It's GDPR issues and you could simply unsubscribe from marketing emails or block them.

Some companies are returning to office to boast productivity, collaboration and commitment. Nothing concern them concern other sectors. Even the remote work has sectors that benefit from it too like companies that provide tools and services to empower remote working.

True that. This Naija landlords are frustrating most times placing all sorts of rules and regulations.

Base on how things are presently and because he fails to pay his as at when due, i advise he pays the rent and move out.

We learn everyday.
This is what I was trying to say, but it seems the guy has taken it upon himself to teach the landlord a lesson. I would leave the fight for another person except I get strength for reserve.

If you know houses that have been reposesed because of tenants refusing to pay you go approach this issue differently.

Update on this issue
Today the landlady worked into my room and was like today your leaving my house and was trying to move my stuffs outside..
Immediately I picked up the phone and called the police, she started to denying that she's not throwing me out of the house..
Now what happened is that she came with her kids and trying to claim that this is her house and I have contacted the Council housing department already about her visits but I would like to know if there is any legal way I can deal with this please.

This woman thinks that I meant be scared or I don't know the law in UK, which is the reason she has been doing all this..
I can tell you that all the other tenants who has lived in this house have issues with her and that's why they leave.. including the ones that moved out from my room before I move in.. everyone 100% has issues with her and she always treating to remove their door but never did because she's also scared of what they will do to her..but in my case, she things I can't do anything because am quiet guy.
4 months ago he made new tenant who just came to the UK to go out midnight at 1AM to pay house because the person told her he has it in cash and will send it to her tomorrow when he go to bank, but this woman insisted that he must pay the money that night otherwise she will come and remove he's door...

He has always treating to remove tenant doors but never went ahead to do it until now,she did it to me..

Please I would like to know how I can take this case to court, getting lawyers and anyway I can deal with her for all the abuse and harassment.

Why not just pay the rent and move on. You may have a case but is it worth fighting?

It's now seeming you want to abuse the rights you have as a tenant because you promised to pay in a few days time and it's past few days.

I mean put yourself in her shoes, what excuse will you give to your lender if they want to reposes the house because of missed payment arising from tenant not paying?

No need to say she's a petty trader to avoid needing to prove anything but attach her bank statement and say she'll spend like £25 from her money during the trip. That's what I did although I said mine will spend £100 of her personal money because she had some money and I said she's a retiree.

I prefer HP. With HP, you're buying the car, when you're done paying, you keep it or sell it at the current value and cash out.

With PCP, you're renting the car and will return it after the rent expires or buy it at the current value.

To cut to the chase

Another option is to buy a 3 bedroom house for yourself (not BTL), stay in one room and rent out two rooms. As family expands, you reclaim more rooms. This will help you avoid some of the pitfalls Ticha pointed out.

The money you're bringing from Nigeria should be in your account like one year before. While you'll be asked for 6 months statement, further inquire/explanation may require statements from previous months which will reveal the deposit from Nigeria if it's not further back in the statement. Explanation of the deposit from Nigeria will make you reveal you had a property (what other explanation would you give), this will make you loose your first home buyer's status and will then require you to pay stamp duty which is at least 5% of purchase price. This will be around £12,500 if the house is £250,000 angry. All the money you bring in from Nigeria don pass stamp duty go be that 😀

You are better off buying your own home first before buying a BTL.

For a BTL, you need a 25% deposit, rent is stress tested at 125% of the monthly mortgage payment
Mortgage fees are around £1500 to £3000.
Survey fees £800 ish
Solicitor fees £1500

So your £25k is already down to £20k before you even take up a mortgage.

A £20k deposit means you're looking at properties around the £80k mark. Even in very derived areas of the North and Scotland, I doubt that are many properties floating around at £80k which needs zero work and you can get awesome tenants for.

After getting the mortgage and before having tenants, you will need to have an EICR completed, a legionnaires test and a gas safety check if the property has a gas supply. That's easily another £1k if there are no issues at all which is highly unlikely at that price point.

Then you need to set aside Oga Charlie's cut from the rental income. As you're already working, your tax free allowance is gone. So you'll be taxed at your standard tax rate on every penny that comes in as rent minus expenses.

Then you need to set aside monies for any repairs that tenants will throw at you.

You will also lose your first home buyer status which means when you come to buy your own home, you will be paying a hefty stamp duty tax as well.

No...

And infact, as soon as the student legally moves on, the dependant visa becomes invalid and will be required to leave the country immediately (or within 3 months).

Seeing that interest rates are at the highest level for like the past 20 yrs, is it advisable to go for a 2 yrs or 5 yrs mortgage contract. Will it come down in the next two years?

Can mortgage be transferred from one lender to another? I.e one lender gave me 5%, few years down the line interest rate drops to 2%, can I port the mortgage to another lender or my lender can refuse that?

I'm asking for both during the fixed period and variable period.

Far as I know, no one denigrated care work; we just say its too stressful for the pay it offers (99% of the time).

Most people have said you can get NVQs and upskill even within the care work or work within MH support within the NHS instead of the one that involves personal care (which is somehow to be honest)

There are better jobs out there if we can stop the care work fixation with care work is all that has been said

Plenty fight and back and forth over this is not necessary

Talking down on care work is different from saying care work is useless. A lot of professions have been talked down on here, but saying "people say care work is useless" is way too much of a mis interpretation.

Depending on the amount, solicitors may question it if you want to get a mortgage. But there is no problem, just prove the source, you can get bank statement and explanation from the sender(s) I believe.

They usually ask for 6 months statement so you may be safe if the transaction is over 6 months.

In my case, they demanded an explanation for a £1,250 credit in my account that took place in July.
