At this point, I've a duty to set some records straight and establish the facts of the Trillion Park Building project belonging to my client, known here as Somehow.

There's an undeniable fact that there's already an ongoing dispute between the project owner and the contractor who happens to be a known member of this noble thread - @N3xt.

As a Professional Quantity Surveyor, I owe a duty of care to my client, the project and the contractor and I've sworn an oath to discharge my quantity surveying duties to the best of my knowledge and competence without fear or favour. That has always been my mantra and I've lived up to this expectations as best as I could. This is evident considering the myriads of clients that have patronised my services here on this thread, many of whom, I did not even know in person.
Most of the clients I have worked for here can attest to my competence, sincerity and most importantly integrity.

For the record, I recommended Next Home and Builders, the company name of N3xt for the award of the contract anonymously after I have reviewed three quotations at my disposal. I made the recommendation without knowing any of the contractors because it was the client that sourced for them. It was after the contract has been awarded to Messrs Next Home and Builders that I get to know the personality behind the name. That means that there wasn't any bias from my end towards the award. For the record again, the tender sum of the contractor that won the award was not the lowest among the three. For those following my professional writings here, I've emphasized times without number that projects are awarded to the least responsive bid. The project was awarded to the contractor at his own tender price.

The scope of work for the contract entails the construction of the carcass of the building including the roofing. The contract was meant to run for just two months commencing from March to April.

In September 24th, I recommended the termination of Next Homes and Builders contract after the project has been overrun by 5 months and there wasn't any real action being shown towards the completion of the contract by the said contractor. After the termination, the contractor was asked to prepare and submit a handover notes and present himself on site for assessment of work done and undone in order to have a financial reconciliation. The contractor failed not only in submitting a handover note but also in presenting himself on the 28th of September which was the date I eventually visited the site for the first time. It should be on record too that the contractor failed to even send a representative.

As it stands now, there's dispute on the contract as to how much is due for refund. I've presented my client's refund amount due to the contractor which has been contested on several occasions with some reviews even done to accommodate some of his logical submissions.

Professionally, in dispute resolution, the following four methods can be applied, viz.,

1). Mediation
2) Conciliation
3) Arbitration
4) Litigation

From all indications, the contractor wants the client to go to any length that he cares even to the point of litigation because there's no iota of commitment on his part towards resolving the issue.

I have advised prior to now that an independent registered Quantity Surveyor be engaged to establish the amount due for refund but no serious action has been taken to effect that.

@N3xt, I put it to you here that you do not want to go the way of Arbitration, which take a considerably lesser time, to adjudge the matter at hand. In your own interest, I will advise you here to seek alternative means of dispute resolution to have an amicable solution.

The roads between both places are in pretty good shape but as far as I know you cannot get to PH without making stops at all the checkpoints as you get into Rivers State.

Unless they treat bikes differently.

I drive fast too but thread is not the time or place to speak on that (I don't ride bikes though), but if you said 6 hours, I would wager it is possible, but 4 hours? sounds like magic to me.

I visited in an estate in the UK that beats the flats in Ikoyi. It had lovely lush fields. Play grounds for kids, extensive green spaces and pastures and kerbs for pedestrians. I compared the beauty of this large estate with the famous banana Island, and banana Island seemed a joke. The rent was £550 a month for a 2 bedroom flat. The landlord put up the flat for sale at £100,000. Only to see poorly planed flats selling for as much as £250million because it's banana Island.

As elegant as these estates are abroad, the middle class can assess it. This is far from the case in Naija

The other criminal offence is the advent of service charge. Naija estates are now asking residents who have bought houses at already outrageous prices to pay service charge of up to 2 million for year. What's then the use of owning you own property.

HP pavilion 15 or HP Envy 13 or 14 Or Dell Precision. Either NVIDIA Graphics Card or AMD Radeon Graphics Card anyone is more better than Intel graphics card. Running of intense graphics related work and for serious GAMING But many people prefer Nvidia graphics card laptop. You can't buy an external card for existing laptop. It must come with it.

I've got an 8GB RAM 256SSD laptop. I've ordered a 16GB RAM 512GB SSD NVME laptop but I need to check what kind of graphics card it has got, not sure it's an NVIDIA.

Please advise.

I posted about my formula for rendering.

I didn't get any feedback.

Let me share feedback for those interested in going my route.

I did 1 part cement to 3 parts stone dust to 3 parts plaster sand.

When the workman complained about what he called gum, I adjusted it to 1 part cement to 2 parts stone dust and 4 parts plaster sand.

I may take pictures later to post. The idea is can anyone tell which of the pictures has what mixture?

I'm fine with the outcome though.

Don't have any experience in these matters but all my decisions are backed by extensive research.

I think the rendered walls will last a very long time due to the mixtures employed.

The alternative to the above is replace stone dust with sharp sand. Sharp sand is cheaper

Hmmm, my brother there is no online school I can recommend for you but the only online school I can recommend for you is to visit YouTube for graphics tutorials from different people who are already become pro at it. All what you need is data, time and a good laptop that has nvidia graphics card and a wacom graphics drawing tablet.
How much do these cost?

Minimum spec'd laptop for this?

I have studied all the soakaway system we have been doing, and I still find it difficult to believe a snake will get into the soakaway system from the surrounding ground, and then find it's way into the house through the pipes, up the chambers and come up from the toilet bowl. The journey seems too far for a reptile to make it into the house.

I can understand the entry point through a broken chamber, but the soakaway seems a more circuitous route for an animal which doesn't live all its life in water. In the tropics like Nigeria, the temperature of the inside of a soakaway could be very high under a hot sun, with very little air circulation.

