BITSWORKS Nigeria is a multi-discipline construction company comprising of architects, builders, civil engineers and interior designers.

We have just been engaged to supervise and manage (project management) a poorly executed construction of a hotel development. Despite the fact that the bricklayers contracted to do the work are well paid, the interpretation and execution of the building is poor and I will highlight some of this in later post. Advise for client is to always use qualified professionals for your construction management/supervision and you can still do direct labour construction.

The Site is a virgin land, the size is 108m(354.33ft) x 36m(120.00ft). We will share the site plan/location, floor plan,elevations and 3D views once permission has been given by the client.

Size of land - 3888.00 sqm (approximately 6 plots of land or 1 acre)

Estimated budget for construction - N150million
Project Delivery timeline - 12 months

The project has progressed well but if not properly managed at this stage, it will turn out differently from what the client is anticipating. We are presently on the 2nd floor blockwork and columns/lintel, and we will be concluding that in the next two weeks.

The tiles are vitrified porcelain tiles and cost between N2800 to N3000 depending on quantity to be purchased and your negotiation skils.

Ongoing ceiling fixing using PVC ceiling slats. The size is 0.2m x 5.99m and you have 10pcs in a bundle which makes 12sq.m.

This type is the made in Nigeria brand which doesn't break when squeezed between the fingers, the importer China type are more fragile and don't last long.

Road trip....I was in Ogbomosho on the 14th of May with the client to check the level of completion of ongoing task. We left Lagos as early as 5am and we were in Ogbomosho by 9:30am.

The marque installation is at 70% completion, what is outstanding is fixing of the doors completely, ligthing, air-conditioning and floor tiling.

Approximately how much was it to complete the soak-away/septic tank?
The total cost approximately are:

9inch block - 500nos @N140 = N70,000
6inch block - 200nos @N130 = N26,000
Iron reinforcement with artisan wage = N40,000
Wood formwork with artisan wage = N20,000
Labour for digging, blockwork, flooring, plastering, casting = N90,000
*Assume sand and granite likely already available from previous work

Hello, the information you provided for the foundation is a bit bare but I guess you are more concerned about the labour/supervision cost.

The type of foundation will determine the labour cost as a strip foundation will be cheaper than a raft in terms of labour cost and work to be done. Kindly clarify this and I might be able to make a judgement call because I do not disparage other colleagues cost based on incomplete information.

Kindly note you can always negotiate whatever cost is thrown at you as long as its fair to you and its fair to the engineer building. Cheers.

The perimeter wall work is ongoing and we are laying just 500 blocks for now. There was a dispute over the land boundary and the surveyor made an error which resulted in having just 4feet setback at the rear instead of the 6feet earmarked.

The client decided to start the perimeter fence to give more sense of belonging and added security from encroahment. So we stareted with the fence footing excavation today.

Four bays have been filled so far and the soakaway digging has commenced. We estimate we will be able to fill up one more bay with the excavated sand and then we can buy filling sand for the 3 remaining bays.

Back-filling of the foundation pit is also in progress and for this stage we decided to apply the *principle of killing 3 birds with one stone* to achieve one of our major aim for this project, making building cost as minimal as possible without compromise on quality and building standards.

1. Make available backfilling material and cut down on cost of procurement.
2. Make available storage for water and eliminate cost on leasing a water tank.
3. Construct our septic tank and soak-away while achieving the two goals above.

It took a while to convince the client as he wasn't ready to construct the septic tank/soak-away yet based on his cashflow but after carefully analysing the pros and cons and long term benefits, he saw reason and is genuinely glad now.

So far, we have been able to fill 3 pits with just 4ft depth of excavation and we are goin down to 8ft and we haven't dug the soak-away yet.

Work has resumed back on site after negotiations were concluded on issues raised.

The columns have been worked on and casted. We used left-over materials from the foundation footing and only purchased 16mm and 10mm reinforced iron with binding wire.

Foundation work completed. We will start the backfilling immediately.

The carpentary formwork and reinforced iron work for the foundation columns is in progress.

The foundation is finally taking shape and we should be done by evening. We will be doing 4 coaches on the low side and 3 coaches on the high side of the slope.

Materials used for foundation footing and blockwork

1. 550nos 9inch blocks (N140/bags)
2. 20 bags of cement (N1600/bag)
3. 1 trip of 10tons granite (1/2 inch size)
4. 1 trip of 10tons sharp sand
5. 1500 liter of water

We leased the water tank at N500 per day for 3 days and bought 1500 liter of water at N2000.
