There is a lot of CUT & PASTE of other PEOPLE'S WORK, going on right now.
If he can do what he posted in those pictures, why is he unable to replicate it for the current Customer afteral, one is supposed to get better and better, with time and experience?

This same dude did one for me last month... am yet to put it to test but by the end on this months i will have a tone of vistors shitting in my house. I hope it does the expected work.

@Sonnie10, it is not every property that have lawn and home association expenses. You will not pay 22% income tax on $12000 income unless you have other income. If you have other income your rental income tax will be marginal rate. Also you don't need property manager unless you have a lot of rental properties that you can't manage yourself.
You also appears to be double counting.
Income tax is not paid on gross income. The income tax in your scenario is paid after deduction of property tax and other expenses.
if you are paying home owner's association fees, why do you need a property manager and pay for the lawn maintenance?
If you have 60K to invest in rental income property. You probably will use it to buy about 4 apartments in combination with mortgage. You don't need property manager to manage up to 10 apartments. By the time you pay property tax, the return on your investment is not on the monthly rent when compare to other investment opportunities. But the appreciation on the property over time. I have some properties with annual rental profit of $300 to $600. However, 7 years return on investment is going to about 65% due to appreciation.
Some of you may say Nigeria return in Nigeria is higher but the peace of mind and security is Higher. The 65% is actually return on the total cost of purchase. The return on your own investment can be up to 300% or more. A friend bought property investment for $500k in 2014 and sold it for about $950000 in 2021. His actual down payment was 6.5%(32.500)

Most of this things you outline are correct but buying a property in 2014 for 500k and selling in 2021 for 950k could be as a result of shortage of homes caused by covid. I was in the market to buy a new home and realized most homes in the market already have multiple offers way more than the listing price. I decided to stop looking and let others overpay for the houses.

My current home was also bought in 2014 but due to covid the value is currently on the high side but again development can also lead to the increase in prices for home but most of the increase we see now are artificial caused by the pandemic.

Toyota is the only company where a low level worker detects a fault n his boss will always shut down d entire assembly line until they fix d fault. Give yourself a minute and think about d scale of such production halting decision.

I don't care about the product, I care about the process.

Toyotas r damn boring but they break down in a very predictable fashion. Nothing more frustrating then going on a journey n being unsure of what what will spoil in a car.

That value of Toyota cars are artificial values caused by only one country "Nigeria". Go to www.copart.com and watch live car bidding on Toyota cars and you will notice 200 million Nigerian are competing with themself for Toyota cars.

I once asked an american used car dealer why he doesnt have Toyota car in his showroon and his response was "Nigerians makes them too expensive to purchase"

Another example is, if you go to any Nigerian wedding in the USA you will notice that 90% of the cars are Toyota " another example of Nigerian mentality" but if you go to a white mans wedding all the cars you will find there will comprise of various cars from multiple manufacturers. Ask yourself this question whats the reason behind the typical Nigerian mentality and white mans mentality.

A 2021 Hyundai Sonata and a 2021 Camry have similar MSRP but at the end of 10 years Nigerians will overpay for a 10 years old camry.

You have a point with not buying a used car,but it doesn't remove from the fact that Toyota cars are HIGHLY DURABLE AND COST EFFECTIVE.

Ive used so many cars both brand new and used cars and i can still argue with you that all cars manufactured in the last 10 years have a very close durability timeline and apart from european car all Japanese and American cars are cost effective.

Plus if you think some are far more fuel efficient than other visit www.fueleconomy.gov and do a side by side comparism of different cars in the same class and engine capacity, then u will undestand better.( compare compact cars that are 2.0L with other compact cars with 2.0L and same with other types of car of the same class and engine capacity)

In Nigeria we just go with the crowd and thats just it. It used to be Peugeot, Mercedes VBoot, 230E, 190. It was also VW Golf at some point and even ( Opel Omega, Mazda 626 etc) and now its Toyota.

10k for oil and servicing fee once in three momths.Then full tank of fuel 12k, carries me for a month plus with AC always on.Perks of using a toyota,you will spend less on car issues generally.

The Toyota thing is just an average Nigerian mentality. All car manufacturers produce good cars that are durable and also fuel efficient.

The difference between most cars in the class of Toyota range of cars are + 5 or -5%. Just dont buy a used and abused car else you will inherit someone else problem irrespective of the manufacturer of the car.

These are the facts;
There were two sets of pictures. Some were for TV console and the others were for church design.
The TV console was his work and his photo is on one of them. That is the one he said he did for a nairalander. I have no reason to believe otherwise.
The other pictures, those for the church designs were stock photos, and we all know that.
For you to turn around and say he claimed everything were his works is disgraceful in the face of this obvious truth.
If you cannot on your own make these distinctions then, it is an issue outside the scope of this conversation.
I still demand you cite were he made those controversial claims.

Its like we are talking of 2 different post here. Am not talking about TV console or Church from N3xt if thats what you are referring to.

Am talking about a house in the USA that was posted here as a work done in Nigeria.

You can twist it how you like but the bottom line is, he intend to take credit for it plus those pictures are misleading.

I felt same way too until I did it myself.

Size: W5100mm x H2400mm x D380mm

Here are the inevitable constants on this small project:

- 10 sheets of plywood (sawing and machine edge banding cost inclusive)
- 350 yards of tape (I didn’t do manual taping)
- 1 gallon of evostic gum
- 12m rope light and choke
- 2 pcs of hydraulic hinges (soft close)
- 2 pcs silent drawer runner (metal ball bearing)
- 3m metallic aluminum profile door pull cabinet handle
- polyurethane foam gum
- super glue (we did quite a number)
- screws and accessories
- french cleat materials (for the floating shelf)

- installation and assembly

** Cost excludes wall reinforcement

Very true, he didnt claim those was done by him but he said it was done for a Nairalander. The arguement was about the origin of the picture he posted. It has too many red flags, except if it was done in the �� for a �� resident nairalander.

This nearly tore a family apart. My client paid his brother 1,050.000 and the recharge rate was very low.

The guy played some tricks and his brother got to know.

The played the same trick on me sometimes ago when they told me they wanted to flush not knowing they were trying to pump water into the ground thinking there’s sufficient water in the borehole so that I can allow them to move their equipment.

Everything is possible in Nigeria. How did the TV stand go? I didnt see the finished update and am thinking the builder can replicate one for me.

Some parts of IMO state take as much as 750k for borehole.
Last year I did one in Nkwerre L.G.A and another one at Anara Isiala Mbano.
The areas you might do it below 300k is Owerri and Mbaise.

Since then, any material I can’t take right away, I don’t bother with it.

Are you saying he had your 1.92M with him for 3 months, Made turnovers with it and still charged you at an increased price rate at the time of pickup?

No na... I no go gree. Is either you pay me back my money with 25% APR or give me at the old rate.
