I think one should be prepared to settle them so they can let u be. One of them told me that even if I av everything and I don't cooperate they can just say the quality of the sharp sound u used is too poor so you should demolish it. Why should we have coren registerd engineer on site while setting block?

We are lucky they didn't come since cos the building is just four plots away from a major road but the property is well gated. They got to know now cos we are on the first floor so the development is now visible from the major road

But I guess even if we have a new plan we will still pay cos they listed our offences in the stop work notice they brought.NO STATUTORY DEVELOPMENT PERMIT, NO EVIDENCE OF UPDATE OF FORM C, NO COREN REGISTERED ENGINEER ON SITE, NO PROJECT BOARD etc

Lest I forget, I told them instead of paying 50k that I would just go ahead and revalidate the plan as they said but they told me that since we are already working on it, that they would seal the place ist b4 I would be allowed to revalidate so I will still have to pay to unseal the place so I quickly 'cooperate' with them

Since this is a learning thread, I am supposed to tell the whole truth even when we make mistakes...this time around deliberate mistake to cut corners. The former building has an approved building plan for a four flat which was approved in 1983. So I didn't bother to go and register the new plan thinking that I will use the old approved plan for now. Town planning people came yesterday and marked the building so I went to meet them with the old plan claiming we don't want to change the plan. Funny enough, they didn't enter enough to know we have totally changed the plan but they said that the OLD PLAN HAS EXPIRED THAT PLAN SHOULD BE REVALIDATED ONCE IN TWO YEARS which I know its a lie but I will wait for expert here to enlighten me. However, I couldn't argue with them too much cos I know we have changed the plan and so we are guilty and if we argue too much they will know. At long last, we agreed on 50K for them to look away that we haven't REVALIDATED the plan. Meanwhile they still collected the photocopy of the old plan. So I coughed out 50K. How much would I have spent to register the new plan anyway?

I had close to fifteen tons of granite and almost half trip of sharp sound. Some of the planks we used for the pillars and the lintel were still available too. Bearing this in mind, the following is the actual cost of the decking... 1) PLANKS( 155pieces of 1by12, 60pieces of 2by3, 95pcs bamboo plus transportation) ...165,000naira only. 2)nail..6500. Granite(20 tons)...75,000. Sharp sound(two trips @48,000each)..96,000. Carpenter...32,000. Iron bender...32,000. Omo onile..49,500. Casting of biscuit...3000. Bricklayer supervision..4500. Electrical piping..20,000(material and labour),plumbing(only 3 toilets)..7,300(material and labour), casting labour...85,000. Structural engineer supervision of ironbender...14,000. 75bags of cement@1600each...120,000. Half tank of water...2000, pure water on site...500. How will you control infection and family exposure? (maybe I should have asked the type of patients 1st)

Are you planning to move out of there with time and leave the accommodation for Resident Doctor (without family) and some luxurious hospital bed (delivery suites)

I'm just not very comfortable with my (your) family living in a Hospital (without clear demarcation).
Now that your structure is fresh, you can work around my fears!

God bless u sir. U are really thinking for us. Though my wife is already used to hospital enviroment, I am trying my best to prevent my children from the emotional trauma associated with a hospital. Hospital is rowdy. Imagine people bringing accident victims into the hospital accident...the attendant crowd and noise may not be controllable. God forbid if somebody should die. Imagine the crowd and trauma for little kids. HOWEVER, WE HAVE SORTED THAT OUT AS MUCH AS POSSIBLE IN OUR NEW HOUSE PLAN. The property has two parking spaces by the sides. So we plan to have two separate gates such that one will be for the exclusive use of my family and I and the other is for the hospital and public. You can't access my own side of the compound from within...you will have to exit the hospital first and then come through my gate. Howver, I can access the hospital using a very private door from my own side of the compund without coming out of the gate first. This way...I can at least provide as much barrier as possible for my young family for now pending when the hospital will be big enough to run without me at night then I will move out my family. When we finish the building u will understand the plan more properly

I called in a wood supplier to site today in preparation for roofing even though block setting of the ist floor is ongoing. B4 I take quotation from the carpenter, I asked him ist to give me a rough quotation. He didn't measure it. He just used his visual acumen plus experience to arrive at a conclusion. 2 by 4 X 300 @ 450 per one=135,000. 2by3 X220@350=57500. 2by6X 20@ 750per one=15000. 3by4X30@730per one=21900. ,nail3X one bag and nail4 X 2bags and oja agba8
X40. Total estimate=366,900. Is it ridiculous? Honestly I don't know wether he underestimated or overestimated but I av an idea now when I want to negotiate with the carpenter. I am no longer completely novice. Once the carpenter knows u av other sources of information, they will sit tight and tell u the truth

Block setting..ist floor commences

We started the laying of blocks for the ist floor after two weeks but the planks are still intact. The total cost as at today(bearing in mind that we are now laying blocks on top of the decking) is 2,840,480 that is two million, eight hundrend and fourty thousand, four hundrend and eighty naira. If I add it to the ten million I used in buying the uncompleted property in march then we are fast approaching thirteen million naira only

The total cost exposure before the decking was 1,697,280 that is one million, six hundrend and ninety seven thousand, two hundend and eighty naira only. Pls note that the cost was so minimal cos I do self supervision and buy materials myself and I am a shrewd negotiator of labour. Once again, the DECKING is just for A 3 BEDROOM DUPLEX though the rooms are so big. The ground floor contain the sitting room, kitchen, store and visitors toilet while the ist floor has three big rooms, lobby and terrace. The remaining ground floor is not decked and will serve as the hospital.

God will give you the power to complete the whoile building in the soonest time. Keep on doing it.
And please don't foget to give the cost analysis for the decking materials/labor and cost.

Helpee, what is the size of the building? I mean in length and width, either in feet or meters is ok.

You may end up destroying those people u are trying to empower by encouraging them to enter in2 a very risky trade with their hard earned money with promises of profit without proof. U don't even need to answer me. Ignore me completely. Just do only one thing... Paste ur account for one year and let us see. I am not interested in the size of ur account, I am only interested in the consistency of ur profit. We don't need to be able to afford ur account size but regardless of the size if u are profitable then we can duplicate ur method and use it on any account regardless of the amount. Think about it...if u go to bank to borrow a loan, they ask u for a year bank account. The most important thing is not ur present balance but ur turnover. U can make a million dollar in a single trade, that means nothing until u can make a million dollars repeatedly over time using ur tested method. Nothing should be secretive about ur forex account. We want to see ur statement and I will personally advertise u even if u want to collect money. Good things come at a price so I am not interested in ur freebies unless there is documented proof which u and I know u don't have. Ensure he is making consistent profit week in week out for one year. If he just show u a single trade where he made a million dollars...run for your dear life! I am 100percent sure he can never show u his consistent profit making account for the past one year. I've encountered these people many times in the course of my clinical practise. A woman came with a scan from another hospital which showed the baby was seriously tired. I told her the hospital should have operated her but she said she refused. I asked her WHY and she simply said I AM A CHOSEN. I did my own scan and by that time the baby was dead but this woman shouted again; I AM A CHOSEN. This woman discharged herself against medical advise and kept moving from one hospital to the other with a dead baby inside saying I AM A CHOSEN. Another one brought a baby with strangulated hernia and started saying she is a chosen! They rushed back the baby at night and if not because I pitied that baby, I would have sent them away. Till tommorrow, they are still owing me for that surgery. So I later concluded that more than faith, fear of money and ignorance makes them resort to I AM A CHOSEN as a means of last hope
