The engineer on my project sent this as a quote for plastering a 3 bedroom flat (all ensuite) with a visitor's toilet.

Labour
Ranging plastering
Inside plastering is #120,000. Outside plastering is #90,000. Windows dressing is #45,000.

Not Ranging plastering
To plaster all the houses is #170,000. Inside and outside. No window dressing.

Materials
Two trips of gum sand and two trips trips of shape sand and 110 bags of cement.

When I asked the difference between the two, he said in the first one they'll dress the plaster and plum it to be level. This won't be done in the second case. I can't wrap my head around plastering a house and not making sure it's level.

Secondly, I thought plastering a room takes 3 bags of cement? I did my calculations with 4 bags to be on the safe side. However, the engineer is saying each room of around 3.6*3.6m will take 5 bags using ranging method.

Experts please what's your take on this?

That you will understand.

To get good well leveled wall with details supervision coupled with final good looking finishing wall
Then ready to pay more.
A lot of technical explanations on this.
But that is what the guy means on the 1st quote

Second quote means regular average work.

I think a simple duplex/terrace structure can be done within 30 days but I'll just keep it at 45 days. Rates for labour may not necessarily be the standard used.

I have issues with my plumbing system, there seem to be pressure issues in few of the rooms.

I was unfortunate with my choice of plumber. There is low pressure and no water at all coming in some part of the buildingm And then there are dampness and 'wet' walls in some areas. I have only called a plumber to check for leakage, which he claims he saw but the problem still persist.

Please, I will get a solution here, I need help guys. It's a new building. And i jst even painted.

I have 430k which will not cater for either of aluminum windows or plastering.

Kindly advice me on what to do next.

Its very simple
Do all the inner plastering and just frame for the sliding windows for now.

Later external plastering and remaining part of the windows I.e glass and net will follow when pepper red again.

Personally, I prefer two gates (#NotBibeli) and is what I ended up with. Now, this is on my personal residence. The short side will have swing sides and the long side will have a slider.

Please forgive my indiscretion of including a toilet in my MaiGuard house. He really should be able to defacate in the bushes nearby

This is perfect to me bcs while driving in or out you don’t needs to DOUBLE check road (road A and road B ) to see if any vehicle is coming
If it’s located at exact corner piece point ( this mostly happened in most building) you need to check road A and B if there is any coming vehicle or Kekeh.

The best position/ location to install entrance gate.
Where we have corner piece land.
In your opinion is it by the side of longest side of 120ft or side of 60ft in case of a plot land.

Give your reason(s).
Advantage(s) over each position .
Disadvantage of each position.
The best type of gate for such area.

They lack good orientation/exposure toward the work bcs it’s not there real field.
The client will just look at them and say do you think this place looks like ikorodu or mushin abi inside mowe ibafo.
