I will not claim to be an expert in real estate but I think I have observed the pattern enough to make some informed analysis.
For me, if I want to buy or build a house to be a rental property, then it will be a block of 1 or 2 bedroom flats. The demand for that is usually high from bachelor's, spinters, newlyweds, young families, relocating individuals etc. And the location plays very little role in all of these. For me, if you are buying a duplex, it should be because you want to live in it or you are buying at a low price with the aim of selling at the proper market rate. Most people who can afford to rent a duplex can afford to build theirs if they want to.
Also, if a duplex tenant defaults, that is at least 2M hanging somewhere, compare that to a block of four 2 bedroom apartments, if one tenant defaults or packs outs, there will still be income from the other apartments.
Marketers and agents will always sweet talk you into buying a house by helping you see the unrealistic future.

My late dad wanted a duplex.Architect already did a plan for it.Mumsy said no to build a flat.Built and rented out the house.Rent of the house took care of rent,water and light bills each whole year.We were landlords that lived like tenants while literally living rent free.Popsy later saw the importance.Learnt a lot from that experience

It's TRUE that we do not agree for reason best to known to us but try that bond. The 2yrs bond is actually a year and 6months and the good thing is that my first coupon payment will arrive on the 15th of this January and next one will be in July. The mathematics is very clear to me now as in, u use 20m to buy a bond worth of 19m on the coupon rate of 14.5%. U get 14.5% of 19m quarterly and upon maturity, u will receive 19m instead of 20m. It's as simple as that from the recent bond I did. If u can queue into that particular 2yrs bond which is actually a yr and six months, ur first coupon will still arrive in January 15th.

House rent around the vicinty is 20k/month for old renters,25k/month for new renters all for old structures like the above. Modern houses go for 35k-40k/month. Old structures asking prices is 40M and above. Am actually in charge of selling of the house so I know all this

An old structure am considering buying with the money.Rent per annum is N1.9 million. House was valuated at N45 million. Lagos State bond will pay you close to 12%.

Treasury Bills will be going down to less than 1%, if Investor continue to bid for them. The last Treasury Bill bids were oversubscribed.

Or buy a property with your N20 million provided it can get you a rent of N1.5 million per annum.

Better still reinvest the fund into the business or venture which produced the N20 million

As business men,we all know diversification is key and very important. Stock/forex are great and myself is currently taking some online course to go into those fields but we should know better than to carry our life savings or money meant for investments to go and put into some "real economy" or something that gives some high percentage in 1 day. Real Estate is not a liquid Investment that can be easily converted to cash, unlike Treasury Bill, money market and stocks whereby Investments worth hundreds of millions of Naira can be converted to cash in less than a week

I have first bank shares which was bought in 2007.Bought at N66,000. But as at 3-4yrs ago,I was receiving N2k dividend.Price of first bank shares atm is N6 as of last week I checked.That's real loss considering the amount invested and time.

I think you have a very limited knowledge of the market and value investing, there are stocks I have not sold in 20 years and the dividend is currently higher than the fund committed to the investment.

But at the end of the day,you may still decide to sell the stocks and make profit from what you bought years ago.Am saying its the same principle that guides all of them just that stock is on the safe side. I have FBN stock that's 15yrs+ and I don't even know what's the current value is now

The thing with forex,stock,crypto etc is that they are volatile money markets.Money comes in as they go so this tends to make it difficult for people to really consolidate their wealth. If you are looking to make double of your wealth at a go,then you might as well go use that money and drink beer cause you're going to lose it all
