Ibk2020: Can u share the site plan to start with why he came up with this concept in terms of shape that has wasted space. *Probably u dont need a store right? * Probably u gave him the impression that u will run on solar or inverter system- lobby is long n will definitely be dark as pointed out by @Next *Are you a lover of long patio/terrace to have a long one that extends to the back of the dining? * Those beveled walls, they ain't necessary there at all, why not have a straight wall. *The master toilet n that of the room beside it needs to be rearranged without u mentioning jacuzzi self. |
No, you are wrong this time. You wanna know why? You don't know the height of the foundation, the number of partitions it have, the foundation method deployed and the soil type in the area. Moreover she didn't share the floor plan, so it would be wrong to conclude she is been ripped off. I don't agree with you. bro, contribute on other issues please. leave this man to his ripping off mentality. the owner is satisfied and that's what matters most. high pitched roof is better for the northerners that needs to break the direct impact/intensity of the sun in areas prone to high sun intensity and also if you want to conceal spaces inside the roof. flat roof will work perfectly well with gentle slope and good workmanship+quality material. high pitched roof is always to the advantage of either the roofing material supplier/company n the likes a popular roofing company once tried convincing our client to go for high pitch saying its aesthetically great and allows rain water drain wel.l also said if low pitch or flat roof is used, issues will come up after 1-2years. trust me we eventually used low pitch with their materials so as not to look like we had another person to supply and the roof is still not faulty even after 8years. go for high pitch if u can afford it but not with the mindset that it is because of drain or future issue. some will not even know the structural strength of the building if it will bear the intended weight to be placed on it before going straight up fr it. my little experience has thought me this 1 Like |

afroxyz: I wouldn't want to argue or trade words with anyone. only the discerning knows and they have gotten what I am saying here. if you know how real estate works, then n only will you know he can double or triple that amount within a short while without loss and possibly won't be upto a year. ask if you don't know and you get the knowledge from those that knows. a poor landlord from your village or where? u still tag he/she as a landlord right? n u still use the word poor, because they ant driving Bentley or gwagon? come out of your confinement n widen your scope sir. 2 Likes |

afroxyz: how long did it take him to save the 11.4m? was a day, month or year(s)? or you want him to do forex or flip cash stuffs. if he can do other business himself, he won't be here asking, but you can do property business with layman's knowledge of it to an extent n be relaxed that except natural disasters or carelessness from occupants are the only things that can ruin it. like I said earlier, property business will give you income for lifetime provided right decisions are made n u not greedy in your dealings. 1 Like |

dukeprince50: I strongly disagree with you, I doubt you know anything about property for you to say a residential building will depreciate. u should have said building to rent or lease is better as it brings income on a steady bases to him residing there. u know nothing about property and u are a bad adviser. someone mentioned building self contained apartments and it sounds n it is avery much better opinion if the location he buys the land is an area with high demand for such housing type. holding cash in the bank in Nigeria is not good enough so far you don't have any plans for it yet and the best investment in Nigeria as at now is property business. which i can vouch for you if properly done, you will come to say thanks n even do more. but what do I know. 1 Like |

Hargbo: very correct Sir and very on point. I do pass through there on my many trips to portharcourt and I haven't been impressed with the structure though I never had interest at looking out for details due to the bad road in front of the structure which is worrisome n tiring but still the best option if you want to beat traffic. this site is situated along one of the most treasured area and the owner or contractor shouldn't have made the mistake of doing a shady work if the government agencies are really up to their job. the area is a water logged area, that I am sure of. I put All the blame on the state regulatory agency though, we wait for the outcome but I bet we might hear no more of it if the owner is a strong force to reckon with 1 Like |

i know this structure so well, the road around that area Is so terrible and the government never did anything bout it n it seems the structure as been there for a while. it must be owned by a strong man in the state |

Personally it's saddening had disappointing anytime I hear about a collapse building...
were the necessary tests done before construction n approval? was the structural drawing done by a certified structural firm or engineer? was the specifications (architectural and structural ) strictly adhered to? is the project being handled by competent firms/professionals? the regulatory agencies of the state, are they on routine supervision n were they duly done. lots of factors can cause this but the one for each site can only be certified when test is done for it. my thoughts though 1 Like |

for anyone to think of using this type of window design, it must have been factored in during the architectural design stage which means the space must be large enough to accommodate the furniture without getting in the way of swing of the window. good thought by you sir. Perfecttouchade: 2 Likes |

the casement can surely open inward n the net comes in-between the burglar proof n the window. I have used lots of this though they where fabricates in Italy n I have a guy that as done it too in nigery. so just take your time n you will get it done perfectly. you can do it. quote author=Perfecttouchade post=88885519]the Casement can't open inward sir, there won't be reservation for your net and it will affect mobility inside the house
|
