I like the attempt by plot owners to make every 2/3 Br bungalow look like a mansion,
My laughter is caused by the fact that the first word on the entrance archway reads BEACHLAND,
the closest thing to a beach are the swampy spots around the Estate
But fortunately the recent flood does not in anyway reach the Estate

No way to IBB, EVERYTHING COUNTS on this project, the registration, voting & campaign against. We the electorate need to play our part. convince your friends to join this campaign, we've done it on fb, we can do it on NL

I bought a 3 bedroom flat at Adeniji Adele (lagos Island) in 1999 for 1.9m and stay there for few years, move to Europe and I've gotten a plot of land in Ikorodu which am critically planning to start any time soon under the supervision of my parents.Am planning of erecting just 4 flats of 3 bed rooms each with toilet and bathroom.

But my main problem is that I've been contemplating hard witten myself maybe or not to sell off the 3 bedroom flat in Lagos Island and join the proceed with the amount av gotten to start the new project in Ikorodu. Pls i will appreciate your advice and i love to av an idea about the cost price for 3 bedroom flat situated in Lateef Jakunde Housing Estate,Adeniji Adele Road,Lagos Island. Thanks and God BLS.

Breakdown of details will make it easy to let you know where the excess sank to, this will allow for adjustment as you progress.
However, common pitfalls when you try to do it yourself without sharing experience or expertise include the following;

Supplying wrong tonnage of sand/gravel a 5ton tipper can deliver 3.5tons, while 7ton tipper can be described as 10tons
Expensive materials like cement can be over-estimated & excess stolen from site
You may have been overcharged for labour
Your design/size may be unique, meaning 2 different 2br flat may require up to 30% diff in cost etc

@ poster, kris try & get the design (it could just be a proportional sketch that will not take more than a day) right first, otherwise u may be comparing oranges with apples, note that aluminum can hardly be cheaper than wood .
Your brief for a design would require you to answer a few critical questions which is not ideal for this thread(e.g purpose, preferred ht. window sizes, anticipated furniture sizes, ventilation requirements , etc) you may reach me on:

Survey is about N70k average, details depends on site conditions, building plan approval depends on size of building design see our past postings for more details

Quite an effort, but I assume giving a price range will suggest how affordable this PRESENTATIONS are, more importantly note that architects are highly discerning, so you may need to tidy up some loose ends here, particularly the interiors, the hanging throw pillows etc. Also to get results come back periodically (say weekly) to post some comments if nobody has done so, this will make the thread feature more often in the section's front page. For best results, this may not be the best section to post this thread. However it's not too late, you can post it in multiple sections with slightly varied topics & some incentive for any reply that fetches result (you don't need to mention exact rewards), to achieve your goal faster, but don't forget me too when your Naira rain comes O. "No man stands in the sun for nothing" 
Nairaland is vast in human resources, but unfortunately a lot of people come here to ask for vital links to their great fortune, without being slightly concerned about what is in it for the man who takes his time to reply their post for the vital info. For example in this section, people want virtually free designs for their dream mansions, they think architects are fine artists who can sketch with 'no effort'. They want free estimates, without bothering how Quantity Surveyors make a living etc. like the proverbial man who believes education is expensive, they opt for ignorance & end up with large doses of it "seemingly free of charge" in the process they earn highly wasteful results.
