Leave all these ones that don't know the reality of Nigeria. Building a house can never be a bad investment. It can never. The worst case will be that u don't have enough money, but u will still have peace of mind.
One person is bringing in fantasy economy about paying house rent for 30 years. First tell me if it's possible for rent prices to remain the same for 30 years. Or are the prices the same as they were 30 years ago.

I just want to let you know that some Tenant's whom you know are lowkey richer than the landlord. they own investments that are worth more than the house they live in as tenants.

No rent will remain the same for 30yrs, likewise no income remains the same for 30yrs.

Some people spend below 10% of thier yearly income on rent and can afford to make down payment for 20yrs rent if need be while they focus on other areas that can bring them money.

Having a property is good, as property is a good curb for inflation, but going for a personal house first is always a wrong move! I never advice that, never have never will.

if you must build your first ever property, it should be for cash flow not personal house.

We don't know tomorrow, you could have an accident that will put you out of work, or something bad happen that will make one forever unable to work.

It's that Commercial property with cash flow that will keep you & the family going, not the personal house.

It is NOT going to pay off on the short or long run. Not having a job and not being able to pay rent is more than enough reason to avoid spending all resources on a building project. Many of our aged parents made this mistake. A lot of them died poor with nothing. Only the children benefited at the end of the day by selling off the property.

Landlord harassment is not enough to provoke one into building a personal apartment. That anger should make you work harder to pay your rent, not spend what you don't have raising a shanty house.

The desire to raise one's income should supercede the desire to "lower" expenditure/expenses.

How can you even lower expenses by spending so much on a personal house?

Do a quick calculation;

Annual rent = N100k

Personal apartment/land = N2-3m (in a small town)

What's the sense in the above? 3m is rent for 30 years (assumed 0 inflation). Add 30 to your current age and tell me what you have.

That 3m in mutual funds, or a risk-free investment like TBills will yield at least 350k annually with 0 work. From that, you pay your rent easily, and increase your networth in a sporadic manner over a very short timeframe.

VPN protects you to an extent, but believe me ....ur isp can still monitor what you are doing. I worked with an ISP during my nysc and I witnessed things man really scary things. Since then I changed the user name of my laptop and phone cos when monitoring what users are connected to the network and what they are doing, it displays ur device user name. So let's say You used ur name as ur user name and ur boss calls the ISP complaining about slow internet or something. They log into the router and check for connected users and they amount of bandwidth each user is consuming along side what sites that are being visited, they screenshot it and send to ur boss. Remember u used ur name as ur username on ur device...na so ur boss go call u come em office say Johnson so this is what u are doing in office. we had incidents were some bosses would call telling us to blacklist some sites like facebook, youtube, Netflix etc. So my guy like I said to some extent, VPN will protect you especially ur location but when it comes to what ur doing, bros they can always monitor you. Tho some vpns create a dummy site so the ISP cannot actually know the practical sites being visited. In situations like this when that site becomes a frequently visited site and it consuming a lot of bandwidth, it gets blacklisted that way u can't visit it no more, unless ofcos u change ur IP address. But dont be scared, only when most ISP's start checking sites is when the complaints become severe
