's the end of it.
If you doubt it, I'll share all the details here and even the prosecution officers number to find out more. My client lives in highbrow Ikoyi and works in one of the world fortune 100 companies so don't say I bought justice.

That I owe suppliers, please tell me how many of the suppliers were paid by anyone on my behalf or that I ever begged anyone to help me offset. It's a normal thing for suppliers to protest when they're been fed with rumors.
Now ask those who are accusing me that if they bought materials, do they pay off before delivery or after confirmation of deliveries? Also, do they pay make upfront payment to contractor. Someone who pays bricklayer by the number of blocks laid each day. How can such person attract the best in the trade? Why do such person need a contractor?

The depth can be more than 600mm if you wish, but the standard (general depth) is 600. This allows for convince in use.
For concrete, I guess 100mm should be good for you. As we don't advise or use concrete slabs.
I guess you would have done your plumbing and other services before constructing your concrete slab. The gas duct should have been provided as well.
There is no issue about your cylinder location. Just lay a 1.5 inch pipe in the wall which your gas pipe will be passed through. The pvc pipe can be directed somewhere outside the kitchen where the gas cylinders will be.
Standard height for a kitchen worktop is 900mm. You are correct.
There are various sizes for free standing cookers. From 500mm, 600mm, 900mm and 1000mm. It all depends on the type of cooker you intend to use in the kitchen.
My take is this, you can get good granite top for your kitchen top which will serve you better and look neater than any concrete worktop.
