Yes, according to the original owner. However it is mostly the external walls and dpc that is being used. The duplex will have its own supporting pillars

I hope so o. I just make their budget with the usual costs. Recently I paid N350,00 for decking, and they still collected money from iron man, carpenter who did the form work, plumber, and the electrician. Then after about a month from paying for decking I had to pay N200,000 for roofing. Hopefully after the roofing I should not have problem with any of them again, but I heard usually after the roofing they will still come begging... but this time is begging if you can give them something.
It's better to just pay and move on... at least it's thousands in Lagos but in Warri they ask for millions... There is no Omo-Onile in my village though.

Warri asks for millions because you waited for the jobless youth to confront you on ur site.

If you go to the family head or his rep prior to commencement of project, each payment is usually between 20k to 200k per stage (foundation, decking & roofing) depending on the area. Some areas demand u use their engr/builder/workers hence u additionally use between 100k to 200k for total cut-off.

The youths are usually angry when u do this but all they can do is beg and beg for crumbs. The problem is when u give one group any token, they tell they next group so they can come beg their own so the best is to buy drinks for everyone to drink and go.

Segzy14 used the wrongdoor thats why the problem. He is even fortunate coz I have seen where one group was settled and because they refused to share the funds with another group they just came and knocked down the building.

If I have time later on I will post family receipts for some 2016 projects including this one am about to start.

If I go by your comment above, his scope of work includes (but not limited to) the following:

1. Setting Out
2. Excavation and blinding
3. Foundation (block work)
4. Sandfilling and surface treatment
5. DPC Reinforcement (if required), Carpentrary work and Casting
6. Ground floor block work
7. Lintels and columns (Reinforcement work, carpentary work and casting)
8. First floor slab work (Reinforcement, formwork, Electrical, Mechanical and Casting)
9. Upper floor block work
10. Lintels and columns (upper floor) as stated in 7 above.
11. Roofing woodwork and noggins
12. Roof covering
13. Final fix pipe work (Mechanical and Electrical)
14. Scaffold installation (pre-plastering)
15. Plastering (installation of doors and windows)

Let me pause here. That you mentioned supplying toiletries will either mean you want him to handle the finishes and that installation (i.e. Installation of toiletries) can only happen when he has done the following:

1. Ceiling finishes
2. Installation of wall and floor tiles
3. Installation of water tanks
4. External works (septic tank, water tank and soakaway)

Now, with all the above listed job, do you still believe the quote is overpriced considering his profit/supervision fee is built into the amount.
If all I listed above is included in his scope of work, I think you have a good deal (especially if he's someone who knows his onions).

The fees include labor for electrical "wiring and plumbing" but hasn't specified to what extent shaa.

If you can spell out what the contractor is handling and what you're, then I can tell if the quote is overpriced or not.
Meanwhile, if I have to go by his supervision fees per stage, I think it's a fair quote which should be moderately negotiated for a WIN-WIN.
I will supply everything from the nails, wood, cement, sand, water, iron rods, roofing sheets, doors, windows, toilet wares, etc and also guarantee work is not disrupted.
Everything about community/family has been perfected. I even started work there with a demolition of an older building. For the post u referred to, the problem was they started from the back door(I know first hand).
He (the engr/contractor) supplies everything else (skill/manpower/labor)

also since he has given you a figure for all of the labour inclusive. He might not want to do supervision again, if you want to do supervision only who will provide the workers ?

I don't know much about the warri terrain, but if I were to be using your figures as a template for my costs and finishing, i might as well build Aso rock.

Also try to get involved with the project and not just give him 100% control, you also need to supervise and monitor yourself.

You don't also want to hear story about workers not being paid !! Just like what I heard when I engaged engineer at one stage.
That's why am actively sourcing for options. I think his yanga is coz he came to me highly recommended.

The problem with owner supervision is that when you leave the site for any length of time, they still use that little time to achieve something dubious, and if they don't succeed, morale goes low, complaints increase, mistakes occur (sometimes even intentionally). I think its always better to source it to less greedy workers or a supervisor with integrity. The best is to have the entire team come from out of town.

