@NL1960, where are you buying from? Lagos or where?

The cost of your roofing sheet per sqm is almost 1.5 more than the price I got it in Lagos. And my ridges, flashing are special made - not like the ones you see around.

1050 per sqm. Make una no tell anybody o!
NextHome:
Quoted Price from the company supplied my roofing sheets.

0.35 (N770 - N800)
0.45 (N950)
0.55 (N1,050)

My installer charges N5k per day and he's from ____City (the company that roof Shoprite). The company that supplies the materials is opposite Mangoro Bus Stop, Lagos.
Iam buying from Benin. The Aluminum company is a popular aluminum company in Benin. The mail i sent was gotten from their website and they responded with that price.

It is surprising that there is a wide gap in the prices. Is yours step tiles and does the company produce in Lagos. I do not know if there is a difference between oven baked and non-oven baked.

@spyder880 and @NextHome. Thanks. The man that gave the about 872k quote has 13k for accessories. I sent a mail to the aluminum company. The price of N1,646 given by them is close to what the Alumimum company gave me. This is what the Alumimum company said 'Our price for 0.55 HBG (Holy Bush Green) Step Tiles is N1,643 less 11% discount +5%VAT= N1535.3835'. Iam still waiting for the two more quotes in order to conclude.

Abeg, make una help me answer this question which i have also posted in 'https://www.nairaland.com/nigeria/topic-689147.448.html'

@spyder880 et al. Sorry for bringing this thread back to life. Was inspired to use bush green step tiles aluminum roofing sheets for my villa duplex. I got a quote of N1,098,148 broken down as follows:

(1) step tiles: 398m @N1,646 = N655,108
(2) cladding sheets: 40 @N1,646 = N64,840
(3) ceiling sheets: 50 @N1,470 = N74,000
(4) Falshings (various items) 90m @N1,480 = N133,200
(5) accessories = N30,000
(6) transport= N40,000
(7) installation = N100,000
Total = N1,098,148

I got another quote of about N872,000. This quote has labour as N75,000. The curious thing is this person gave step tiles as 326m. One more quote of N1,122,000 has step tiles 400m.

Iam trying to get 2 more quotes because of the disparity in the step tiles.

What do you guys think. Abeg, make una help me out as time is not on my side.

@Ijogz K and @Osila2. Why are you guys wasting your time with Folex?. He said that he is not desperate and that he is doing somebody a favour. As for me, i have decided to watch and wait until the rent expires and if he refuses to remove his now tokuboh items, the landlord will throw them out and then i will rent the place. In a football club, if a player's contract remains one year and he refuses to sign a now one or the club refuses to let him leave, the club will end up loosing him for nothing at the end of the year. Any day those items stay in the apartment, their value diminishes.

@Ogbefi_007: My brother got the one he used for mine at Iyuku or Okpella or so. He went straight to the quarry. It is cheaper at the quarry and you are sure of what you are getting. He bought a trailer load. I do not know the tonnage for a trailer load.

@vitodorado. Love the step tile aluminum roof used for the duplex. I hope the colour is bush green because it is step tile bush green i want to use for my own duplex in the villa. Since I showed Madam the one used by Spyder880 when he showcased the roofing of a bungalow, she does not want to hear of any other colour again. I will like to blow her mind further by showing her this one.

PropertiesRe: Building Of A 5 Bedroom Executive Duplex In Enugu by NL1960: 10:38am On Oct 31, 2011
@spyder880 :

'This wooden step is usually made before a deck is poured, it will be used by labor boys to carry concrete to the top of the deck. No problems with this wooden method, but I prefer the concrete steps instead, that's what I do in my sites.'

If you concrete steps instead, what happens after the decking has been poured, do you then dismantle the concrete step or you leave it as an addition to the house?. To me, since it is just for pouring concrete during one or two days of decking work, a temporary wooden step is preferable. A wooden step is easier to tear down.

spyder880:
This is the step that got me fuming with the architect who was also on site when I came, how can you build a 3ft tunnel as a stairway and expect a whole family to be using this 'trap' as the only stairway up and down this beautiful house?
Looking at this picture, is this step one straight and continuous step or is there another one that takes you to the top of the building?. If it is one straight and continuous step, i wonder how people will climb it without getting tired.

@spyder880: "My people, lets forget all these arguments and get back to the learning road. Our going round and round with these points will not help us.
(One quick question) why is it so hard for our young workmen to learn perfect finishing skills? Why is it the Ghananian, Togolese and other outside workers that are skilled enough to finish houses, what is happening to our young workmen and women?"

