I think what spyder880 is saying is that he has been following up on a particular land for about three years now only for someone who just contacted him some time this year to start insinuating that he was the one that showed him the land and is probably causing trouble. An applicant for 'chemical engineer' position from Akwa Ibom State may have scored 49 but will not be selected because some chemical engineers from other states scored higher and meet other 'fit-for-purpose' attributes, instead a candidate for 'biochemist' position who scored 45 from the same Akwa Ibom will make the list because he/she scored more that some other Biochemists from other states. I hope this is clear enough. This is just an example.
3: 'Fit-for-purpose' attributes: Let's use two candidates for the illustration. (i) Candidate A, a fresh Mech Engr graduate of 2015, scored 48%; (ii) Candidate B, Mech. Engr., 4 years experience in inspection/pipeline, 2 professional certifications, score 46%. Even though candidate A is higher in Snapnet ranking, candidate B will make list before A. This is because the experience exactly matches DPR functions. Professional certifications and postgraduate degrees are advantage (they still have all those profiles/CVs). Again, this is an example. uscofield: Falacy, not fit to be posted, completely nude assumptions with water being poured into a basket. Your post is contrary to the quota system of this country. Check the "BOLDED" in your post and make amendment. If going by your post makes any sense (bolded), then some northern states will not have a candidate for the next stage (apologies to those from the north). A candidate's selection from a state has completely nothing to do with another candidate's selection from another state. If 40 candidates (GT and EH) are needed for the next stage from a state, it can never be altered because some candidates from another state scored (irrespective of the course of study) higher. 40 for state A is 40, same goes for state B etc. @Uscofield, I think you misconstrued the submissions made by @DPRmoniker. Federal character still holds from his analyses, since all states cannot be accommodated in each work unit, one might find that some specializations are given priority over others as in the case of the Chemical Engineering and Biochemistry example. spyder880: We have completed the whole signing process for a deed of lease, and an irrevocable power of attorney for this land. I have completed all payments necessary for a full and legal title of this piece of land. Every needed document was signed for me by all the owners of this land. I have also paid off all land agents and legal fees.
I can now start allocating lands to people who had paid to my company accounts.
I had stopped marketing this land because I am no longer in a hurry to sell more plots. There might be need to raise the asking price for this land, meanwhile I am going to move to the government to obtain necessary registration and all documentation before pushing for a C of O later this year.

I have some of my readers asking if they can invest in smaller bits of shares, like N500,000 and N300,000 deposits but I am afraid of the effects of multiple investors, it can work, but might work better if shares are in blocks and of similar cost.
This business is better if started earlier in the year, but we are still planning. I am still waiting and watching. Maybe I can play this alone. It might take me some time to amass that kind of capital, but I might move into it in a few years time. What if the unit of shares for each project is calculated based on the cost of the project and the maximum number of investors that can be managed without being crowded. Say a 20 million naira project for instance. If can either make allowance for 10 investors only @2million naira per share OR 20 investors @1 million naira per share, 40 investors @500k per share, 100 investors @200k per share....etc It allows for other serious investors with limited "financial muscle" to part take in single affordable units while "bigger" investors can also pack multiple units of up to 10 or 50 as interested. Does the cost of building include the preparation, logistics, "leg work" and other miscellaneous expenses? If yes, see comment in the reply below.. If no, I think it should be included and adequately accounted for during post-construction and sales report. 2. In a situation where the cost of construction is estimated to be "X" and a certain number of interested investors subscribe and that exact amount is generated.; then due to certain contingencies extra fund is needed, how will it be treated? 3. If the amount generated from investors does not cover the cost of construction, will the project be terminated or Tigerkenn homes will subscribe the balance? spyder880: But in my business model, I look at doing things to set the business rolling, so I can take a smaller profit to make sure we set out smoothly. What I will be offering is the buying of the land, preparations, actual construction and taking care of the environment till the house is sold. That's interesting. We need more of these partnerships as it is very clear government cannot do much but at least create the environment for investors to come in and then you get your percentage. Very nice move, I hope to see it materialize in the time frame given.  In other news, someone is just looking for ways to squeeze the little out of the already impoverished populace. No atom of imagination or creativity  yet they say igbos love money... NO, IGBOs LOVE MAKING MONEY and take pride in achievement and productivity.  If the government at the center can just "borrow" an igbo man's brain for 6 months we'll see there are avenues to make money without this marathon taxation and price hike.  ..but then, somebody somewhere will still comman go and kolobi the money again. What's the topography of the place like...is it level land, slope ground, or a mix. If not totally level, which parts as numbered in the layout are sloped? 3.
