Hello people,

Is a BRC wire mesh or some sort of reinforcement required to make coping above a parapet wall.

See attached picture for a sample.

One engineer says just high proportion of cement with sand will do while the other says BRC is required.

HI..... Believing its on a solid land, see material schedule below.


SUBSTRUCTURE

Foundation.

550 blocks (3 courses as requested)

30 - 35 bags of cement for foundation.

9 - 10 bags for block setting up to German floor level

After Filling and Compacting.

German Floor - 47 bags of cement (using 100mm thick slab)

Also buy.

30 tonnes of granite

60 tonnes of sharp sand


COLUMNS.

10 length of 16mm or 12mm for starter columns (being a bungalow)

7 length of 12mm for Matt.

5 dozens of 8mm Rings

½ bundle of binding wire


SUPER STRUCTURE.

1900 blocks (approx)

30 - 35 bags cement (for setting)

COLUMNS

16 length of 12mm or 16mm for columns to 3m height only (depending on what was used for starter columns)

10 dozens of 8mm for Rings.

The house is 4 bedroom and a living room with 2 toilet en-suite and one toilet

2D Sketch of the house(All I have with me here in Bauchi but the project is Ado Ekiti)

The 2nd picture below is the price and number of woods given to me by the carpenter. The price seems to have been inflated compare to the one i got from the building materials website

The 3rd picture is the price list on Nigeria price blogs where you can get current price of building materials.

Pls let me know your take on this
The prices and quote looks OK.... I'll tell you why...

1. Nail is more than 7k now in Lagos @ 7500-8000.
2. The wood quantity looks reasonable (I did a quote for someone on NL last week, got about same quantities)
3. The prices you got from the website ARE NOT RECENT - those were prices during Ya Adua's era - you can enter the sawmill and price yourself (1x1x12 says N400-N500 grin grin grin , same wood i brought for N1,550 - 2 weeks back ?)
4. Workmanship 120k, thats fair - price it down a bit, but note he didnt charge you out of whats obtainable..
5. See attached pics (In your case, your carpenter didn't plan to use 2x6, hence you should have more 3x4 and 2x4 in its place)

MY ADVICE - YOU HAVE A NICE QUOTE....

Does this not more than five courses of blocks counting starts from the foundation trench or ground level? I asked because recommended depth for a duplex is up to 900mm and that will definitely swallow more than 5 courses of block to DPC level and I don't see engineers doing ground beam on all duplex. The problem wasn't the number of blocks buried....

The issue is the number of blocks exposed above G.L (ground level)....

After filling, and rain fall - the pressure on the inside didn't have a counter force on the outside, so the foundation (block above ground) gave way...

IF, i.e IF you dig 900mm and have 4 courses of block in the ground, there is no issue cos its in the ground. WHAT MATTERS IS WHAT'S ABOVE GROUND

If you must have more than 3or4 courses above, then columns, tie-beam, ground beam MUST be introduced..... tie-beam here refers to a beam on all the blockwork round b4 German floor, while ground beam (as used) is concrete raft.

Hi vboss,

Normally for a bungalow you DO NOT need columns.....
The issues I see with your construction are:

1. Foundation is too shallow (normally for such, it should be raft, concrete beam)

2. The block setting at 5 courses above ground - is too high (with no column, ground beam, deep foundation or tie beam etc)

3. Get someone else to supervise the job, better now than later

I just filled the foundation with sand. That's the stage the project is at currently.
MY ADVISE:

1. Add columns at key points / junction (lol at junctions)

2. Do a beam all round at this stage (b4 german floor), to tie the structure together

3. Do a German floor even if the thickness is 100mm

Please I need your contribution on the exact mix for a 16ftX13ft one bedroom self contain structure decking (am sorry am not good with numbers and sqm).
We intend to put two tanks untop of the structure when completed, so I want a solid mixture because its manual mixing since its a small project.

Do you still use your 1: 3: 3 mix? If yes? How many bags exactly will cover this decking at a thickness of 6".

Estimated Figures (Note: I didn't add for waste - it is important to add a little for waste)

Wall Plate (3by4) = 20 pcs
Tie-beam (2by6) = 50 pcs
Kingpost (2by6) = 30 pcs
Rafter (2by4) = 90 pcs
Struct (2by4) = 280 pcs
Purlins (2by3) = 420 pcs (because of the roof covering intended for use)
Ceiling Hangers (2by2) = 220 pcs
Facial Board 1by12 = 0 (because it shows concrete facial)

SUMMARY:

3 by 4 = 20 pcs

2by 6 = 80 pcs

2by4 = 370 pcs

2by3 = 420 pcs

2by2 = 220 pcs

Nail = 1 bag 4 inches, 1 bag 3 inches, 1 bag 2 inches (I DIDNT CALCULATE, I'M JUST SUGGESTING grin grin )

Oja Agba = 3 - 4 dozens

FINAL NOTE: This are my quick estimates, might not be exact numbers needed because I didn't consider wastage..

