and these ones look like decent housing?

Something is wrong with your head - you need it checked

I already gave you a source that Lagos offers too little for too much in terms of housing.
https://qz.com/1017476/rent-is-cheap-in-johannesburg-but-expensive-in-lagos-according-to-new-study/

A good comparison of Lagos v Nairobi is shown below and contrary to what you guys have been yapping over, Nairobi's GDP is actually higher than Lagos.
https://versus.com/en/lagos-vs-nairobi

You used a study that showed Lagos population to be 7 million... whereas today Lagos population is 22 million. You aalso usead a study that cited wikipedia as a source. I laugh
I'm talking about this website: https://versus.com/en/lagos-vs-nairobi

Lagos GdP is $136 billion, which is bigger than Kenya's. We've been over this severally

You guys love excuses. Now you're crediting SA's development to white people and gold. Meanwhile you have oil which Kenya doesn't - why are you not ahead of Kenya? Johannesburg is still an important city to the world and still the richest city in Africa with by far the busiest Airport, best infrastructure, most skyscrapers, largest stocks exchange busiest roads etc. To make it simpler, Jo'burg is the New York of Africa.

You realize New York is also a megacity, being one of the largest cities in the world. At the moment Jo'burg might be at an elevated status in Africa, not the New York of Africa yet, but I'm placing my bet that in the next 20 years Joburg's importance will have rapidly declined with emerging, mega cities like Lagos and Cairo toppling Joburg. This of course means these two cities will improve rapidly in infrastructure and sustain growth over the years. These two cities currently are moving in those directions. Africa is about to get a whole more interesting

Equatorial Guinea with smaller population than most of middle east is any better than Nigeria. And when you talk about population - what are you gonna do about it - except competing to sire kids or inflate for political reasons? Are you working seriously to reduce you population? China in 60s implemented one child policy - when are you going to realize siring kids aint gonna help anybody??

Here in Kenya we are working on controlling our population and for the first time ever - those aged 5-10 years - are more than those aged o-5 - meaning we are finally turning the corner. We are providing family planning service for free - adoption of contraception is high.

According to CIa article - you're growing at 2.5% yearly - while we are growing at 1.6% -

Well if we use the world bank stats Kenya and Nigeria are growing at the same rate at 2.6%

Well Nigeria has Chinua Achebe who created the novel Things Fall Apart which is the most widely read book in modern African literature. Nigeria also has Wole Soyinka who was awarded the 1986 Nobel Prize in Literature, the first African to be honored in that category. Nigeria also has Philip Emeagwali, inventor of the World's Fastest Computer who has been called the "Bill Gates of Africa."

Since we were with whites for a long time in South Africa, Everything we did it together as South Africans, if you don't believe that grin You must kiss my ass grin

Yeap blacks(3rd class citizens at that time) were sure south Africans building South Africa while being ostracized from living with the whites who lived in the good areas, the whites who laid the foundation for South Africa to be as advanced as it is, but today the foundation is beginning to shake. We'll see what becomes of South Africa in the next decade

S.A is really advanced for an african Country, it will take lots of years for many countries to have such quality Cities..

I hope you guys won't spoil a thing like Mugabe.. I see malema is spitting alot.

Eko Atlantic and Centenary City will by far beat any South African City, but it will take some time before these cities become fully operational. I'm also looking a Konza city also posing competition to South African cities.

You guys realize though the whites have a part to play in why South Africa is that advanced.. Now we're seeing blacks taking over the country and suddenly everyone is predicting South Africa might be another Zimbabwe.

No worries though, I have a feeling that African countries will evolve with better managers of their respective countries. Countries such as America and European countries have all passed through our current phase to become what they are today

None of this is true except maybe 3 - even within Sub-Saharan Africa. The projects in Nigeria are either stalled or cancelled or still at planning stage. Nigeria doesn't have largest middle class - South Africa does. Entertainment (nollywood) is really chi.cken shiet as far as economy goes. And last one is just hilarious...start ups?.

