Yes i wont deny that from u . Your quote came highest in all but ironically it became the quote that matched my outcome . It was said the land is dry and someone said 7m from foundation to decking, i was happy to start but until i got in then it was seen that the land is waterlogged and that was the game changer , escalated from budget of 7m to 12.2m to decking.

high pitched roof is better for the northerners that needs to break the direct impact/intensity of the sun in areas prone to high sun intensity and also if you want to conceal spaces inside the roof.
flat roof will work perfectly well with gentle slope and good workmanship+quality material.

high pitched roof is always to the advantage of either the roofing material supplier/company n the likes
a popular roofing company once tried convincing our client to go for high pitch saying its aesthetically great and allows rain water drain wel.l also said if low pitch or flat roof is used, issues will come up after 1-2years.

trust me we eventually used low pitch with their materials so as not to look like we had another person to supply and the roof is still not faulty even after 8years.

go for high pitch if u can afford it but not with the mindset that it is because of drain or future issue. some will not even know the structural strength of the building if it will bear the intended weight to be placed on it before going straight up fr it.

This is excluding the fact that he would need to maintain the house and battle with stubborn tenants who refuse to pay. He should diversify his investment now. How can you advise him to use the chunk of his money to build house that would not even bring in N3m annually?

This is why we should take the pain to get a structural design before embarking on a building project that is more than a floor even though any type of building needs a structural analysis...

were the necessary tests done before construction n approval?
was the structural drawing done by a certified structural firm or engineer?
was the specifications (architectural and structural ) strictly adhered to?
is the project being handled by competent firms/professionals?
the regulatory agencies of the state, are they on routine supervision n were they duly done.
lots of factors can cause this but the one for each site can only be certified when test is done for it.

my thoughts though

for anyone to think of using this type of window design, it must have been factored in during the architectural design stage which means the space must be large enough to accommodate the furniture without getting in the way of swing of the window.

the casement can surely open inward n the net comes in-between the burglar proof n the window. I have used lots of this though they where fabricates in Italy n I have a guy that as done it too in nigery. so just take your time n you will get it done perfectly. you can do it.