Have been following nairaland since 2012 but fully registered 2015, I know some of you would have gone through what am going through now and each of your advises would be duly observed.

We are 3 in our family me my dad, and my elder brother who is also a graduate.

it all started wen I lost my mom to cancer 2016. she was a school teacher in one of the government school in abuja.

After her death we started following up her gratuity from Gov, God willing and thank God we were paid.

We decided to invest the money in schooling, which we decided to build a primary school in PH

I'm from Owerri but I have uncles from rivers state so we had the feelings that river state is a better option for the investement.

At least we have relatives there to show a good place to set up the school.

We went to our uncle's house who happens to be a Lawyer and narrated everything to him concerning a good land to Start up a school.

He told us he had a land for sell, we were happy because we felt he can't scam us.

We went through normal procedures concerning the land he wanted selling to Us.

Sorry not to have mentioned, my uncle came from a very respected and rich family so we handled everything with full assurance.

He then told us that 2 barristers (based in PH) are also involved in the land deal. That they own the land.

Since they were barristers, we consented.

So we paid 5million for two plots.

Though, the area wasn't that developed but they where few houses there, so starting up school there might be profitable

We started building fence and other important things that is ought to be done, in fact, all what we spent would sum up to 1.2million.

In the course of building, someone we don't know came and chase us out of the land, Saying the land belongs to him.

During this period, my dad tried to reach out to my uncle and the other 2 barristers to come and explain things to him but they were no where to be found.

He spent 2 weeks in PH without any sign from them nor results.

This is a year and three months we paid for that land and we haven't step into that land and no straight answers had been given to us.

We trusted him.

What annoys me the most is that he now pick our calls only when he feels like and no straight answer would still be given..

We have been avoiding taking the case to court because we fear it would last longer in court.

He told us to take him anywhere we like, that he will defend himself.

We don't need the land again, we want our money back cause what we have experienced so far is not what we bargained for.

I'm thinking of going to Brekete family (Human Right Radio) in Abuja to seek for solution

Note: My uncle is now based in Abuja but those two lawyers are based in PH.

Please my fellow nairalanders your advise are needed and any comment given would be very much appreciated, cause this totally look like we have been scammed.

Sorry about the situation you find yourself.....

1st of in land business, even family can scam you - dealing with strangers is even most times better self...

If Brekete FM has helped others with similar case, then you can try them out (ie if they have legal backing and any decision taken there wld be regarded as law)

Lastly, going to court might be more expensive and what if you lose eventually? thats double wahala...

LAGOS LIFTS EMBARGO ON PROCESSING OF PLANNING PERMIT IN SOME ACQUISITION AREAS
Suspends Penal Fees For One Year


Lagos State Government, through the Lagos State Physical Planning Permit Authority (LASPPPA), has announced the lifting of the embargo on the processing of Planning Permit in some selected areas of the State.
In a release issued today by the General Manager of the Agency, Tpl. Funmi Osifuye disclosed that the Governor of Lagos State, Mr. Babajide Sanwo-Olu has approved the lifting of the embargo on the processing of Planning Permit in the areas recently released from Military acquisition in Badagry/Ajido, FAAN Acquisition in Isolo and LASU Acquisition and Isashi Waterworks Acquisition in Ojo.
Other areas include Ajah 300 hectares acquisition in Eti-Osa, Aboru, Agbelekale, Alagbado, AIT, Abule-Egba and Ikola in Agbado-Ipaja, Ojodu / Berger in Ikeja. The rest are Oke-Ira in Agege, Shasha in Alimosho, Satelite and FESTAC Town in Amuwo-Odofin as well as Chagouri and Chagouri Acquisition at Awoyaya in Ibeju-Lekki.
He said in order to encourage developers and landowners in the affected places to make submissions, accruable Penal Fees for construction prior to obtaining Planning Permit would be suspended for a period of one year with effect from 28th November 2019 to 27th November 2020.
Consequently, Osifuye urged the general public particularly Developers and Land Owners in the concerned areas to leverage on the gesture of the State Government by ensuring voluntary compliance and coming forward with their necessary documents for regularization to avoid any embarrassment from the State Government.

I don’t understand what you mean by German floor aids DPC... what’s the difference between the two?
German Floor is the concrete after Filling

DPC/DPM is the polythene layer between them... (to stop ground water, moisture etc)

If you don't do German floor, you can't do the DPC/DPM appropriately...

like Dubemcapital1 advised - GERMAN FLOOR makes the building better.... by transferring load evenly.... (make i stop here)
