I agree with you totally. I bought a land for 6m around ajah in 2008 and when i was buying i was told a multinational was coming to build an estate there. They never came and road to the area was never built. I can hardly get a buyer for the land even at 10million. Imagine if those funds were locked up in T bills how much i would have. Again, poster said "good location" i guess that is the key. LeoT1: Good write up but the realities on ground are very different. I was an advocate of real estate and I have invested millions into property (houses, flats, lands, shops etc) over the last 5 years. I took time to do the maths recently and I realised that the opportunity cost clearly outweigh the ROI from these ventures. Here are the facts: 1. I had an opportunity to invest on treasury bills or by a shop in lekki for 5m . I opted for the later. The rental income was a paltry 250k per annum gross without discounting for maintenance cost and estate management agent cost. The asking price of the shop today is 6m. At treasury bills rate was 18% for 5 years. Do the maths.
I have other experiences that are less palatable than this. Rental income is normally between 5 to 7%. Normal property appreciation could even be lower. There are "trophy property " that could bring a lot of returns but they are one and far between. Go to the cemetery of lost investments from real estate, you may never touch it again from a dozen feet away. Remember only successful cases make the news. It's like a lottery. |

I am a working mother of four kids (2 sets of twins) been married since 2012; I and my husband communicate well, our sex life is great (we explore diff. styles) and I make sure everyone is contented and satisfied or so i thought. How i found out he was cheating I noticed I didn't see my period for two months which is weird, I checked if i was with child but it was negative, before then I noticed burning feeling when i pee and pains so i decided to see a doctor, that was how i received the greatest shock of my life. I was told i had STD, I was in shock, crying and shaking cos i know i got it from my husband, was told to do an HIV test.
After the longest wait of my life and vomiting due to anxiety and panic, it was negative. Three months later was still negative, I went home thinking of ways to kill my husband. Later that night i first asked him if he was cheating he blatantly denied but when i showed him the test result, he was dumbfounded and started begging, i asked him why with tears rolling down my eyes, he couldn't give any reason because he knows everything was great btw us, i told him we would never make love anymore that i can't risk my life because of sex, he was begging me saying he would change, i told him i can never trust him cos once a cheat, always a cheat.
My people, it's over a year and we've not had sex, he can't chase me away from the house because we both built it and the land is in my name, sometimes he comes home late but i really don't care since we have separate bedroom. He said he can't leave because he will have to tell his and my people but he doesn't want the embarrassment. Apart from all these, every other aspect is great at home, so my question is this; is my decision too harsh or am i justified? |

This whole controversy on the use of tithes will be solved when the religious body regulatory bill is passed into law. Then religious bodies will be forced to publish yearly audited accounts so it will be transparent. But no, churches are kicking against it and making it look like a battle against the lord. dayowunmi: The claim that payment of Tithes enrich pastors is unnecessary. Tithe was meant for pastors welfare in the first place. Perhaps Freeze forgets that some of these churches have thousands of pastors working on full time and some even have missionaries, tithes is meant to be used for paying them salaries! He makes stupid comments as if the G.O's are the only pastors of their respective churches. Don't be surprised if some of these G.O's don't even touch tithe money! Look at the words of Paul "In the same way, the Lord has commanded that those who preach the gospel should receive their living from the gospel" 1 Corinthians 9:14 Tithe, offerings and First fruits are all scriptural and are means through which the church is meant to generate income to take care of salaries, building projects and general church maintenance and other programs. I guess because in the application for me and family i stated we are going to US for child delivery and may visit Canada briefly as our custom is during our family trips to visit different countries in a vicinity to know the different cultures. Anyway, child birth at US was done and completed and we are back to see the Canada refusal message. I am presently not in a hurry to apply again since i don't have any immediate plan for trip, but while requesting for the GCMS NOTES through ATIP i realized only citizens or residents at Canada can ask for the notes. Please @Justwise and others, how can you help... Thanks everyone for your efforts to make this thread a reasonable source for information. |

Well, They did answer me within 7 days and visa approved. megastu: Bros send them a mail.
I had applied on July 17th, they responded with a refusal on October 19th, 2017( exactly 90days) because my travel agent put Ontario in Los angeles as port of entry and departure, so they denied it for that reason. Atimes i feel too much docs is a problem for them. Just stick with the right documents.
My travel date was November ending. I quickly re applied again and hope they answer me within one month. lol. |

I agree with you. You need to pay particular attention to these things. My travel agent ruined my application by booking Ontario in LA. Although i looked at it, me seeing Canadajet airlines made me over look it. Please pay attention things like ticket, invitation letter etc. If you like have 100million in account, little things like this matters. juddy234: I will advise you change your airline, that price showing on your itinerary might cost you a big problem with the consulate. But if your account shows more than 2m like 5/7 m then you are good to go, but with 2m in your account and a flight with such a price might be a very big concern with the visa officer. |