Good question. I have been wondering myself and iam yet to know why but i want to guess. I do not think that our young workmen do not have the perfect finishing skills. I believe it boils down to impatience. Every young man wants to quickly make it and so when they are given a job, most of them spend the money on frivolous things (latest handset, several handsets) when the work has not yet started or finished and by the time the job is started, there is no more money to complete the work or do a perfect job, hence the poor job or poor finishing. I used to have a carpenter who was always doing good small small jobs for me. I gave him a job to do a bed for me and also recommended him to a family friend. It took him after six months to deliver the bed and this is after i threatened to arrest him with police and when he delivered it, it was terrible. The bed was more like a 4*4 instead of 6*4. He did not even deliver the job of the family friend and the lady had to look for somebody else to do it. I had wanted him to do the bed before giving him a set of settee to do. I was just passing one day when i saw a beautiful set of settee done by a carpenter and i engaged the guy and he deliver a good and perfect job within a week. My Neighbor saw it and also gave him a bigger job that was paid for by his company. After some years, i decided to change the leather on this same set of settee and engaged the same guy again paying him in full. To my horror, the job now took him 3 weeks and was always coming up with excuses. A month after the job was done, the leather has started to tear. The guy used inferior materials and the job was poorly done. I just could not understand. I have seen several cases. This complaints is not restricted to me. I have asked several of my friends and it is the same complaints. What really is the problem?. Is it the pressure of the society or what?.

Sometimes in life, i little fuel is needed in an endless argument. The back and forth arguments were getting too much. Iam sure it was the little fuel poured into it that made Ahanohai to go the extra mile to do and post a video recording. That eventually ended the arguments and counter accusations and the behind-the-scene settlement that followed.

PropertiesRe: Building Of A 5 Bedroom Executive Duplex In Enugu by NL1960: 2:09pm On Oct 21, 2011
I learnt from the person handling mine that for the purpose of precaution, it is better to have a carpenter and iron bender on standby on the day the deck is being poured so that if case there are issues to be corrected, they will quickly correct them.
PropertiesRe: When Is The Best Time To Roof A House? by NL1960: 11:49am On Oct 21, 2011
The wood seller is right. My elder brother is a logger. He is quite busy during the dry season because that is the time that it is easy to get access into the forest to get good wood and easily bring out. If it rains, the trucks might not find it easy to get into the forest and those that venture will charge high and if they sink while coming out, that is an additional cost. He is presently getting me the wood for the roofing of my house. In addition, once such woods are used for the wood work, the sun can easily conditioned them and make them stronger. This are all what he told me and he has been in the business for quite a while. Just imagine a logger going to look for an Iroko tree during the rainy season. U will need to pay so much to get it because Iroko trees do not grow by the roadside.

PropertiesRe: Jarus CountryHome - A Journal by NL1960: 3:29pm On Oct 18, 2011
@Jarus. Sorry for my asking. Why would you want to share your country home with shops?. Will you be able to control the type of people that will rent the shops or those that will patronize what they are selling?. What if somebody rents one of the shops and turn it into a drinking joint?. Hope you know that all sorts of characters come into a drinking joint. To me that is not safe or quiet enough for a house that is a country home.

Great job Spyder. The decking is lovely and the iron rods are solid. When my brother that is handling my building in the village was telling me to send plenty money for the decking and iron rods, i dey take style vex thinking that the money was too much but when i went home and saw the wood work and the laid iron rods prior to the pouring of cement, na so so smile i just dey smile because of the quality of work. The rows of rods iam seeing here just reminds me of what i saw in mine. So do not be surprised that the client is very happy. Anybody seeing such quality of work will smile. Make sure you keep up with the quality in other aspects of this project.

PropertiesRe: Building Of A 5 Bedroom Executive Duplex In Enugu by NL1960: 4:43pm On Oct 17, 2011
@spyder880. When i was about to do my decking, i was told that it has to be completed in one day. Because of this, it was done far into the night. Actually, it was completed by 10pm. I can see that you want to use two days to do this. Any special reason for this and are there are any advantages in spreading it instead of doing it in one day even if it means extending it into the night.

This is strange. Iam presently at the roofing stage of my duplex and it was made two layers of block after lintel and i did not see any abnormality with the building. The building is even on a hill. It even made it to stand out like a mansion.
