You still didnt get my point. I didnt buy a land in a swampy area as u said. Besides, PHC is not Lagos that is full of swamps. I said the road got terribly bad thereby forcing people out of that area. So u mean to tell me that u do not consider road network when buying a land? Bros, I no sure say u live in naija.

Ok, i got your point now. This is quite infortunate, just pray they repair the road soonest. Dont sell it please, they will eventually repair it.

I have a land I bought in 2016 for 2m, just had a called to come witness trespassing. I am forced to spend another unplanned 500k to raise a little fence for demarcation. As for selling, I have been asked to forget it as no one will buy for 1.5m now.

You probably made a very bad deal when you got it. I wont say more about this, those with vast knowledge about land investment knows better.

This is exactly my point.

TB or Bond seem convenient but yield far less than land investment. Inflation has negative impact on TB and bond profits than property investment.

Reason i only do TB to keep money i want to use for a particular thing within 3 months or maximum of 6 months.

You probably dont understand my point. I was talking about net profit. Your calculation is based on those that re-invested their TB profits. Mine was solely based on net profit without re-investing the annual profit realised.

Honestly I didnt expect this question from you. I bought my in portharcourt when the road was intact, only to realise now that the road is no go area now. So who wan buy a land in place where he cant drive in and out without having someone pushed the car out from the dirty erosion. Dont u know that alot of things are put in place when people wanna buy land. Road network Is number one sir, considering the fact that we are in a country that does not rehabilitate dilapidated roads. Bottom line is, there was no buyer right now. As I was told to wait until dry season so that new investors wont know how bad the road is. Imagine, assuming I have an urgent need now, what will I do?, na to sell below the price and solve my needs.

Thank so much for this response, i have already deducted my point from it. You simply bought a bad land at swampy area. This is the reason one should be very careful while buying land during the dry season.

There was a time a man took me to see a land at somewhere, everywhere has dried up as we were in dry season, but something saved me, i saw those kind of plants you only see at riverine areas. The price was very good but never a good land to invest on.

Your calculation is wrong, 4m in TB at 13.57% interest in 7 years can only give you about 3.7m after charges.

No, it is not a terrible investment, land appreciate rapidly if you get it at good location, even ones at less attractive location are doing well in term of values. With C of O and fencing, it will be difficult for anyone to sell it without your consent[ you can also find someone to farm on it, so that the person will serves as your informant if you dont live in that city]. You can also write everywhere on the fence[ THIS LAND IS NOT FOR SELL, BEWARE OF 419 with your number]. Besides, i just used 8M as mere example, you can even make 1000% in some cases.

I have more than 30 personal examples i can give you but let me just use these two as example; A land bought at 60k per plot at Orita challenge Ibadan was sold for 5.8M a plot after 11 years. Another one at oluyole extension in Ibadan, i was personally being offered to buy it at 150k then but refused. Barely 4 years later, the said land was sold for 3M. Except they scam you by selling at above current land price in that location, you will always make a good profit on it.

To be honest with you sir, i never in my life sees any good land at developing area depreciates in value.

Just incase you know. There is no guarantee that he will sell the land bought for 3m at 8m. No single assurance of that. Infact after 7yrs, the land may not even reach the 3m. It happened to me, bought a land in a good location in 2012, wanting to sell now, only to realise that the road network has gone very very bad that no one even want to buy it at the cost I bought it sef.

I will never doubt your claim sir, but please can you explain what you mean by bad road network that prevent people from buying land there anymore? Besides,where is the location of said land{city and area located]

If i were you, i will get land at vastly develop area with 3m and use the rest to fence it and process C of O. That could give you more than 8 Million in next 7 years.

Yes, but there is limit to the advice a woman can give you before she got tired of you. An average woman created by God is expected her man to be head and not the tail or manipulated tool in her hands. They want a man who can always protect them both financially and intellectually even if they possessed the same quality.

To your question sir, the only situation i will think/feel she wont enjoy the benefit is if she had tried with every wicked means to stop me and not just her non supportive attitude. Some people are like that,but once you get what you want and be successful in that particular thing, they will start respecting and supporting your ideas the next time.

