my fear is the effect of under ground water for residents very close to the refinery. Yes land sellers tell us that areas around here will experience massive land value rise, but what about living conditions? There will certainly be Oil leaks, and if it happens will there be clean water for residents in those estates situated close to this refinery? Will there be black soots in the atmosphere like it is at PH, coz beyond the rise im land value. nobody is saying anythimg about the living conditions when this project is in full operation and homes are built around. I believe Real estate investors should study Niger Delta pre and after Oil refinery establishment to be better prepared for what is to come. |

They both have pros and cons. Physical training will leave room to ask more questions and you stay up to date from fellow trainees on job vacancy peculiar with that skill you are training for. The big big con is the quality! Some of these training done physically is not worth the amount...I have attended a couple from the big IT training centres so I can tell you that for a fact. Also because it's a class, the tutor may be rushing over topics just to meet the timeline as approved by MGT. These days I am Pro Online training , I get High Quality training for less price and also provided with a lab to simulate all that was learnt. Con of online training is that you may need to ask questions on things not clear So what I do is to find forums, join online groups related to that skill so that I can rub minds with other people who already possess that skill and ask all the question's I need. I can't pay for any physical class training Again in Nigeria tho |

However on the land flipping thing, I agree with you on the speed at which land could move, but the analogy you have where you acquire at 10m and sell at 80m in 7yrs didn't sound feasible to me tho. ahiboilandgas:sorry to say but you cannot sell such property at that price after 7yrs. and 80m property yielding mere 2.4m is piss poor! plus trust me you don't want to live with your tenants, you are better off renting your own space and going to live somewhere else. Tenants wahala daily can shorten your lifespan, rent it all and leave it to a realtor to manage while he gets % from the annual rent. (5% standard) |

In Nigeria most people retire on their kids ![]() You don't find most of them plan for retirement, they just do well enough for thier kids hoping when they go old, thier kids can afford to take care of them ![]() That word retirement is alien to us, lol However should there be a significant sum for retirement? Never thought about that before tho! The goal should Sha be for everyone to have assets that yield income passively before we reach retirement age. |

10k during my 6months Industrial Training several yrs ago. .Dem suffer me no be small, In the engineering workshop I was involved in Drilling, A little welding, built electrical switches for pumps + I was the errand boy (carrying pumps for clients and sometimes offloading pumps from trucks). came back home daily with stained Tshirts (naso engineering workshop be lol) couldn't tell my people what the job entails coz I know say Dem go make sure I quit am, but man no fit talk coz I gats sign that log book anyhow anyhow #What an experience. |