Don't forget Nigeria's music industry, which is also entertainment.

GERALD710:

You mean a Lebanese owned project
Look at Konza City in Kenya ,owned by the GOVERNENT of Kenya and is on a bigger scale than Eko Atlantic.

He's a Nigerian. He was born in Nigeria and his parents(i believe) as well. Although his roots stem from Lebanon. It was a former governor of Lagos state who suggested the idea to him and he bought the idea. Lagos gave him the land for about 78 years. I mean if he's that Lebanese, might as well build the project in Lebanon and not Nigeria

And no, Konza isn't bigger. Konza is about 5,000 acres while eko atlantic is about 6,000 acres. Plus Eko atlantic is on a grander style than Konza City, with mid to high rises planned for the the city. It'll be a new CBD, with water transportation infused with the advent of Canals, waterfront promenade,a boulevard similar to the champs elysees in France or 5th avenue in New York, a new Dubai or Shanghai for the African Continent.

Now if you're talking about a new city that is mainly more government than Eko Atlantic, then look up Abuja Centenary City. But just like Konza city it's slower than Eko Atlantic perhaps having to do with corrupt governments

Nairaland / General / Eko Atlantic City Eyes 2023 Finish As Nigeria Economy Rebounds - Bloomberg by nwoke37: 4:03am On May 30, 2018
(Bloomberg) -- A high-end seaside development in Nigeria’s megacity of Lagos could be fully operational in the next five years, as the West African nation’s economy rebounds from its worst contraction in more than two decades, according to the project’s promoter.

Eko Atlantic City is being built on a planned 10-square-kilometer (3.8-square-mile) stretch of land that’s being reclaimed from the Atlantic Ocean, Ronald Chagoury, chairman of South Energyx Nigeria Ltd., said in a May 23 interview in the commercial hub. When the final project is complete, as many as 250,000 people are expected to live in the development, where a three-bedroom apartment could cost almost $1 million, according to online property listings.

“We still need two years for the sea wall, one year after that for the sand-filling and another year to 18 months for the infrastructure, so say another five years to be fully operational with infrastructure,” with the first half already complete, said 69-year-old Chagoury, whose company is in charge of the basic infrastructure such as roads. Developers will erect most buildings, and the wider project could take up to 35 years, he said. The sea wall will be 8.5 kilometers (5.3 miles) long once completed.

Construction slowed after a fall in oil prices in mid-2014 caused the economy of Nigeria, Africa’s top crude producer, to contract. Today, Eko Atlantic, where so far 6.5 square kilometers have been reclaimed, is traversed by roads and has three completed and occupied buildings -- two residential and one for businesses -- and work has started on another 13.

Economic Revival
“Over the last six months, we’ve seen an improvement in the economy,” the Lebanese-Nigerian businessman said. “We’re seeing the end of the tunnel.”

While economic growth slowed to 1.95 percent in the first three months of the year, Nigeria’s gross domestic product has expanded for four straight quarters. The International Monetary Fund forecasts growth will accelerate to 2.1 percent this year from 0.8 percent in 2017, as oil output remains stable and prices rebound, providing more foreign currency for manufacturers to import inputs.

Once completed, Eko Atlantic City, will have high-speed fiber internet, 24-hour power in a country with frequent outages, restaurants and shops along its Eko Boulevard, which is modeled after Paris’ Champs Elysees. It also hopes to attract the corporate headquarters of top companies in Nigeria and West Africa.

Nigerian oil magnate Folorunso Alakija said in a 2015 interview with Bloomberg that she was investing there, and the U.S. consulate told CNN in August 2016 it was considering a property.

The consulate didn’t answer an email or return a call seeking comment, and Chagoury declined to speak about his clients. He also declined to say how much money had been invested in the project and how many plots had been sold.

