yak: good evening chairmen in the house... can anyone advice me on this issue. Do we run any risk doing lintel on our small 3bed bungalow with a 10mm rod. we intend to chain the entire external walls. thanks The problem is if done how it shd be done, with closer stirrup it might end up same price as using 12mm with greater spacing. I'll advice, USE 12MM BIKO. |

Takoro13: Suspended ceiling is different to other ceilings. Because of the iron required, plastering shld come before ceiling so that there won't be any space between wall angle and wall and to reserve the quality of wall angle that could be damage by non smooth surface.
I would like the ogas like haji to say something You're right.... There's no way suspended ceiling can come before plastering. Also Even the normal asbestos or pvc ceiling should come AFTER Plastering not before. But because of poor workmanship, people do it before and use plaster to cover it... I DON'T. Cc: Muyi002 |

But I don't get your point very well. Abeg expantiate well Fact is.. PLASTERING comes before Ceiling... Any other advice is based on poor workmanship and trying to cover for it. Regards. |

Mystical888: Hello House, Please kindly assist in checking my floor plan. I intend to commence building soon but i have a hunch about the design. Available space is slightly below 50 by 50 feet (Needs to be managed). What can i modify? Is the ventilation good enough? Is the ante room even necessary? Should i reduce the size of the rooms? Why do i need a walk in closet? Print/Convert the PDF file to Jpeg and re-attached - The screen shoot you took is too tiny to be read... Regards |

Aphex: Hello Guys, need your opinion please. I'm currently working on a project, which is 2-bedroom flat into 8 , and one bedroom apartment (room, kitchen, bathroom, dining, parlor) into 4. The plan is, it will be shared into four buildings on the 200*100 piece of land. Each building will contain 2-bedroom apartment into 2 and 1-bedroom apartment ,one. Attached to this comment, is the bill I wrote down, which my engineer gave me to take the property to DPC level. He calculated it two buildings at a time. So each of those values are for two buildings, details of each building already stated above. And below, is his workmanship, terms as stated. Thank you! First off, it's hilarious some of the comments here asking you to discard the contractor or his quotation WITHOUT them first asking to see how big or small the project is... And WHAT TYPE OF FOUNDATION it wld be, land type and all... It cld be a rocky land or swampy land. That been said IF AND IF the quotation above is for FOUR structures to foundation level THAT SUPERVISOR is as cheap as i am... Lol (75k to supervise a building to German floor I believe). If it's for 2 buildings, 150k per building, all you have to do is negotiate and he wld come down. I'm NOT a party to judging a contractor when we're NOT FURNISHED with adequate information.... Finally, IF you want a SINCERE opinion from professionals here like Rotecch77 said, SHARE THE PLAN and add a picture of the land to it. Goodluck. |

Goodgod213: Please I have a land at ibadan which has a foundation on it. Since I did d foundation I have been unable to complete it up. Is there any one or agency that can finish it and acquire it for some years so as to get their money back with interest. Any recommendations or suggestions please?? Maybe the mistake you're making is trying to save BIG or make one quick cash, then continue - IT MIGHT NEVER HAPPEN... read the story on my profile, and see how he built - My Advice is simple - Continue the project with whatever you can raise even if its 10k in 3 months, buy block, buy sand, buy granite, but THIS and buy THAT. If you started that long ago - you would be gotten far - Read my old thread if you can find them. GOODLUCK cc: McTobe |

What is the advantages & disadvantages of building a contemporary bungalow house over the other normal high roof type??
The idea is to build something more unique and the same time manage cost. why do people like COCACOLA OVER PEPSI? Why do you support Barca and I support Liverpool (for eg) CHOICE |

ollykay619: Good day everyone, below is the labour cost and rough estimate of material for a four bedroom bungalow (attached is the floor plan) given to me.
LABOUR Setting out # 20,000 Digging of foundation 70,000 Casting of foundation # 40,000 Filling of foundation # 70,000 Casting of slabs # 80,000 Setting of Block # 270,000 Casting of lintel # 30,000
MATERIALS: 4500 pieces of Block 10 load of Gravel 9 load of Sand 220 bag of cement
I am mostly concern about the labour cost because I would be on-site to monitor the use of materials.
Please is the Labour cost fair? Or High?
Location is Ibadan I believe it is fair (if the 4500 blocks are correct).. Price it down a bit (especially the block setting can still come to 220k, 230k, 240k) or to whatever you both agree on; but note - its fair |

bobkezel: Good morning saydfact I'm about laying 3 couches of blocks on my lintel but the builder said he needs 20 pieces of quarter rod. I asked him what the rods are for and he said it's for holding the roof. Pls is this necessary, and if yes, is 20 pcs not too much. And what other alternatives do I have? The house is a 3bdrm, 132sqrm Morning and thanks for contacting me.... IF ITS NECESSARY = YES IF THERE IS AN ALTERNATIVE = YES (Oja Agba, done by the carpenter). IF IT HAS TO BE DONE NOW = NO IF 20 PCS IS TOO MUCH = ? ? You can either do it now or let the roofing carpenter do it later - but it must be done. On 20 pcs, if that means he wants to install at 20 locations around the building; the more - the better..... Goodluck |
