Much work has been done on site, updating here now is an herculean task with all the deliverables.

The gate house is almost complete, we have casted the columns and lintel and the roof work will commence soon.

We are currently casting the columns and lintels and laying 2 coaches on that before we start the formwork for the first floor suspended slab (decking).

@missshakara, yes its 4 units of 2-bedroom terrace and its on 648m2 (36m x 18m plot). I will crosscheck the total building area (161m2) again to be sure there's no typo but each semi-detached unit is roughly 9.5m x 6.5m

I was back in Ogbomosho on the 19th of September and we have made quite a lot of progress. We have done the roof wood work and will be cladding it soon with long span aluminium roofing sheets.

The plumbing work and the electrical conduit work will be starting ASAP too. Work has also started on the foundation for the event hall which is 60m X 40m in size.

@babaeko1, the burglar bar are built-in with the pickets in the window profile and we used 12mm gauge bar. Its a matter of personal choice and aesthetic on the way you want it and yes you can recess it into the block work of the window. For the bags of cement, i will have to check with the store manager for that figure but i will project it at between 90-120 bags 9 (internal and external plastering).

@endiasami, kindly send me a price list of your bathroom finishing and accessories. I need costing for shower cubicle with accessories, WC and wash-hand basins and water heater(10/15 liter).

Floor and wall tiling for all living space and toilets has been completed, skirting has also been completed. Dressing of the toilet wall tiles in progress.

POP works has also started on the ceiling with cornices for now, we are leaving the wall screeding until all plastering/bricklayer work is concluded.

We started the blockwork on Friday 28th of August and from our projections, we should be done in 7 days going at the rate of 4 coaches per day.

From our blocks estimate calculation, we will be using 2000 blocks or a little bit more due to wastages.

1. Iron reinforcement or BRC wire mesh for the oversite concrete (german floor)
2. Iron bender labour
3. Wood for the egde formwork (*igbati*) - 1X12ft wood, 2X3 wood for bracing
4. Carpenter labour
5. Plumbing material if you are doing conduit plumbing
6. Plumber labour
7. Engineer supervision fee.

Scaffold has been erected and the front facade plastering has been completed. Windows on the first and second floor has also been fixed for one unit.

@Babs612000, let me get down to answering your questions, quite a handful but I will lump it all together.

1. Size of the german floor is 27.9m X 9.1m (91.54ft X 29.85ft)

2. The width (thickness of the oversite concrete slab) used for the german floor is 100mm (4inches)

3. Total cost breakdon is as follows:
A. 100 bags of dangote cement (@N1850) - N185,000
B. 3 trips of 10 tons sharp sand (@N25,000) - N75,000
C. 1 trip of 20 tons 3/4 down granite - N100,000 (we had like 10 tons leftover from the foundation works)
D. Labour - N90,000

Prices for the granite and sharp sand might vary depending on your location and how the project is being executed.

I should have posted this update since last week but I have been quite busy and going online has been an herculean task. I was back in Ogbomosho on the 20th and 21st August and we worked on the carpentary formwork for the swimming pool.

We also casted the german floor for the restaurant and the foundation of the event hall has started in earnest.

We casted the german floor on over a period of 2 days, Thursday 20th and Friday 21st August. We used 3 labours for dumping, 3 mixers, 3 materials carriers and 3 bricklayers(one of them was actually supervising the work because I was in Ogbomosho).

We didn't use a mixing machine (saving cost measures for the client on a tight budget) and that's one of the reason it took us 2 days to cast the german floor. We used a total of 100 bags of cement, 30 tons of coarse aggregate(granite) and 3 trips of 10 tons of fine aggregate(sharp sand).