For the master, I'm not seeing good airflow. If it were me I would put the walk-in closet next to the bathroom and move the master bedroom forward.

In fact, that is what I did on my project. Just all suggestions. Good luck on your project.
Very good point.
The only reason for the bathroom position was coz we tried to pair bathrooms to use a common exterior decorative gutter channel for the plumbing (for aesthetics and maintenance access). Will check with architect.

He doesn't even want me to pay/negotiate per item. His terms are that he will handle all the labour exclusively with his own workers. I am to pay the N4.4 to cover for his fees and the labor in four installments. I think the amount is negotiable but haven't tried until I get general advice and maybe counter offers from the house).

The Laundry is actually for study/home office (labeling error) while the "suit" attached to the master bedroom is a walk-in closet. Where would you like me to position them?

I got this estimate for this rough plan(I don't have a soft copy of final drawing 4 now). The engr. wants to charge NGN4.4mil for Labour from ground to finishing including electrical and plumbing + windows and doors, while I supply materials myself.

Op is 100% wrong. All can be regularised and legally binding.

Just like births & deaths of old, one is required to register the trad marriage at the council office. When u process any doc together as a couple, it can be used in the absence of a registry marriage cert. Even UK & US embassy accept it.

The white wed cert is collected from and returned to the council for filling after the wedding(form-e 1st schedule). Apart from the customization of church name and branch, etc printed on it, it looks similar to the registry cert. The church collect it as a booklet. Duringthe ceremony u sign 3 copies, one for you, the church, and the registrg

Finally, the registry marriage cert albeit most important, is the simplest of all. Its just a generic form where 2 people fill with 2 witnesses that they agree to the marriage. The witnesses don't need to be family members except one of the candidate is a minor. Even the venue can be anywhere and filled by hand by a minister or registrar

The 3 of them become legal once they are hand written into the marriage register with no and date. People can even back date their wedding by years if they are ready to pay. The clerk just goes to a day in that month that has space in the register and manually writes it in.

If Op was legally married, he would have known.

I just took some time to make a little research on the university i graduated from, Possibly for something bad on the internet this holiday....It was just clean...No bad record....I am kind of happy... I guess the school Authority is doing something great....and most of the undergraduates are homely....

As at 1999-2005 the institution was known to be very dangerous....we were not popular in terms of Academics then...But the name was the most popular for the wrong reasons.... even as i checked on this thread, the name hasn't been mentioned for what it was known for before......
Anyone that was in Nigerian university from 1998-2006 will definitely know the institution.. I just hope no one will tell me it was still bad... That i was praising them for nothing cheesy

Point of correction, Nigerians can believe anything so long as the rumour stays long enough.

One of such rumours nearly killed me: when one respectable guy told me he would give me #1mil if I got him an old grandfather clock and other similar antique items claiming that one mysterious rare mercury metal dey inside.

Another deceived me claiming if I dialled the imei of my phone whenever it was stolen, MTN will jam & render the phone useless.

...On a different note, l think l have suggested to you sometimes in the past, on the need to focus on wireless Cameras...as against these wired ones which are more cumbersome to fix (breaking walls, laying cables, safety of those cables in case of violation by thieves, e.t.c).

How long can i keep cement in a store without it getting spoilt or caked assuming it does not come in contact with water or moisture.
My reason for asking is that am looking at buying 200bags for storage before the commencement of rains in fullness because the roads to my site will be marshy (potopoto) when the rains kick off and the truck might have challenges passing through.

I think its safer to buy when you are ready. Maybe in smaller quantities if your road will be really bad.
If for nothing else, to prevent ur workers from getting greedy and stealing ur cement.

BTW cement bags can do 3 months if stored in non aerated areas. They can actually do 6 months or more when stored on raised wooden planks covered with tarpaulin to raise the bags above the floor, with the bags stacked tightly together and not touching any of the walls, and the whole package either tightly covered with nylon or the doors and windows of the shed tightly shut and kept close throughout the storage duration. When using, start with the bags on the bottom cause they will cake first.