Corruption Crackdown
Lagos’s high-end property market, which has typically been dominated by politicians, has also suffered from a crackdown on corruption since President Muhammadu Buhari was elected three years ago, said Afrinvest Securities Ltd. Managing Director Ayodeji Ebo.

“People can’t just bring out their money anyhow,” he said by phone from Lagos. “Occupancy rates have been very low.”

While the project won praise by former U.S. President Bill Clinton who visited the site in 2013, the need for more luxury or even upper-middle-class housing has been questioned in a city of 20 million inhabitants who mostly earn a modest income. CNN has reported that the Clinton Foundation received donations from the Chagoury family.

In the high-value areas of Victoria Island, Ikoyi and Banana Island, vacancy rates run between 20 to 30 percent, according to Jonathan Millard, director at Troloppe Property Services.

Empty Buildings
“And then there are all these buildings that are currently empty,” he said by phone.

Eko Atlantic’s plan includes one-, two- and three-bedroom apartments starting at a sale price of $200,000, Chagoury said.

“People think it’s for the rich only,” he said. “It’s not for the rich; it’s for the middle class and up.”

With an income per capita of $7,000, according to Lagos-based advisory group Financial Derivatives, the average city resident won’t be able to live there now. But an estimated 6.5 percent annual growth rate in the urban area’s economy between 2015 and 2030 means the number of households earning $70,000 annually could double to about 120,000 by 2030, according to PwC.

With land and property priced in dollars, Eko Atlantic has missed out on buyers affected by a more-than-halving of the value of the naira against the greenback since mid-2014. So South Energyx is seeking to attract some of the estimated 15 to 18 million Nigerians who live abroad and have access to cheaper loans and foreign-currency earnings.

Property Loans
Less than one in 20 of houses in Nigeria are financed by property loans, according to the Mortgage Banking Association of Nigeria.

Chagoury and his older brother Gilbert founded the Chagoury Group conglomerate in the 1970’s with a range of interests including flour Mills, water bottling, insurance, furniture manufacturing, telecommunications and hospitality, according to the group’s website.

Now Ronald Chagoury’s primary focus is finishing Eko Atlantic. He remains confident the demand will pick up again, 12 years after the signing of a 78-year concession-agreement with Lagos state to get the project started.

“Lagos’s population is growing to 25 million,” he said. “If 2 percent can afford it, or 5 percent, that will be enough.”

If your talking about the igbos... Obvioulsy there are different tones for igbos... It's just that out of all the ethnic groups in Nigeria they're particularly known for their lighskins. I mean c'mon its a group of around 40 million people, expect variety. although igbos are lighter in general, more like brown skin. Then there the yellow lightness igbos are known for

This is why SA is richer than you! They have the right to call themselves the Giant of Africa which they truly are! Well, not bad for us considering we rely on tea and flowers as a country, you can also take the populations of this countries into context before assessing anything!

Considering that Nigeria has a way bigger population and a bigger economy than South Africa....

I mean look at China today. Everyone is beginnig to recognize China's growing Superpower. America knows this. Yet China has about 1/6 of America's gdp per capita... in a normal circumstance America wouldn'y be worried. But China is hugeeee. It has bigger population than America. China overtaking America as numero uno is inevitable.

Admittedly Nigeria is a sleeping giant just like China was. Nigeria will have to fix its self up and prove its giant status. For now no country in Africa dominates Africa just like Japan did or China is doing now. Countries like Nigeria, South Africa, Egypt, and perhaps Kenya will have to develop further to see a leading power coming out of Africa.

I thought we were comparing Kenyan cities and Nigerian. Obviously, Enugu isn't up to par with it having dusty roads and and poor quality buildings.

Did u see the pictures posted on kisumu and eldoret by your kenyan fellows, those cities also have dusty, dirty roads.

That aside enugu city is not the best Nigeria has to offer in terms of urban areas. I rank calabar and uyo above it. Some places in Uyo look like the West