Well I need advice house, I applied for TRV for a united nation program under education coming up by 19th of November 2017, everything has been paid for, I included the receipt of the hotel, the program and a person bank statement of 9.7 million naira, letter of employment, my income tax certificate, marriage certificate, leave letter from my company, certificate of incorporation of my side business and a letter explaining about the funds in my account. My worries is the time left for the program to commence. I submitted my application on the 31st of July 2017, I do have travel history to schengans only. Extremely on point. My clearing agent, in 2013 told me he got an american visa, i was so scared for him that i was thinking he was scammed. I started asking him if he actually got inside the embassy. kokoye: Sorry, while you (the intellectual) were denied, some not-so-smart people have been granted U.S visas. This is a mistake some of us Nigerians make - unnecessary arrogance.
Dont go back there with this mindset. At the point of the interview, their word is ye and amen, regardless of their 'intellect'. Sad..but that is the reality we have to deal with. If our country was any better, we wouldnt require a visa to visit the U.S or U.K.
Like someone mentioned earlier, appeal in a respectable manner. This is key. They should ask ask you to re-apply in normal situations.
The U.S embassy does not have time to verify your documents..they are trained to be mind readers and are looking for your confidence - With your demeanor, make them believe you dont send their country and you are going there for a few days to spend your money; you will not hesitate to go somewhere else to spend that money.

Thats not true. My first yankee visa was given when i was earning N2million per annum, but my confidence was like a person earning N10million per annum. mavinc4u: I don't think so. I think it has something to do with how much he earns. He earns 6 million a year and want to spend 1 million just on vacation with his family which is also not possible. |

I need advice. I was recently deported from the US and I need your advice on what to do.
I have travelled to so many countries because of my profession and have been to the US before on a professional exchange visit visa. I have also always returned at the stipulated time and have no criminal records.
Things got a little bit harder for me here in Nigeria and I decided to apply for a US B1/B2 visa masking that I wanted to visit even though I planned to work. The visa was easy to get having had a sort of relationship with the US guys in Nigeria.
I arrived at the POE and through hardluck and very stubborn immigration officials, it was discovered I had another mission. The incriminating messages on my phone and social media accounts were searched (which clearly suggested I was in the US to work) made it easier for them and they recorded this against my prints, name and I was deported.
I was equally not prepared for the questions because I assumed I won't face any scrutiny having been to the US before so I was a little bit honest especially after discovering I was caught. This made the immigration lady to offer me two options:
1. Withdraw my visa willingly and reapply anytime I want or
2. Be banned from the US for 5years and be forcefully removed.
I of course choose the former and returned to Nigeria quietly and still facing the challenges I thought visiting to work in the US will solve. Infact, I'm now in deeper debts.
Now my questions.
1. What should I do with my passport especially if I want to travel to another country? The US immigration officer cancelled and really destroyed the Visa on my passport with ink. Would this not raise a red flag if I present it elsewhere?
2. I have professional engagements in the US early next year. What will nairalanders advise me to do? Write the US embassy to apologise or how can I atone for my sins?
3. Is it ever possible to enter the US again given my story?
PS: I owned up to my mistake and have come clean. Kindly just advise and don't insult me please. I made a terrible mistake and I know it. I just want your advise.

Just be careful oh. Its better to take the cab with your money than to try those subways in NY especially when you are a tourist. wanderlustian: Hubby wanted us to take a Taxi... who me Take a taxi? In New York? What happened to the subway?
The last time I personally took a taxi from JFK was in 2013, and I paid almost $100 just to Bellerose, in Queens. After then, I said 'Never again". Anyone else, I will hop in, as long as you are paying... but hubby caught wanderlust, and if he wanted to explore, he has to go the whole 9 yards wanderlust style!
So, we took the airtrain to Jamaica Station, and bought metro cards for $1, and topped up with $10 each. A ride from JFK terminating at Jamaica is $5, but within the airports, from terminal to terminal is free. Then we connected the MTA subway to Penn Station. From Penn Station, we took another train to the Ferry heading to Staten Island, where I had booked a really cheap accommodation option. If you had read any of my previous thread, you would know I'm a sucker for cheap accommodation cc @originalsly . Don't worry Bro, I researched Staten Island and saw that it was one of the safest places to be in New York. Hubby could not understand why of all the places in New York, I had to get a place across the water! 
Did I mention the ferry to Staten Island is free?
So, In total, I guess we spent $16 to get to our destination.
The other option would have been to take the NYC airporter to Penn Station, but it was $18 per adult! Hell No!
We got into New York just in time to see the sun set upon Lady Liberty... It was just breath taking! |