Another entry point I have been suspecting is the toilet air vent. Those vents which come out from the top walls and is usually covered, a snake can climb down into the pipe if its left uncovered and then climb into the pipe, through the chamber and then find a way to climb into the WC because it can swim in cold water.

There were holes in the hollow blocks in the bathroom.

The bathroom did not have a proper German floor.

The chamber shared a wall with the bathroom wall, indeed it was on the other side of the bathroom. There were holes between the bathroom and the chamber.

There was not proper seal or separation between the floor on either side.

The bath basin had a number of rust spots, so water did not just leave the bath through the pipe only but through the partly rusted bath basin.

The quality of the mortar holding the hollow blocks at the floor level had given way.

This is not a recent incident.

Mine had nothing to do with the toilet bowl. I made that abundantly clear.

My snake in the house experience.

There is a small bath basin, don't think the proper name for it is bath tub: small enough to stand in but not big enough to lie in. I'm sure the description is clear enough to get.

Turns out the finishing between it and the wall/the rest of the bathroom floor was degraded. It was through that space that a snake came into the bathroom/toilet and from there into the house, which thankfully I was able to see as it left the bathroom for one of the rooms.

After the snake was killed, I investigated further.

The bath basin lay on sand, there was no DPC and there was no proper German floor.

The chamber was on the other side of the bathroom wall.

So the snake found its way into either the soakaway or the chamber and from there into the house.

Remediation: built a 6 inch high German floor in the bathroom and thoroughly sealed the point where the floor meets the wall.

Afterthought: It is a very good idea to incorporate DPC into builds and make a thick enough German floor.

Looks like they made a very light mortar paste on the floor and then set up the bath basin and the tiles.

But I then eliminated that bath basin from the bathroom/toilet.

I also think that the bathroom is not the place to economize on the cement to sand ratio given that that area sees a lot of water.

On the issue of drawing attention to self.

Do high walls really provide extra security? Don't high walls without more provide cover for bad guys to perform their bad magic unnoticed?

I read somewhere that low walls can actually improve security because bad guys would be worried about being seen by the neighbors or passersby.

I am seriously considering very low see through front walls but high side and back walls

Is it OK to use the following formula for external/outer wall plaster mix?

1 part cement: 2 part fine sand: 2 part stone dust

This is a variation of the 1 part cement: 3 part fine sand formula

Key consideration is longevity of the plaster due to exposure to the elements.

For internal walls considering

1 part cement: 3 part fine sand: 3 part stone dust

Please kindly advise.

CBN is yet to learn that over regulation is a bad thing.

Instead of looking at ways to bank the unbaked population in Nigeria especially those in rural areas CBN is trying to keep people it terms "violators" out of the banking system all together. This is like when a referee leaves the players and starts issuing cards to the spectators or camera men.

You should keep those people in the system so you can continue to monitor them if that's so important to you rather than kicking them out altogether moreover I think CBN should leave bank customers and face banks. I don't see how those very few "bvn violators" crypto currency transactions is doing any harm to the entire economy of Nigeria that'll warrant CBN to spend all this time and money looking into it.

We as a nation have nothing good at all to invite foreign and even local investors or to keep local investors.

And yet we are placing policies and regulations with deadlines and measures as if we are the most attractive business or banking destination in the world.

Small, poor, third world countries who have nothing to offer LIKE NIGERIA
Usually offer loose laws, lapse systems to attract investors I'll give examples

Panama and Liberia : these 2 countries are responsible for almost 30 - 40% of ALL Ship registrations in the world why? How?

Registering ships anywhere else is costly and difficult and has too many red tapes and bureaucracy so these countries said how do we make money from it? They made ship ownership and registration so easy in their countries that everyone from all over the world prefers to register their ships in Panama and Liberia.

In banking the same thing certain countries allow loose regulations thereby becoming Tax havens and making money from it.

In citizenship: countries like Guyana, st Kitts and Nevis, the Bahamas, even Portugal has joined them now, they will give you citizenship if you pay them a lump sum of money over $160,000 or "donate" that amount to their country or invest in their country investments worth over $500,000 or thereabout depending on the country.

Asylum: even supposedly first world countries like France will grant you asylum if you agree to forfeit half of your loot to the french government, that's why it seems many African leaders run to France for asylum especially those from french speaking countries, the most expensive car ever auctioned was auctioned before 2017 or so was by the french government (now I think it is the second most expensive car ever auctioned) it was a car belonging to the Vice president of Equatorial Guinea one Nguema the son of the president Theodore Obiang Nguema's. He agreed to forfeit the custom made high end luxury car to the french government along with a castle in France and 2 Lamborghini's I think and the case against him was dropped sharperly as my PH people will say.

What am I driving at? We Nigerians have refused to have sense because we think we have oil, don't worry the oil will dry or the world will move away from oil, whichever happens first. Then maybe government will start having sense.
Government's Number 1 job is to take care of WE THE PEOPLE, its citizens. It's number 1 job is not to regulate us. To government making money to take care of its people should be priority.
Regulation will come when we done chop, when people are taking advantage of the system to the detriment of Nigerians, then government can step in to protect Nigerians.

Government should not regulate just simply because it feels like, or because other countries are doing it.
I pray one day people with administrative ability, with knowledge of law and understanding of the inner workings of government across the world people like me will have the opportunity to hold elected office. So our people will actually know the true meaning of government.

The people are not supposed to fear government or their agencies like police or army, they are not supposed to run when they see them they should be happy to see them, the people and businesses shouldn't fear CBN they should be happy knowing that CBN is there to save them from being taken advantage of by private banks.
