you dont just say because it has no approved layout, it is fraud. such conclusion is nauseating. remember u are spoiling somebody's business wtout any genuine ground to do so. u may not be doing 500k deal but so many people are even doing 200k deal and it is still genuine many times with only omo onile receipt. pls leave them alone and allow individuals makr their own investment choices

I just read the advert and to be honest, i cant find anything deceitful in it. They said excision and c of o awaiting. At a time people considered redemption camp to be so far but people are buying in2 the area today. Every land deal awaiting excision cant be fraudulent. @lawyerr if people are following ur advice then even if they are in the carribeans they will get somebody to do physical inspection b4 Parting with anything so the issue if five minutes or 5hrs to lekki can be resolved individually. Business is a risk and if u can buy a virgin land from omo onile wtout any title other receipt then u can buy land awaiting excision if there is proof its under processing

He must have died for himself cos u frosbel were not born a sinner. u asked that should a new born baby die, where will it go to? heaven of course ! Not because he was not born a sinner but because christ paid for his sin and he had no opportunity yet to say no or yes to christ redemptive work. is ur child working b4 eating? No! if using a lawyer,s template under the permission of the lawyer is considered forgery then i wonder which of d law school u graduated from. At best u castigate ur colleague who is allowing them use his template. for ur information, any land deal can boomerang even with the best lawyers. at least patience jonathan, the wife of sitting president is in court with her immediate predecessor over land deals so its no big deal and its not as if u can write a new deed for every new transaction anyway. u people just copy and paste from ur laptop. everytime u go to a pharmacy to buy a prescription drug from pharmacist wtout doctors prescription do u know u commit forgery too. Akiika: Na by force to patronize lawyer?...as much as i condemn forgery (if this is the case) individuals should be able to draft documents by themselves using a template and get it notarized to make it legal.
Good threads like this should encouraged especially when it'll help people save money. Although we may not be able to compare Naija to US directly, but you can get a lot of things done by yourself if you do a little bit of research....cost of services here is crazy.

A lawyer prepared that document for that firm at a fee and he is much aware they are using his template. ive cross checked my transactions very well and it is very much in order save for the two drafts. i only tried to save cost and i did it legally so far though u may not agree with my method but i know i am very much on a save side. cheers

lawyer: There are so many things wrong with what you have done in purchasing that land and I hope it doesn't come back to haunt you in future and these are my reasons:

1. Although you didn't take the loan from the bank but you cannot use another persons C/O that isn't in your name to collect a loan or collateral. This is what led to the collapse of so many banks some few years back. It's either you get a Consent in your name or a C/O in your name before you can collect a collateral. Any bank official that effects such a loan will definitely lose his job or put the bank in trouble so am glad you didn't take that option.

2. How can you do a deed of assignment without involving a lawyer? It's a worthless document once it is not signed by a practicing lawyer. You can't even do your Governors consent because the lawyer must sign on the first page that he drafted the documents and include his chambers name, address and telephone number. In law that's called FRANKING and its only a lawyer that has the capacity to draft deeds of assignment. Whenever you choose to perfect your documents at ALAUSA, Alausa gets in touch with the lawyer to confirm who drafted it, so that if there are irregularities they know who to blame and whose liable. Also if you intend selling the land tomorrow and a search is conducted and its deduced that the deeds where drafted fraudulently, your property will be a hard sell and difficult to convince people it's genuine. Please don't do that.

Finally that surveyor of yours is a quack. Would a lawyer bring out the template of another persons survey plan and advise you to use that? Why should he be giving professional advice in another field that isn't his? I just hope your survey plans are genuine? Have you confirmed if he has lodged the red copy at Alausa?

On a final note, there is no lawyer that will advise publicly on how to shortchange the government with its taxes regarding the drafting of 2 deeds and the cost ramifications.That's why you should engage a lawyer to advise you properly. I will not tell you the pros and cons of drafting 2 deeds in public so that my legal license won't be revoked. As for short changing the Agents it's ethically wrong. That's why you should negotiate with them before hand, before you purchase the property on what to pay them. The dangers inherent in short changing them is that whenever a problem arises, your first witness in your favor are the agents to fight for you. If you don't treat them well now, why would you expect their loyalty to you tomorrow? Some of them even go as far as colluding with the omonile to treat you badly when your building because you shortchanged them.

