3) Extremely low income yield
Let’s take any state apart from Lagos and Abuja where you can get a decent bungalow for 4,500,000naira for instance. The rent on such property cannot be more than 300,000naira annually. This means, it will take up to 15years before the invested capital is gotten back. For me this too long considering the availability of viable options.

Even if you get an apartment in Lagos for 11million and your rent is around 900k per year,it will still take almost 12 years before you break even.

Buy land for other options will deliver far better than this.
I know you'll choose employing the land for agricultural ventures

I came here last week to raise awareness among members about Tigerbrand and someone said its until the company changes its name to Dangote before he will buy...I just laughed...

One of the great attribute of a great investor is the ability to focus on the doughnut while others see the hole... wink

Our small cement shelter, and the entrance point, where we are supposed to construct the estate gate house (if more people pay up)

This work will stop this week as the money still with me is running low, I have stock and materials, funds for payment of workers till only about Thursday this week.
How fair is it that some are holding up others?

Stopping work is unfair to those that have paid.

There must be another course of action to compel all to pay. The hard way may well be the only way!

Are coys listed on the NSE allowed to publish the kind of forward looking statements that SEPLAT did last month. Releasing information about the full year performance. If yes, why is it that other coys are not doing so?
Seplat is listed on the LSE. Therefore their corporate governance practices has to be up to speed.

Ogbeni pack well jare. Since yesterday u've been making too much noise about may&baker but we have not seen your bid reflected on the exchange. There is no need to state figures here or reiterate your passion for may&baker over and over again so that naive investors won't be misled by your post. There've been cases where monkey hunters come here to sound like this and at the end we never got to hear from them again and newbies were left devastated. No disrespect intended.

I need not say more

Dont want to be caught in between.

what of if they decide to reconstruct the shares later.............ahh! speed on my legs o.........
if you understand reconstruction, you'll understand that it makes no diff, because everything is adjusted proportionately.

Even if you do a 1:100, Aliko will still end up owning 65.7% and I'll still retain my tashere %age

BTW, it would appear that Aliko might be controlling over 75.% of this company

Bros how much did aliko sell the shares to Tigerbrands? I assume they already made a kill by short-selling. So u may be buying at a premium to Aliko's purchase price
"On the effective date as set out in paragraph 7 below, Tiger Brands will
pay Dangote NGN9.50 per DFM Share
, implying an aggregate purchase price
of NGN30,093 million (equivalent to approximately ZAR1.5 billion)
(“Purchase Price”). Excluding the once-off impact of an amount of
NGN1,484 million relating to a provision for irrecoverable claims"

http://dangote.com/Investorrelations/dg-tb_Detailed%20terms-21-Sept.pdf

The bottom line is that he sees value at N3.04!

I also see value with him at 62% discount to his entry price.

I don't see how i am buying at a premium (to him) unless he is willing to sell at any price below N1.16. Will he?

Ah...when it comes to speculation, profit, or immediate profit is not everything o. When people made bastard money in ikejahotel, champion or even right now in unitybnk from which no dividend is expected, there were profit making and dividend paying coys like nem around. This biz is a forward looking affair. I wasnt so fascinated until Dangote came back on board. Or you think he's now JIJOing with dangflour?grin Well, he may have dumped it the first time. But I believe he came back, not to bury it but to wake it. Could be for reasons of pride, that his name is involved, or maybe out of sheer concern for the workers, who had been with him for long. The stock will go south, following this result, but when it bottoms you will see that many people have eye on it.
I bought based on this rough analysis:

Share outstanding is 5B

Tigerbrands transferred 3.285B (65.7%) to Aliko.

"Subject to regulatory approvals, DIL will provide TBCG with an immediate cash injection of N10 billion. In return, Tiger Brands will
divest its 65.7% shareholding in TBCG to DIL for a nominal consideration and write off its shareholder loans to TBCG. In addition,
Tiger Brands will assume and settle outstanding debt guaranteed on behalf of TBCG."

This roughly implies that Aliko paid ~N3.04/ share (10B/3.285B).

I bought at N1.16, which is about 62% discount to Aliko's price.

Precedents have shown that Aliko is a very shrewd business man, I am willing to hold with him ...

Not a buy or sell recommendation

RUN!!!

Note: Do your due diligence
from my rough calculation, it appears he is paying about N3/share. Recall that he sold to these guys at N9.5/share about 3 yrs ago.

Not to mention that they have done a fair bit of book cleaning for him.

I am buying with him!

This is not a sell or buy recommendation

Certainly there's no gainsaying one should invest only in fundamentally sound stock. If you must dine with the devil, you need a very long spoon in order to keep your distance.