Let me tell you this brief story about myself, i dated a lot before i got married [both intimate and platonic relationship], then i came to realization that women are virtually the same. They only reacts to what you throw at them and what you want them to become. Some can be easily molded into your taste,but to mold some, you will need more time and patient. In marriage, even the angel you think she is good for you can do some unimaginable thing that you will feel you made mistake by marrying her. That is women for you, all of them are unique and good in their respective ways, it depends on how intelligent you are in handling a relationship with them.

There is exactly my point. The moment you go for such person and fulfil your dreams the one you left will remind you how she suffered with you. If you sit there and watch me develop in the name of you are standing with me while neglecting to assist or build yourself as then OYO is your case.

Let me tell you a lil story. I once dated a girl, we were both struggling and I had this dream of building a business from scratch just with the idea I had. I told her about my idea and the business which she mocked. So many nights I was up writing my ideas and plans and each time she see me writing she will be like "you've started writing this your nonsense again"

I needed her just to come in and provide intellectual support but nothing came forth. I took my idea to a female friend and she was excited, she knew I had no penny, just ideas and plans. She joined me and we started making more research and looked for someone to invest. I need to tell you I started losing interest in the relationship I had with my girlfriend, I was so inclined towards building the business which she felt would never work. Meanwhile the other girl did almost everything with me that we started dating while my girlfriend left.

A year later the business started flourishing real good and my ex started reaching me to remind me how we both suffered. How we stayed days without eating anything meaningful, that we can still come back together now that things are better......... I felt pity and did send her some funds to put in whatever she was doing.

I can't drop this other girl who built who I am today with me for someone who stood by me yet never believed in me or gave any support.

Why not ignore her and do your thing, this is not only women thing, some friends can discourage you too if they dont have interest in what you are doing. I personally sees any man who is expecting a woman to advise him on his future or helping him built one as weak. Just dont marry a lazy,troublesome,dirty and extravagant lady.

I think the best feeling in the world is when u have someone that genuinely care about you even when u have lost hope In yourself. they might not have the gold and diamond to offer at that point in time but their words can help build you and prepare you for the future.i remember when a girl asked me "do u have a life" I couldn't sleep that night. sometimes those little care, kiss and phuck savaged a lot of stuff. Anybody that stays by you,understands u,made u feel happy even when u had little or nothing to offer deserves an accolade.

May God bless you for this post. This is why i will never blame girls that dont date broke guys. some of them have very poor logic especially when they start getting money. They forgot that they didnt contribute to their lives too by being broke.

Let us all appreciate ladies that stayed with us during our struggle days, dont ever talk down on them even if you are not going to marry them.

So last night a female friend of mine posted this question below.

Who would a guy choose between a girl who loved him while he was nothing and a girl who made him what he is today?

Below is my response to such misconstrued thinking of some ladies who play victims.

Okay let me clarify a bit. When a girl says she loved you when you were nothing I tend to wonder what the girl was at that moment. If you look closer she may be nothing financially and intellectually as well. I mean both of them were nothing while loving each other.

On the flip side there are situations a girl with financial and intellectual capability can be in love with a broke guy. She stays because she believes in him and to help him build till he becomes the person of his dreams.

In both examples.... Both girls stood by the guy while he was nothing right?

In first instance, the girl was just there standing in the relationship with nothing to offer as well besides love. The opposite of this is two people who fell in love while they are both rich.

In the second instance, she is in love with you even when she had the opportunity to go for someone better, she put in her effort and all to build the guy till he became who he wants to be.

Every sane person will choose the second girl. The first girl will only play victim and may not be able to pay the sacrifices the second girl paid if she was richer.

What do you guys think?

To me, this is a pure selfish logic from you and anyone supporting your post. It doesnt matter if she added anything to your life, do you know that being loved without money or any hope of getting it soon in this modern era is grace itself? Could you even afford to get the only thing[sex] she contributes to your life if you are dead broke? Besides, why not simply go for someone you feel will elevate your status?