Purchasing a land should be done professionally and ethically so that your documents and witnesses to the transaction are intact devoid of any sharp malpractice. If you think you played a fast one on people, remember its your documents and money you are toying with.

thanks the law. concerning the bank loan, u can use the ppty u want to purchase as collateral strictly under mortgage loan and it is allowed and legal but the bank will not give u d loan but will buy the ppty for u after u contributed ur equity and will ensure the deed is signed and u will give them d power of attorney to sell the land if u default so the loan is very legal and wud av gone thru if i wanted. the template was written by a lawyer for that firm so the name of the lawyer is on the front page. they just change the ppties to reflect the land. concerning the two deeds i will discard the other one cos i am not comfortable with it too but she said it was a norm. tnks all the same

i just bought a land last week and based on ur numerous write up, i played a fast one on everybody. i bought it for 10million but i approached my bank ist for a loan using the C of O of the land as collateral so they did the search and only deducted 10k from my accnt for that. i didnt take the loan eventually. after forcing the landlord to come all the way 4rm portharcourt he signed d deed and form 1c and i got all the originals including c of o and survey and building plan, the agents came and i told them i tut they would only collect 50k for showing me d ppty but they were mad. eventually we settled for 200k which i hope to pay this week. i took a risk though. the surveyor had a template for deed of assignment and we changed all the titles to reflect the land so i didnt pay a lawyer. But the surveyor advised me to do two deed, one for 10million and one for 2million she said so that the cost if governors consent and land use wont be much at alausa. is it allowed? what is the legal and future implication of that?

I am disappointed!!! U wanted to talk about the challenges facing nurses and u are blaming the doctors for it. That is highly irresponsible. I don't like people that can't accept responsibilty. Medicine is an organised field since the days of aristotle. The doctors give the instruction, the nurses and other paramedics carry out the instruction. That doesn't make the doctors proud or a god. There is no way u can give instruction to people and u won't step on toes. Doctors must ensure their instructions are carried out and sometimes u have to be firm to achieve this. It is in the best interest of the patient. A good nurse will recognise and will enjoy doing it cos ultimately that's what makes u a professional. Accept ur profession nurses. If u accept ur profession u won't see every doc as proud. Anybody can be proud but not because he is a doctor so if u see every doc as proud something must be wrong with ur perception of ur noble profession. U face ur own challenges doctors face their own challenges but an average doc will never blame nurses or pharmacist for their own problem. Learn

My electrician said I should change the turtle sensor which didn't work. He is now saying I should change the brainbox. Kindly decode the above reading for me. Before I entered in2 the medical school, I was having a similar mentality like most contributors to this thread. But I now examine an average of ten women daily most of them completely naked and many times in the presence of their husband and I don't feel anything different. Its like examining a man. Most times I only think about the diagnosis or the problem at hand. So funny I still get stimulated by my wife at home but the scenarios are different. In the consulting room, labour room and theathre, I become something else... A core professional and that is what most doctors are. I consider it a privilege that I am the only professional permitted by law to ask a married woman UnCloth in the presence of her husband and still get a thank you afterwards. Apart from this privilege, I derive no other pleasure from examining naked women other than the satisfaction I give my patient wen their problems are solved

what kind of human beings are these nigerians. See ur mentality. So because I am a doctor, I should accept a bad case that may eventually die in my private hospital, spend my money and took such a great risk. For ur information, if the patient eventually dies, the whole street will start saying people are dying too much in the hospital and u still want me to take such a risk without any deposit. U must be callous and heartless. That I even want to take such an emergency with deposit is worth commending me for. By the time the patient dies in that same hospital, hypocrites like u will come back here to say they killed the patient and they still demand for money. You guys are just wicked and comments like this makes us realise that the people don't mean well for doctors in Nigeria

. Hypocrites like you. So u think because the patient died money was not spent. This is the same mentality that will make such scenarios to keep occurring. You should have gone to medical school since u know more about humanitarian services more than others. And for ur information, if u can do half of what I've done for patient in an entirly lifetime, u won't be here saying rubbish that won't ever fit into reality

The doctor should be able to help maybe retain the wife till he pay the bill at least he will save two lifes.

u still base your assumption on the premise that the doctor must be able to treat this woman on credit and then collect the money later. There are situations where it is impossible. There are drugs we don't stock cos they are too expensive and so if u don't pay u don't get it and u can't blame me. U are very lucky if u even get a loan from bank 2 run a hospital. We pay exhorbitant registeration fee for govt, our overhead is skyrocketting and nobody cares until they bring a case they term EMERGENCY and now expect us 2 start performing a miracle with our own fund. My dear, I av detained patients before that I had to later beg them to start going to their house later when they couldn't pay and no bedspace for others. U think ur staff will understand that u are detaining somebody and so they should wait till the person pays b4 they get paid? And who told u the woman would have been saved anyway? In cases where u know the patient may eventually die, u have to collect deposit cos if the patient dies, the family won't want to pay. So, we should detain a dead body? Please u are not working in a hospital in nigeria and u don't know what we are facing that's why most of u are here running mouth

check urself very well and see wether what u are saying makes sense. Why didn't the husband take emergency situation serious by providing the money. Of course he couldn't cos he had no money. So who told u that the doctor must have on ground what he needed to treat this woman? So in order to get what he needed, he demanded for a meagre 20K and the man couldn't pay. So what should the doctor do? He should use himself as money. By the way, I av more than a million naira in unsettled bills from patients that couldn't pay that I wrote off as bad debts in the last three months alone. So u can help my practise by paying off some of those bills so I can accommodate more patients in emergency that can't deposit. Until u are willing to do that keep ur mouth shut

Do doctors under the almighty NHS ever use their personal money to offset the bill in ur so called critical condition even if the patient can't pay eventually? If NO u better shut up ur mouth!
