We brainstormed about this for many days and there was no easy way of retaining previous plot sizes while retaining standard street sizes. We even involved a town planning official from the state government for ideas and came out with same results.

That's one of the unfortunate fallout of this change. And I have had to pay higher per plot than the previous land which the owners have refused to sell.

It seems some of the plots are smaller than the previous layout but we are following the layout pattern to match those on the other nearby layout owned by another estate company. They own those beacons on a straight line. Another thing I was concerned about is the roads inside this layout. If we don't make good provision for the roads, this layout might not be enjoyable in the future.

Whilst I do no want to be seen as knit picking, I have noted the current plot sizes are generally smaller by approximately 30m².


Is there any scope for a like for like sizing? Please say something about it.

Foreign investors can never be impressed by yhe results we have seen so far, not even Zenith, Gtb or UBA's result. The reason is simple, when you convert their PBT and PAT into dollars, you realize that they have actually performed worse than the previous year. Thats why their prices keep falling despite their 'seemingly good results'. Foreign investors see in terms of dollars. Dollars was officially N198 each last year, now its N385

I am begining to doubt the safety of my investment with morgan capital. It doesn't seem to be just about itrade, the company as a whole seems to be down. No response to emails, they don't pick calls, they hardly credit ones stock account after lodgement in bank, they hardly credit ones account with proceeds of sale etc there is certainly fire on the mountain.

With regards to your holdings, Morgan capital is a only a custodian to them. As i understand it, the stocks are held electronically by CSCS.

I mentioned on this forum earlier that UCAP would not close at less than N2.2 again before it trades at N3.00 (it only closed twice below N2.2 though it traded below on about three occasions due to way too much bears at that time and some people were waiting to buy it at N2.00 or even N1.80 ), some 'gurus' laughed at moi. You didn't sell enough units to influence the high. Assuming you sold over 50k, then the 6.45 would have been the high, unless someone else sells more units than you at a higher price then their SP will be the new high.

Between now and two years coming, the chances of stocks moving up to the northern pole is higher than moving down to southern pole.

Now is a good time to invest, many that invest now will turn to billionaire and millionaire within two/ three year coming. (jijo ideology should be suspended for now)

1. 60k/90k stocks, like skye bank, unity bank and fidelity bank will likely move up to ₦6 within two/three years.

(a)@60k * 1,000,000 unit = ₦600,000 (six hundread thousand naira). If it move up to ₦6,
'@₦6 * 1,000,000 unit = ₦6,000,000.(six million naira)

2. ₦1/₦2 stocks, like diamond bank, fcmb, UCAP, AFRIPRUD and transcorp will likely move up to ₦8 within two/three years.
(a) @₦1 * 1,000,000 = ₦1,000,000 (one million naira) if it move up to ₦8
@₦8 * 1,000,000 = ₦8,000,000 (eight million)

3. ₦2.50/₦3 stocks, like Eterna and FBNH will likely move up to ₦15.
(a)@₦2.50 * 1,000,000 unit = ₦2,500,000. If it move up to ₦15.
@₦15 * 1,000,000 = ₦15,000,000.

4. ₦3.80/₦4 stock like UBA and Dangoteflour, will likely move up to ₦18

5. ₦5/₦6 stocks like Oando, Access bank, CCNN, Dangote sugar and UBN will likely move up to ₦25/30.

Bros,if all those mentioned stocks are still in your portfolio till now........i dey envy you...........because federal government will one day give you one of the best CAR PARKS in Nigeria free of charge to manage.

If i am a betting guy, i would wager something that you are a new guy in this arena. Having said that, yes, I do not trade! I have since built up a very sizeable portfolio for incone and capital appreciation.

My old man started investing in NSE back in the early 70s and I know the benefits.

We all stick to what works for us. Thank God for the capacity to take the hit!

zendi my brother, you forgot to say about afribank,phb,interco, e.t.c but we are here buying more getting our lost money tru units and bonus shares now . and fbnh give bonus last year or 2years .

I lost a 'wedgeful' amount of money in Oceanic, PHB and lots of insurance companies (LASACO, MBENEFIT, INTENEGINS, LAWUNION etc). not to mention the Starcomms, Omateks & Tantalizers of this world.

Thank God of granting me the ability to take the hit! It was also the era of very cheap money in Europe.

It didn't stop me though, the only thing is that i learnt lessons in a hurry.

To think that I bought UBA @ N48+ back in the day!
