No sentiment in business, tenancy agreements are renewed annual. The landlord or his agents wilk give you option of renewing it 6 months to the expiration of the tenancy, the tenant has the right to accept or reject the renewal.

A tenant equally needs to give his landlord enough notice, if he would be packing out of the apartment at the end of his tenancy.

The only wickedness is if you don't give enough notice or you engaged in illegalities with the tenants

Most landlords will even give the tenant, a free rent for 6 months after the expiration of his tenancy if he has not gotten an apartment. So where is the so called wickedness in all these transactions,

Well,sentiment or not,lets apply wisdom when dealing with tenant especially families who have shown commitment in paying their rents. Most of us on this thread will agree with me that our leaders are wicked but most of us here are terrible and can't be compared with some of these leaders.

If u quit someone who has been paying u rent consistently just because he or she has stayed for 5years is a bad estate management/property management. Regularity of income is the beauty of property mgt and i want to use this medium to tell u that u have a terrible lawyer who only thinks of himself (of his gains) and not the property.

Professionally,I am sure u built that property to earn income,so why can't u focus on the income and make sure that the lawyer does not come in between ur target.
Just like I said earlier,i am still shocked that a lawyer would do this and u chose to consent to it.

Well for ur info,I am an estate surveyor,cum mortgage banker and a lender of money. I don't buy ur ideas one bit including that of ur lawyer.

Change ur style of management.
If my tenant is stubborn but pays his rent regularly,wetin concern me. And mind u,rent review is usually every 5years by extant laws and 3years in some cases. So why ask ur tenants to vacate when u can review ur rents and still retain them?

Tenancy agreement is annual, the landlord has the right to renew the tenancy if he pleases. That is why his lawyer will always write you 3 months or 6 months before the end of the tenancy that you have been a good tenant and will be interested to renew your tenancy. Which the tenant has the right to accept or reject.

Let me tell u a story,my father once told me how an elderly woman cursed an uncle of mine. Like play like joke,it all manifested to the least of his children.

Today,as I write u this,that my uncle had 5 children and all of them became crippled at their teenage. This issue troubled that uncle uncle of mine until he died,but before he died,he came over to my house in Lagos then,to inform my dad of his decision to go and beg the old woman and to his surprise,my father told him not to bother because the woman in question died like 30years earlier,he insisted he was going to visit his grave to appease it so as to stop the calamity that has befallen him.

There is no dad like mine ( personal exaggeration).

My dad was never educated hence the reason why he worked as a security man for more than 23years with Nigeria reinsurance plc where he retired before we all proceeded to the University.

At that time,his work place permitted us free medical check ups for his children and wife. We never lacked anything because he was a devoted family man.

My dad, with his meagre salary but affordable,ensured that we all went to the University and became who we are today. He got no inheritance not even a land but he got us and by the special grace of God,I have blessed him with a 2bedroom bungalow as his befitting retirement package for his never relenting efforts. Bought him a land in my village.

That is why he remains so dear to me and I can't forget him one bit.

When u come to a thread like this,endeavour to always write what people would understand.

If u are looking for accommodation where light can be Guaranteed and not compromised pls,look at these two areas I am going to consider for u.

1. Arab Road kubwa and not main/old kubwa.
2. Lugbe...but not federal housing but any where from police sign post is good with light down to airport road.

Budget 350k - 500k for one bedroom or 600k -800k for two bedroom apartments.

But if u want a village with good houses,less vices and good light with cheap one bedroom or two bedrooms.

There is one village opposite immigration office along the airport road Abuja,u will enjoy the environment,the light is like 24hours and rents are good and affordable.

Tell ur wife to write out her list for the month,then sit down with her to adjust it to suit the salary and whatever marginal income that is coming in.

ADVICE:
1.Buy in bulk.
2. If u can't afford it per month,pls adjust the feeding to per week.
3. Give her the feeding money to keep.
4. Always buy,when it is season. Like me,I bought tomatoes that will last for 6 months in my house.
